'La Palombaia' is composed of a little house stone built and three independent apartments situated inside a padronal villa dating from 1700; the internal areas are arranged around some splendid walled courtyards and gardens. The restoration work was finished in 2006, respecting the aesthetic quality and spaces of the original building. The homes are finely furnished with Umbrian antique and have every modern comfort, sufficient for a long stay: fully equipped kitchen, washing machine, TV and DVD player, brand new beds and bathrooms; private parking. With its not isolated but secluded and private position in a small country village, 'La Palombaia' is excellent for people who loves quiet, nature and culture and is looking for an authentic experience of hidden Italy. There are a lot of country and mountain paths, the cycle track Spoleto-Assisi is nearby, and you can easily reach all the artistic sites of Umbria, part of Tuscany, Lazio and Rome. The lemons courtyard (Il Cortile dei limoni). The entrance to this flat is through the main and large cobbled courtyard which has the same name, the lemon courtyard, due to the presence of these beautiful plants coltivated in big terracotta vases, from late march to november. It is 80 sq. metres and consists of a large arched sitting room with a long table and a sofa, a kitchen, a double bedroom, another bedroom with two single beds, a utility room with washing machine, a shower bathroom also equipped for a wheelchair access. The floor is in old terracotta tiles, the ceiling is made of wood, original in the most part of it. This flat is ideal for a family group and couples of friends. In the big courtyard, just in front of the apartment, there is a sun umbrella with a table and four chairs, in the orchard there are sun umbrellas and deck chairs; the big courtyard is common to the owners and the use of the orchard is common to 'the tower of the doves' apartment. .

Our homes are situated on the edge of the historic centre of Poreta, a small village which retains the character and charm of this region and has a 14th century castle overlooking it. Poreta is 10 kilometres from Spoleto, famous for its Festival of two Worlds, 2 kilometres from the Clitunno Springs, and is easily reached by the main Flaminia road, with a distance of 3 kilometres. It makes an ideal base for further exploration of surrounding cultural centres in Umbria: Spello, Bevagna and Montefalco (20 minutes) Assisi (30 '), Perugia (40'), Orvieto and Todi (50'), Norcia and Castelluccio (45'); in Tuscany: Siena, Cortona and Arezzo (1 h, 20'). Rome is 2h by car, 1 h 15' by train; Florence is 2 h 30' by car, less than 3 h by train. The nearby Valnerina offer stunning landscapes and is recommended to people who likes sport: trekking, hiking, rafting, paragliding, ski. Trasimeno lake with its beaches and Piediluco lake (great for waterskiing and sailing) are both 50 min. away

    The final cleaning is also comprised (when the home is leaved in a reasonable way).

    A WELCOME GIFT: our extravirgin olive oil and some produces for Italian breakfast (milk, coffe, tea, our home made confiture or fruit, sugar, fresh cakes...). Some produces of the vegetable garden, according to season.

    THE NIGHTLY PRICE IS INDICATIVE, it depends on how many nights you stay.

    RESERVATION POLICY:
    The reservation will be confirmed after the receivement of:

    CANCELLATION POLICY:
    • The cancellation request have to be in form of e-mail, or fax , we do not accept cancellation requests by phone.
    •The cancellation policy have some penalty fees.
    • It is important for us that you respect your reservation as completely as possible. So, in the case you mind to leave earlier you have to pay for all the days you reserved.
  • PENALTY FEES
    • If you cancel your reservation more than 40 days before arriving, there is only the penalty fee that the banks require to send back money.
    • Alternatively, you can have a 'virtual voucher' to spend in six mounts starting from your arrival date, without any fee. You can also give it to friends or relatives.
    • In the case we receive your request for cancellation from 30 to 1 days before the arrival date , the penalty fee you must pay will be the amount of the reservation rate (30% of the total amount).
    • In the case we receive your request for cancellation the check-in day itself, or in the case you not respect your reservation without any advise (no-show), the penalty fee will you must pay will be the total amount of the stay.

  • The bathroom has not a window, but an exaust fan; there an hand basin, a toilet, a sort of little shower that replaces the bidet and a large shower. The room is very spatious and a wheelchair has an easy acces here.

Bedroom 2: comfortable single beds with brand new and orthopaedical mattress. It's possible to join them to obtain a large double bedroom. Two bedside table, two reading lamps, wardrobe. The room is small, but it's possible to add a third single bed or up to two child beds. Note: The sofa bed in the sitting room is situable for two children. Free for children up to 6 years.

Notes: The well equipped and brand new kitchen has a spacious fridge, a four ring stove, a oven, dish washer and washing machine. Moka, coffe and cappucino maker, mixer; kettle, cothes dryer, iron and ironing-board on demand. In the sitting room there is a tv color and dvd player. We can lend you a lot of dvd, also with multilingual options. The villa is on two different levels of the ground, and this apartment, wich faces on the south side of the villa, has the 'back' against the ground: this garantees a nice cool temperature even in the hottest period.

Bicycles: Our bicycles are free for the guests. We have 4 city-bikes and 2 seats for children, and 2 mountain-bikes. There is a cycle trak from here to Spoleto and from here to Bevagna. There are also a lot of ring-path for mountain-bikes, and we have the maps to give you.

Swimming pool: We have an agreement with a nearby communal swimming pool. Our guests pay olny 3 Euros

Food - meals - resturants: In the little shop of the village, near the house, you'll find everything for your stay: from the same foods of the big store and the typical, special foods too, to the tooth-paste. It is open all days in the week (except Thursday afternoon), during 9,00 am -1,00 pm and 5,00-7,30 pm. But you can have by an appointment an exclusive opening time just for you, and you can also order special dishes ready to cook, or still cooked by the owner of the shop. We have also an agreement with two nearby restaurants, with a special discount of 10% on the list price reserved to our guest. One is more 'chic' for food and ambience, and the menu is from 25 euros per person (I suggest to go there to eat good truffles dishes) and is in the castle of our village. The other one has a domestic ambience and has typical dishes, with menu from 15 euros per person. For group size 10 - 12 - 14 we can organize a catering service with fresh and typical food from 15 to 20 Euros per person.

We rented the lemons courtyard apartment for 12 days in July/August 2008, and had a fantastic time. The apartment was perfect for us as there is no staircase for our twin toddlers to climb/fall, and had safe enclosed garden. The owner was extremely helpful, giving us lots of local information and even providing a paddling pool for the kids. Having the only village store/bar right outside the gate was very handy, and my kids loved playing with the dog, cat, goat, and chickens kept by the shop owner! The local restaurant offered simple but high-quality meals at reasonable prices, and cycling to there (about 15 mins) through olive groves was one of the highlights of our holiday. From the villa we could easily visit many beautiful Umbrian towns such as Todi, Assisi, and Montefalco. We would love to stay there again, and would definitely recommend the apartment to our friends.
