The Garden House at Casa Nova, Umbria, stands high on the south facing slope of the beautiful Niccone valley, 30 minutes from Perugia, at 500m above sea-level, and is an idyllic location from which to discover Southern Tuscany and Umbria. The estate has been farmed organically since the 1980s and is a haven for wildflowers and wildlife. Jaded city dwellers can enjoy perfect peace amongst wild orchids, butterflies and birdsong. The surrounding countryside offers endless possibilities for walking and cycling and for kids to play and roam. Citta di Castello and Umbertide offer historic centres, bustling markets and a wide range of shops within 15-20 minutes drive. The artistic treasures of Cortona, Perugia, Gubbio, Urbino and the Upper Tiber Valley are all close to hand, as is Lake Trasimeno. Florence, Siena and Rome are a day trip away.   • The bathrooms have plentiful hot water from the solar panels and combine traditional materials (terracotta, marble, hand-made ceramics) with fittings which are the best of modern Italian design: sleek, sculptural and elegant. Rosa: makes lavish use of beautifully veined travertine marble for a cool and sophisticated effect. There is a huge shower area with two shower-heads at one end of the bathroom, a separate double-ended bath below the window, and a hand basin suspended as if by magic on a great slab of marble. Gialla: creates a sunny mood - the shower, again with two shower heads, is finished in marble tiles of a soft creamy gold. Azzura: is a pretty combination of dark wood, sea-green handglazed tiles and hand-painted ceramics. Has a large shower over the double-ended bath. Studio: (downstairs) the modern minimalism of the fittings is softened by the warmth of the antique terracotta floor and the generous expanses of creamy travertine marble around the shower area.

  • The house has 4 large bedrooms, each with its own luxurious en-suite bathroom. The Camera Rosa is the largest of the bedrooms, huge and airy with arched windows to the East and South. The Camera Gialla and Camera Azzura each have double doors onto a spacious southfacing balcony equipped with tables, chairs and sun-umbrellas. The Studio downstairs, which has double doors onto the terrace, can be used either as a study or as a 4th bedroom. All bedrooms have ample storage space and all have broadband internet access via the network. The Camera Rosa and Camera Azzura can each be set up either with an extra large double bed or two single beds. The Camera Gialla has a large double bed. The Studio is normally set up with two singles but can also be set up with 3 singles or a large double and a single. A cot and a travel cot is also available. The house is best suited for up to 8 (plus an infant) but can accommodate a ninth person if the third bed in the Studio is used.

Notes: The kitchen/dining room is very large and seats up to 10. It has doors onto East and South-facing terraces (with further seating). Very well equipped, including large gas hob with electric oven, d/w, a large fridge/freezer and separate drinks fridge. Stereo. The utility room has a Miele washing machine and tumble dryer, hoover, ironing board and iron. The large sitting room seats up to 10 and has a fireplace, a flat-screen TV with satellite receiver (card not included), DVD/video player, a large library of English-language videos and DVDs for all age-groups. The Studio bedroom on the ground floor doubles as a study and has a desk and resident PC with broadband internet access. You can also get broadband internet access from the other bedrooms using your own laptop on the network. Our cleaner visits the Garden House at the end of each week of rental to clean and to change towels and linen (this is included). Additional cleaning and babysitting can usually be arranged (at extra cost)

Outdoor space: Up to 12 can eat out in the shade under the pergola, outside the sitting room. There is additional seating on the terraces outside the kitchen and on the sunny balcony. There is a large kettle barbeque for outdoor cooking. The garden is full of old roses and aromatic plants and the terraces below have a wide variety of fruit trees and soft fruits (figs, pears, plums, etc) which guests are welcome to pick for themselves, in season. The private swimming pool is 11m x 5m in extent, 1.2m deep, and is child-friendly by virtue of being above ground. It is surrounded on two sides by a generously sized area of wooden decking at water level, access to which is secured by a gate. You are free to roam over most of the rest of the Casa Nova estate which is approx 25 acres and is a mix of woodland and orchards, with a lake (direct access from the Garden house is fenced for safety). On a terrace above the house, the kids will discover the climbing frame. An assortment of bicycles is available

Accessibility: The ground floor bedroom is suitable for someone who has limited mobility/difficulty with steps. It has only a shallow step to the outdoor terrace and no steps to the ensuite bathroom, or to the sitting room and kitchen. Although the main car park is above the house, there is a point on the drive where a car could drop off a passenger at the end of the lawn, about 30m away from the house, on a level with the ground floor entrance. Not specially adapted for wheelchairs, however.

Renaissance Art & Travel Notes: Renaissance art tours led by an expert in Central Italian painting, pottery courses, and cookery courses can all be arranged at certain times of year.

Our nearest airports are: Perugia (35 mins by car; Ryanair from Stansted), Florence (hour and a half; Meridiana from Gatwick), Ancona & Forlì (both 2 hours; Ryanair from Stansted), Pisa (2 ½ hours; Ryanair from Stansted, Easyjet from Luton, BA and Alitalia from Heathrow and Gatwick), Rome (3 hours; Ryanair from Stansted and Luton, Easyjet from Luton, BA and Alitalia from Heathrow and Gatwick, and other connections from the US and elsewhere).

There are two mainline railway stations within about 1/2 hour drive: at Perugia and at Terontola in Tuscany. From the latter trains run South to Rome and Naples and North to Florence and Milan. There is also a small local line 15 mins away, at Umbertide, which connects the main towns up and down the Tiber valley.

A car is necessary at Casa Nova.

'This really is 5 star accommodation. You have thought of everything and more - even toys for the wee one. We could have done with three weeks not two weeks as we were torn each day between relaxing here and visitng the many wonderful towns - we would recommend this to anyone.'

Lives up to its name & description!

The Garden House lived up to the description and surpassed our expectations! This lovely villa with a view was excellent value for the money. The property was well-maintained with flowers, herbs and veggies as well as own laying hens & rooster alarm clock. Each of the four elegant bedrooms has its own charm, and the kitchen has all the mod-cons and ample space for multiple cooks!

Being near the Tuscany border meant good access to Tuscan attractions and coming home to the blue-green forests of Umbria which has attractions of its own, including the local markets. We'd recommend the Garden House to anyone wanting an Italian villa vacation.
Recommended for:  Age 55+, Pet-friendly, Adventure Seekers, Girls Getaway, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway
Owner's Response: Just a note of reassurance on the rooster alarm clock: we've now moved the rooster's night-time quarters further away from the house, so he shouldn't wake you before you're ready for your first cappucino anyway!

Garden House at Casa Nova

Lovely property, excellently sited - beautiful house in every way, great location. Splendid views from the top of the hill, easy driving distance to many interesting towns and attractions.
The house is fabulous, all it was claimed to be and more - comfortable, beautiful, well-equipped, clean and well-maintained, gorgeous garden and surrounds. Particularly enjoyed the lovely bedrooms and en-suite bathrooms. Owners helpful and attentive to details. Certainly would recommend to others. We enjoyed trips to Sienna, Gubbio, Florence, Umbertide, Montepulciano, Lake Trasimeno, amongst others. Great choice, would certainly go again.

The Garden House

Imagine a stately country villa, with room to swing a, well, a broom - in nearly every room. Build it with ancient Umbrian stone and substantial beams - vaulted ceilings, broad arches, generous windows and garden doors. Nestle this modest palazzo on the sundrenched side of an Umbrian mountain, and equip it with all the conveniences of a modern, upscale country home. Voila, the Garden House. Nearly new, in the traditional style. The builder should take a bow.
We eight 'foodies' stayed a week and would all come again to forrage the Umbrian towns and Tuscan markets for the fruits of the land, and to return at end of day to the Garden House to cook the food, drink the wine, recount the adventures, and enjoy the comforts of a first rate rental.
The home is well supplied with everything such a group could need. It is near enough many towns and cities, but pleasant enough to just stay right there, as some of us did, some days. The rooms are very comfortable, the ensuit baths are luxurious, and the common rooms invite socializing. The only the only implement which might have provided even less impetus to go out would be a good espresso machine. Now don't misunderstand - there were at least five different coffee making devices - all first rate - but I missed my cappuccino enough to make the trek to town for it. I'm trying to quibble, here.
If you are a nighthawk, you should also be handy with switchbacks on mountainsides. Garden House is up a very windey road for about the last 1/2 mile, and at night it was a challenge for some of us.
Garden House is an hour from Siena, and some of us even made the two-plus hour drive to Florence; there is plenty to do within an hour or so from Garden House - Perusia, most of the Tuscan hill towns are easy, and the nearby villiage of Montone boasts at least one fantastic eatery, the Captain's Table, or words to that effect... elegant, medieval, friendly, traditional Umbrian food (mostly the fruits of mountains and woodlands) at a fair price.

Owner's Response: We've taken the hint and have now added a cappuccino and espresso machine (alongside the existing stove-top espresso maker, filter coffee machine, cafetiere and kettle) so I think it's fair to say all possible methods of coffee making are now covered! And if you make your own bread in the bread machine and have eggs from the henhouse and fruit and veg from the garden you might find you never feel tempted to have breakfast out (or indeed leave the house at all). That said, there is an extremely good cafe and pasticceria a short drive away and lots of restaurants nearby (directions are provided on our website page of local places to eat).

Wonderfull house in a beautiful environment

I visited Casa Nova in july 2008 with my family. (my wife, 2 daugthers, 15 and 19, and a boyfriend 23). We had decided for this house on basis of the pictures on the website. I was really great how it looked on the site. In the reality it was even more beautiful, really very complete and choosen with great taste. A wonderful environment, lots of rest and an great starting point to visit beautifull places as Perugia, Assisi, Sienna, Orvieto.
Recommended for:  Sightseeing, Families with Teenagers, Families with Young Children
