Vasciano is an historic farmhouse, located on a hillside in the lovely, tranquil Niccone Valley. It has been beautifully restored to combine traditional features with modern comforts. The accommodation includes a self-contained flat, never let separately. It is surrounded by 5 acres of terraces, sensitively landscaped gardens, olive groves, fruit trees, & a private pool with spectacular panoramic views. There are 3 outdoor eating areas including a shady pergola & a scented loggia. The house is well furnished, with fully equipped kitchen & utility room, large dining room and a sitting room, once a small chapel. It offers extensive entertainment resources in the form of books, movies, piano, TV, a games room with snooker/pool, table tennis & darts, & a boules court. It is perfectly located for combining visits to the many historic towns in central Italy with peaceful relaxation in unspoilt rural surroundings.

Vasciano is one of a small cluster of old stone houses sprinkled on the hillside of the beautiful Niccone valley - an unspoilt agricultural area growing sunflowers, maize, vines, olives. Walkers & riders love the spectacular views all around. Along the valley and on some hilltops are small villages, with numerous places to eat good local food & wine. Nearest is Mercatale, a small, friendly place with essential shops, bars, & restaurant. Over hills at one end of the valley, a short drive takes you to Cortona and Lake Trasimeno. The other end of the valley meets the Tiber valley, with easy access to Assisi, Perugia, Gubbio and many other wonderful Renaissance & Etruscan towns. To see the sights of Rome & Florence, day trips by train are quick and easy, whereas Siena, Urbino & Orvieto are possible by car. The area is famous for its many annual festivals, from opera, music and jazz to those celebrating local gastronomic delights such as truffles, porcini, chestnuts, oil, wine & chocolate.

| Notes: | There is no central heating, but a variety of other ways of heating the house in cold weather. There is pellet burning stove, an open log fireplace, two wood-burning stoves (a woodshed), and a number of gas heaters. There are also electric blankets for really cold nights! In all the bedrooms there are pull-down mesh screens on the windows, for those times of the year when there are insects in action. There are four different places to eat - one indoors and three outdoors, all of which can seat at least ten people. Special arrangements can be made for cooking, baby sitting, and extra cleaning. There is a large separate games room with table tennis, snooker, pool and darts; plus a boule court outside. There is a piano in the house. |
