CASA ROSA is a traditional stone farmhouse set high in the green hills of Umbria, central Italy, some 10 km (6 miles) north-east of Assisi. The house is divided into holiday apartments - one large apartment occupying the whole of the first floor, and two smaller apartments sharing the ground floor and a fourth apartment in a separate cottage. Casa Rosa is surrounded by woods and farmland, all apartments have beautiful views over the National Park of Mount Subasio.

The accommodation is completely self-contained, with its own kitchen and bathroom and balcony or terrace. All is simply but comfortably furnished, beautifully decorated, and have full central heating. Casa Rosa can accommodate from 2 to 5 people. Casa Rosa's position, over 450 m. (1500 ft) in the hills, means that in summer it is generally cooler than most of the rest of Italy.*

ASSISI, the nearest town, is the home of St. Francis and his female counterpart, St. Clare. For seven centuries Assisi has been a focus for pilgrimage, and the area is rich in traditions associated with the saints. The town itself has been carefully preserved, its steep medieval streets winding between churches and houses of rose-coloured stone.

Within a 60 km (40 mile) radius of Casa Rosa are the ancient hill towns of Gubbio, Spello, Cortona, Spoleto, Orvieto and Todi, each with its medieval centre. Perugia, the region's capital, is 25 km. (15 miles) away, a stylish university city with striking medieval architecture, important Etruscan remains and major works of art.

To the West, Lake Trasimeno offers swimming and water sports for most of the year. To the South and East lies Umbria's wildest scenery - the forests and gorges of the Valnerina, the mountain peaks and remote alpine pastures of the Monti Sibillini.

    From May to September the apartments are rented on a weekly basis from Saturday to Saturday. Short rentals are welcome for last minute bookings only if the apartments are still available.


    As soon as possible after making your booking send the appropriate deposit (Credit card - Sterling cheque accepted - payable to J.G.Holmes). The booking cannot be confirmed until the deposit is received.

    THE DEPOSIT MUST BE SENT BY REGISTERED POST.

    The deposit is not refundable. You will receive confirmation of your booking, and a map to Casa Rosa - when booking please specify whether you would like these posted, faxed or emailed.
    You are advised to book as early as possible.
    Please note: mail to Casa Rosa from other parts of Europe can take up to 10 days to arrive, sometimes longer.
  • BOOKING CONDITIONS:

    1. Booking will be confirmed by J.G. Holmes on receipt of the deposit and full details of the booking. The full rental price, less the deposit paid, must be paid not later than the day before departure from Casa Rosa.

    2. If the booking is canceled the following amounts will be charged:

    Cancellation received 6 weeks or more before arrival date: deposit only forfeited; Cancellation received less than 6 weeks before arrival date: 50% of total booking cost; Cancellation received less than 4 weeks before arrival date: 75% of total booking cost; Cancellation received less than 2 weeks before arrival date: total booking cost.

The Farm: THE FARM stands in a regional park, on a spur above a small river, with breathtaking views over the Tescio valley and across the hills to Mount Subasio. The owner, an English painter, lives on the premises. The immediate area is one of great natural beauty. The hills are covered by forest, mostly oak, and by small farms with their olive groves, pastures and fields of wheat, barley and oats. Far from any main road, it is a very quiet and peaceful place. For most of the day the only sound is the singing of birds and crickets and the river in the valley below.

The hills and forest hide martens, porcupine and wild boar, all of which have been seen on the farm. The wealth of bird life includes buzzards, goldfinches and hoopoes.

In spring the the meadows, fields and verges abound in wild flowers, among them poppies, cyclamen, wild gladioli, and many types of orchid. From May to July fireflies dance in the night, and through the summer the Farm is home to thirty varieties of butterflies.

Hiking in Umbria: A Casket of Nature, Traditions, and Legends.

From Casa Rosa it is possible to hike a numerous amount of trails in the Umbrian region, a mountain chain rising in the heart of Italy and reaching Mt. Vettore (2,476m). A territory where the magic of local nature, history, and culture have contributed in defining a unique and unrepeatable reality. Here, in the kingdom of the mythic Sibilla, the Parco Nazionale Monti Sibillini was established in 1993 (with over 70,000 ha), with the aim to safeguard the environment, promote a social and economic sustainable development, and favour the creation of a 'Park suitable to everyone'. The wolf, the golden eagle, the peregrine, and a number of endemic species are the most evident elements of a biological richness which, along with the charm of the abbeys and of the Medieval historical centers lying in a crown at the foot of the mountains, have shaped an old and suggestive world where time has stopped to honour a reality of extraordinary beauty

Reaching Casa Rosa: FLYING -

Perugia ( half hour by car) is served by Ryanair (www.ryanair.com). Depending on season and day of the week, flights can cost as little as £20 return. The airport is small, bustle-free and well connected to the motorway towards Assisi. Ryanair also flies to Pescara, Ancona and Pisa which is not much further away, and sometimes flight times are more convenient than those to Perugia. Flight/car hire packages can be arranged through the airline.

Easyjet ( www.easyjet.com) offers affordable flights to Bologna (north of Florence, 2 - 2.5 hrs drive from Assisi) and Rome (also 2 - 2.5 hrs drive from Assisi).

Home from home

Our 7th stay at Casa Rosa and each time it feels like a home from home – perhaps a spiritual home. We’ve had some new adventures and experiences, but always look forward to the peace and beauty of these surroundings. The trees were still green when we arrived three weeks ago, but soon were clothed in magnificent Autumn colours – a vibrant mix of yellows, orange, brown and red. We enjoyed a trip to Lucca with an over-night stay and became entranced by that place. A trip to Deruta and a ceramic painting session at the Grazia showroom and factory – we were very pleased with th results of our work – thanks to Ubaldo Grazia and Riccardo and Luana. Through this we discovered the delightful Santuario Madonna dei Bagni (just south of Deruta) and the amazing votive plaques around the interior.

The highlight of our stay has to be helping Jennifer (Gay) with the olive gathering. The weather was ideal, and all the guests joined in the great communal effort, and were rewarded by a feast prepared by Jennifer and Zoe – also we generously all received a gift of oil from the fresly pressed olives. It was good to meet up agian with Francis – good company and interesting discussions. Also to meet Zoe (Jennifer’s sister) and reminisce about a past common link in the UK. Delighted that Jennifer was here on this visit and to renew our acquintance and friendship.

Gorgeous, peaceful and welcoming

My husband and I booked this last minute and had a fantastic time. The apartment was beautiful, as were the surroundings. We had everything we needed and enjoyed the local walks, Assisi and just spending an inordinate amount of time lazing around the villa and at the pool. Very relaxing. Many thanks to the host for your help and hospitality.

Thanks so much for a super week. We really relaxed and enjoyed the views, peace, scents, Italian garden, wildlife. Enjoyed the morning swims in the pool, especially as the sun came over the hills at about 8.00am. Our trip around Assisi was a delight. Hope to come again soon.

Each day it was difficult to leave this beautiful place, and our only hope departure is to plan our next visit. This has been widely home in the midst of our adventures, for which we are extremely grateful.
