In central Spoleto, in the midst of bars, shops and restaurants, in the pedestrian, main street of Porta Fuga, these 2 fabulous apartments are in the Rocca dei Perugini, one of the most historically important palazzos in Spoleto. Both apartments are comfortable, elegant and spacious with great views. They can be easily 'joined up' to create 1 very large apartment to sleep up to 8 persons, at a discounted rate, of course ! And, 1 of them has a terrace with pretty roof-top + hill views. The other has 2 large windows with great views of mediaeval streets. Each apartment has a flat 27' TV, mounted on the wall, with SKY SAT TV/DVD. For those without a car, the train station is a 10 mins stroll. The nearest pool is very large with picnic areas and a bar; and, there is a bus that takes you directly to this pool, about 10 minutes away. For the more sporty amongst you, there is a smart local tennis club, 10 mins stroll away, and pony-trekking is available in the nearby hills

Stylishly furnished and, at the same time, very comfortable, Terrazza Tetto (110 sq mts) has 2 large shower rooms - 1 with bath, 1 medium sized sitting/dining room and a separate, smart kitchen that might be usable as a breakfast room. The sitting/dining room is a wide room with 2 large windows and a glass door that opens onto a long terrace, which runs the entire length of the sitting/dining/kitchen room of Terrazza Splendida but is not overlooked by this next door apartment as there are no windows on this wall, just a shuttered slatted door that is permanently locked. The slatted door, on the outside of French windows, allows more light into the sitting/dining room of Terrazza Splendida, while at the same time, doesn't allow anyone to see through the door from either side. This means the terrace of Terrazza Tetto is private. The terrace is wide-open to its right and to the front and thus allows an expansive view of roof-tops and hills.

Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca and the aquaduct and, some of the best views in the world. Close to Assisi, Perugia, Orvieto, Trevi, Montefalco and Rome, this whole surreal setting is akin to a stage-set in the making, fringed by mountains, olive groves and vineyards and a mixture of medieval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. You must use all your will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. Nonetheless, like Venice, Spoleto has a history to be reckoned with.

    The rate for Vista Rocca is for 2 persons - extra persons are 50 euros/week each.

    The rate for Terrazza Tetto Rocca includes up to 8 persons and there is a 15% discount for a simultaneous booking of both Terrazza Tetto and Vista Rocca.

Notes: A large communal pool is close by and a bus stops all round Spoleto and takes you directly to it . Please order sun-loungers, a mobile phone or a high chair or a cot in advance of your arrival, should you need any of these things - no extra charge. The Sky 27' plasma TV offers a huge selection of music channels, film, documentary and news channels and so has done away with the need for extra electronic equipment. There is a private tennis club nearby that welomes day guests. There is a lift to all the apartments. Private car space can be hired for 50 euros/week, next to the lift up to the apartment. Or, you can park for free in the nearby lanes.

Hello Norma and Laurie

We arrived home late last night, after a wonderful holiday. The apartments are
well equipped and lovely with every attention to detail. The balcony was an
amazing space for all of us to gather from meals etc. We really enjoyed our day
in the mountains the pool and food was fantastic. Felicity wished we went soon
in the holidays so we could have gone a second time.
Thank you so much Laurie for the transfers it was so easy to walk to the station
without the luggage and Felicity enjoyed the ice cream on the way. Marc and
Gemma didn't mind one bit looking after the luggage whilst sitting in the bar!

Owner's Response: The "day in the mountains" enjoyed by our reviewer, was spent at our 16C manor house, Villa Marianna, where there is a very large pool and a "cucina dei contadini" ie a private restaurant with a resident chef, who cooks to order for our guests. He uses only fresh local ingredients....meat, truffles and, fruit and vegetables, picked on the day. The wine is free-flowing and both the lunches and the dinners are very modestly priced.
