Terrazza Splendida and Terrazza Verdi are in the Rocca dei Perugini (a listed building) in the historic centre of Spoleto, a palazzo with the most magnificent location in Spoleto. This very beautiful villa, which houses some of the most important people of these parts, judges, architects, a chief of police etc, is of immense historical significance for Spoleto because, just after the turn of the century, the Perugini conquered Spoleto and built the Rocca dei Perugini as a strong-hold to guard their position and reign over the Spoletini. Fortunately, the Spoletini successfully fought back. Both apartments have terraces with magnificent views of hills, mountains, churches, local dwellings + gardens. As well as SKY SAT TV/DVD with English language channels, there is squashy, comfortable lounge furniture in each apt. In Terrazza Splendida, a large apartment with a huge sitting room + air con, both bedrooms have French windows, from which you can independently access the apartment.

Amazingly beautiful apartment with air-con and large sitting/dining room that leads directly onto an equally large terrace with a remote control sun-blind that allows you to sit and eat in the shade, while the blinding sun dazzles all around. A 'wow' apartment with a super-large sitting/dining room - great for entertaining. The master bedroom and the sitting room, both looking onto the terrace, have 1-way glass windows and doors - you can see out but others cannot see in ! There is squashy, comfortable furniture to lounge around in. While it sleeps 4 persons comfortably, there is plenty of room in the large sitting room for an extra 2 beds for children. With only 1 bathroom, we wouldn't recommend more than 4 adults. For bigger groups, consider renting 1 or both of the next door apartments, Terrazza Tetto and/or Vista Rocca, to create a super-large apt with 4 bathrooms, 6 bedrooms + 2 sitting rooms, to sleep up to 14 persons ! Shops, bars + restaurants all around.

Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca and the aquaduct and, some of the best views in the world. This whole surreal setting is akin to a stage-set in the making, fringed by mountains, olive groves and vineyards and a mixture of mediaeval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. You must use all your will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. Nonetheless, like Venice, Spoleto has a history to be reckoned with. Easy access to Assisi, Perugia, Orvieto, Rome, Trevi etc.

Notes: Re those who consider themselves elderly or infirm : there is an elevator and the apartment is all on one level. Please order a high chair in advance. There are several beautiful, communal pools in the area, including an Olympic sized pool that is about 20 mins door-to-door by public transport. All of them have picnic areas, a bar and the usual facilities. There is a private tennis club nearby that welcomes day guests. And, there is pony trekking nearby.

A Real Italian Experience

We arrived home late last night, after a wonderful holiday. The apartments are
well equipped and lovely with every attention to detail. The balcony was an
amazing space for all of us to gather from meals etc. We really enjoyed our day
in the mountains the pool and food was fantastic. Felicity wished we went soon
in the holidays so we could have gone a second time.
Thank you so much Laurie for the transfers it was so easy to walk to the station
without the luggage and Felicity enjoyed the ice cream on the way. Marc and
Gemma didn't mind one bit looking after the luggage whilst sitting in the bar!

Owner's Response: The "day in the mountains" enjoyed by our reviewer, was spent at our 16C manor house, Villa Marianna, where there is a very large pool and a "cucina contadini" ie a private restaurant with a resident chef, who cooks to order for our guests. He uses only fresh local ingredients....meat, truffles and, fruit and vegetables, picked on the day. The wine is free-flowing and both the lunches and the dinners are very modestly priced.

A wonderful holiday apartment

I highly recommend Terrazza Splendida to anyone looking for a comfortable, spacious, light, airy, clean, well located and beautifully decorated apartment with a great terrace. We absolutely love the apartment and Spoleto. Here are a few of the best points:

The Location
Terrazza Splendida is located on Corso Garibaldi, one of Spoleto’s main thoroughfares. Within minutes of the apartment is everything you need, including a fantastic selection of cafes, bars, shops and restaurants, as well as all the sights in Spoleto’s historic centre. In Terrazza Splendida you are at the very centre of Spoleto and yet inside the apartment is an oasis of peace and quiet.

The Terrace
The terrace is massive, a grand extension of the living space. It is large enough for a big group to dine, along with sun loungers and a barbeque, and is lined with plants to provide shade and privacy. The terrace is perfect for long leisurely lunches or evenings watching the sun set over drinks or dinner. We have also stayed in the apartment in Winter when it is warm enough to dine in the winter sunshine. Heavenly!

The Owners
Laurie and Norma are not only amazing hosts, but very kind people as well. They really care, and they want to make sure your experience is the best possible one. That is why, from start to finish, they are helpful and professional, and go to great lengths to make sure you feel welcome and have everything you need. They stock the flat with a generous welcome pack and are more than happy to share useful tips and recommendations.

Overall, the apartment is wonderful. There is plenty of space for four people and you could easily fit more. The kitchen is fully stocked with everything you need, including excellent appliances and cookware. The open plan lounge is very comfortable and has a TV with English channels, and a selection of DVDs, CDs and books.

Spoleto itself is a beautiful town full of friendly people, great restaurants and cafes, stylish shops, delightful squares and fantastic historic sights. We are so happy to have discovered this wonderful place, and to have a great apartment to go back to. We are already looking forward to our next visit!

Great apartment, spacious and quiet, fabulous terrace!. Good location in town, parking if you do have a car. Very helpful owners; they even had food in the fridge for us! Highly recommended.
