Villa La Palombaia is composed of three independent apartments (The Portico, The tower of the doves, The lemons courtyard), situated inside a padronal country villa dating from 1700, and a little dependence (The hailoft); the internal areas are arranged around some splendid walled courtyards and gardens. The apartments are finely furnished with antique furniture and have every modern comfort, sufficient for a long stay: kitchen with working hob, oven and dishwasher; a utility room with washing machine; TV and DVD player. Every apartment also has private parking and the use of exclusive or communal outside areas (over 600 sq. mt), with deck chairs, summer umbrellas, tables, seats and a small barbecue. Our guest are given the produce of the vegetable garden and orchard. For small groups of people we organize guided visits to the olive oil mills and wine cellars; cooking courses; excursions and other activities. There are also bicycles for the use of guests, for country or mountain path

• PRICE LIST IS REFERRED TO A GROUP SIZE 12.
  For every next person (adult) 50 Euros per week or 10 Euros per day.
  3 added beds max.
  Available for free, on request: cot or child bed, high chair, push-chair.

  THE PRICE INCLUDES: rental rate, taxes (IVA), uses (water, energy, gas), a weekly change of: linen, towels, table clothes; the use of all garden's furniture, use of bicycles, woods for barbecue.
  The final cleaning is also comprised (when the home is leaved in a reasonable way).

  GIFT: our extravirgin olive oil and some produces for Italian breakfast (milk, coffe, tea, confiture or fruit, sugar, fresh cakes...). Some produces of the vegetable garden, according to season.

  THE PRICE DOESN'T INCLUDE:
  Breakfast: € 2/3 in the nearby coffe-shop
  Lunch/dinner: from € 15 per person in a nearby restaurants
  Use of a nearby communal swimming pool: € 3 per person per day

  The reservation will be confirmed after the receipt of:
  1 - your written agreement to the detailed rental conditions we sent to you;
  2 - the 30% of the total amount, by bank money transfer or postal order.

  CANCELLATION POLICY
  • The cancellation request have to be in form of email, or fax , we do not accept cancellation requests by phone.
  •The cancellation policy have some penalty fees.
  • It is important for us that you respect your reservation as completely as possible. So, in the case you mind to leave earlier you have to pay for all the days you reserved.

Bicycles

Our bicycles are free for the guests. We have 4 city-bikes and 2 seats for children, and 2 mountain-bikes. There is a cycle trak from here to Spoleto and from here to Bevagna. There are also a lot of ring-path for mountain-bikes, and we have the maps to give you.

Swimming pool

We have an agreement with a nearby communal swimming pool. Our guests pay olny 3 Euros

Food - meals - resturants

In the little shop of the village, near the house, you'll find everything for your stay: from the same foods of the big store and the typical, special foods too, to the tooth-paste. It is open all days in the week (except Thursday afternoon), during 9,00 am -1,00 pm and 5,00-7,30 pm. But you can have by an appointment an exclusive opening time just for you, and you can also order special dishes ready to cook, or still cooked by the owner of the shop. We have also an agreement with two nearby restaurants, with a special discount of 10% on the list price reserved to our guest. One is more 'chic' for food and ambience, and the menu is from 25 euros per person (I suggest to go there to eat good truffles dishes) and is in the castle of our village. The other one has a domestic ambience and has typical dishes, with menu from 15 euros per person. For group size 10 - 12 - 14 we can organize a catering service with fresh and typical food from 10 to 13 Euros per person.
