Private pool, exposed beams, terracotta floors, high beamed ceilings, and open fireplaces (4). The villa is Near the town of Acquasparta, Todi, Sangemini and Spoleto, with woodland as a backdrop and a wide view over the countryside. Five minute drive to town (Acquasparta) for shopping, supermarkets, train station, restaurants and the E-45 superstrada to all destinations in Umbria, Tuscany to the north, and Rome (90 minutes) to the south. In the vicinity: sports center with tennis courts, track for running. Bus and railroad service to Rome and Perugia. The property is fenced and gated with private driveway, lovely tended lawns, patios and a shady carport for four cars. It is disposed on three floors. The kitchen is fully equipped with two ovens, five ring stove, large fridge, dishwasher, washing machine, etc.

The village of Acquasparta is within walking distance for a good walker or a two minute drive, with supermarkets, sports center with tennis courts, local railroad station and bus stop for Perugia and Rome. On the ground floor: eat-in kitchen opening on to a large patio for eating outdoors, formal dining room, cosy living room, bath with shower and a double room.
