This classic Umbrian Casa Colonica is situated in the wooded hills of the Upper Tiber Valley, with views over a uniquely Italian rural landscape towards the hills of the Appenines. It has been restored using traditional materials where possible, while incorporating the features expected for modern day living, with comfortable bedrooms, fully fitted kitchens and separate spacious living spaces. A maximum of 7 guests may be accommodated at any time in the two apartments. They are set at opposite ends of the house, with each having its own large terraces for summer outdoor living. Guests have the freedom and independence to relax, take in, and enjoy the peace and seclusion of the stunning Umbrian countryside. The English owners live in the remainder of the house with their dog. The fully inset and landscaped 12mx6m pool is set in its own large paved terrace area with sun loungers and shades.

This is a light and airy apartment on two floors. The ground floor is a single open space approx. 8mx5m, over half of which is arranged as a sitting area with two sofas, easy chairs, tables, bookcase and TV/DVD (TV for use with DVD only). The kitchen has built in gas hob, electric oven, sink and storage, with separate large fridge/freezer. The dining area has table, chairs and sideboard. On the first floor, one bedroom has a double bed, wardrobe and chest of drawers. The other has three singles which can be arranged as required. The ample wardrobe space provides comfortable storage for three with a mix of hanging and shelf space. The bathroom has bath with shower over, wc, washbasin, mirror cabinet and shaver point. Outside, table, chairs, sun shade and gas barbecue mean you can relax, take meals and absorb views of the Umbrian landscape. A laundry with sinks and washing machine is in a separate shared area. Airer, iron and ironing board are provided in the apartment itself.

The house is set in the wooded hills of the area known as the Upper Tiber Valley, and has views over the valley below and to the hills beyond to the Appenines. The setting is one of peace and quiet allowing you to create your own home from home in this idyllic rural area. The cities of Perugia, Florence, Assisi, Siena, Gubbio, Cortona are major attractions. And the many old well-preserved smaller towns in the area are also well worth a visit for architecture, museums, markets, shops and restaurants. More locally, the nearest villages are Calzolaro and Spedalicchio (bars and small stores) 5km. A little farther are the towns of Trestina(8km), Citta di Castello(15km) and Umbertide(12km). These towns have weekly markets, supermarkets, banks, Post Offices, petrol stations and pharmacies. There are innumerable bars, restaurants and pizzerias within 30 mins drive. Ryanair flies to Perugia on Monday, Wednesday, Friday, and Sunday.

    A 20% non-refundable deposit is required at the time of booking to secure the apartment. The balance is due 8 weeks before the start of the booked period.
  • Evening meal on the night of arrival available if pre-booked; €20 per head. A welcome pack is included in the price of your booking and includes a selection of basic food stuffs. If you have any special requests for particular items to be included, please specify at the time of booking.
    A €200 (£200) cash breakages DEPOSIT TO BE PAID IN CASH ON ARRIVAL. This will be returned, subject to any deductions, within one month of your departure.
  • The price includes use of electricity and gas with the exception of the gas-fired central heating. This is charged separately (at cost only) according to the amount used - ask for details.

My wife and I had a wonderful week in this lovely home. The owners had kindly left many things for us when we arrived, including a nice bottle of wine which was a thoughtful touch. The bedrooms were spacious and the beds wonderfully comfortable. The location is really quiet and we both managed to completely unwind. The owners were very helpful. The villa was very clean and everything that we could have needed was there. We will definitely be returning.

Fontanella Farmhouse in Umbria

The property exceeded our expectations in its location and facilities and was large enough to comfortably accommodate us as a family (two adults and our two (university age) 'children'). It was very well maintained with a superb pool and fantastic views over the Umbrian Hills. Its setting in a very quiet rural location meant that we had a restful and peaceful holiday. There are many interesting places to visit within easy travelling distance, which makes Fontanella an ideal base for sightseeing; we visited Citta di Castello, Cortona, Assisi, Lake Trasimeno, Umbertide and various small villages dotted around the area. We would have done more but relaxing by the pool in the sunshine was too tempting!

The owners provided very good, discrete service and ensured our stay was enjoyable. Their helpful advice about places to visit and local restaurants meant that we made the most of our time available.

We flew to Forli near Bologna - the journey to the property was an easy drive of less than three hours through some beautiful countryside. We would certainly recommed this property to anyone looking for a peaceful and relaxing holiday on the Umbria/Tuscany border.

What a Fantastic Place!

Please don't book this place in June because we will be going back every year! We had a wonderful time in this clean, well provisioned and Idyllic villa. We were given a warm welcome by the family that own the place. The villa has great facilities and plenty of space, including a brilliant pool and terraces that were always in the sun. For us the scenery and tranquility was second to none and with plenty of lively Italian towns only 30 minutes away for us this was a perfect location.
