A superb property on a private 40 acre hillside estate overlooking olive groves with panoramic views. 10 minutes from Umbertide and a few minutes walk to a good village restaurant but situated in a totally quiet and peaceful location. The property consists of a very spacious House (4 bedrooms and 3 bathrooms) and a lovely Cottage (2 bedrooms and 2 bathrooms) sharing a stunning infinity edge pool with wooden deck. Sleeps up to 12. The main house is wonderfully spacious with 4 large living rooms, 4 bedrooms, 3 bathrooms and 2 huge terraces; whilst the romantic 2 bedroom 2 bathroom cottage has its own private terrace. All bathrooms and kitchens are modern and fully equipped. This is a wonderful place to just unwind, enjoy the unobstructed views or take a dip in the fabulous pool. Although the house and cottage share the pool and grounds there is a maximum of 12 people on the property. For a party of up to 8 the house can be rented with private pool - the cottage is then not rented.

This beautifully restored farmhouse offers an elegant, spacious and comfortable holiday home. On the ground floor there is a large farmhouse kitchen, a separate dining room and a playroom. Off the kitchen is a wide covered terrace with comfortable lounging chairs and tables. Also on the ground floor is a twin bedroom and bathroom. On the first floor is a large lounge with a fireplace, comfortable sofas and chairs. There is also a separate TV/Reading room equipped with LCD TV, DVD and internet access, leading onto a wide sun terrace, giving great views across the valley. On this and the upper floor there are three further twin bedrooms and two further bathrooms with bath tubs and showers. A baby cot is also available on request. On arrival you will find a complimentary bottle of organic olive oil pressed from our own olives. Situated 30m from the house is a superb infinity edge pool (17x4m), with loungers on a wooden deck along one side, semi-immersed among an olive grove

The nearest town of Umbertide is an 8 minute drive and has an excellent supermarket and other shops, a weekly market and a railway station. Cai Meli is well placed for visiting famous Umbrian and Tuscan towns like Perugia (30 min), Assisi (45 min), Gubbio (40 min), Cortona (50 min), Sienna (90 min) and Florence (2 hours) and the towns around Lago Trasimeno (40 min). There is a train service from Umbertide into Perugia and good rail links to Rome and Florence from Terontola.

Additional information about rental rates

  • Booking is confirmed on receipt of a deposit of 25% of the total rental. Remaining 75% is payable 2 months before arrival, plus a returnable damage deposit of €400. In the case of a cancellation, there will be charges depending on the timing and these will be fully detailed in your booking form.

    Saturday arrival is preferable during the main season, but other days are possible - please ask us. Arrival after 4 pm and departure no later than 10 am please.
  • The house and cottage are rented seperately or together. When rented seperately they share the pool and grounds but there is a maximum of 12 guests on the property (8 in the house and 4 in the cottage) and on the 40 acre estate there is plenty of room and private terraces to enjoy. For total privacy a party of up to 8 can rent the house with private pool in which case the cottage is not rented at the same time.

    The price for private rental of the house in main season (the cottage is not rented) is 2650 euros per week.

    The is a 5% discount for booking the house and cottage together.

Notes: Linen and towels are changed weekly. Pool towels are also provided. The house and cottage are cleaned for your arrival and there is also a maid service mid week at no extra charge. There is a washing machine in the cottage and a separate laundry room for guests in the main house. In the colder months central heating is available in both houses at extra charge. Babysitting is also available. A bottle of our own olive oil is provided with our compliments and our gardener will bring you plenty of fresh vegetables and herbs during your stay from our organic garden. High speed internet access is available in the main house only.. The houses are unfortunately not suitable for wheelchairs due to the number of steps and stairs.

Further information: Around Cai Meli there are some great walks and hikes with the chance to see local wildlife, deer and wild pig, and a superb view from the top of Monte Acuto nearby. If you are a road or mountain biker there are terrific valleys and mountains to traverse up to 926 meters. On the other side of the mountain is Lago Trasimeno for sailing or taking a ferry to the island of Maggiore. There are festivals throughout the year; be it music (Umbria Jazz or Spoleto’s music festival), dance, local folk fiestas and even Perugia’s chocolate festival. A quick internet search about Umbria or a visit to the local tourist office will update you on everything that is happening. Lastly, if you are tired at the end of the day, there is an excellent restaurant with an outdoor terrace just a 5 minute walk from the property.
