Santa Maria is a former 15th century stone - built priory fully restored few years ago by the choreographer Lindsay Kemp - former owner of the property. Santa Maria is located on a smooth hill in a panoramic position just 8 kilometres from Todi, the famous medieval Umbrian town. The property is surrounded by 1 hectare of land with a lovely garden and a large swimming pool. Around the garden you will find a stone built BBQ, a cute house built on an oak and a little football field. The property is ideal for family reunion, for family with kids and the atmosphere is extremely comfortable and peaceful.

Notes to the rental rates

• Included in the price: weekly rental, electricity up to 300 KWH, water, hot water, local calls, change of linen, two hours cleaning for five days a week. The final cleaning is not included and cost € 200. Discount for small group last minute bookings and in case of more than 1 week rental period.
  
• Payment of 30% non refundable on reservation, balance due 2 months before rental period.
  In the event of booking cancellation 30 days before rental period, 50 % will be reimbursed.
  In the event of booking cancellation 29 to 10 days before rental period, 20% will be reimbursed.
  In the event of booking cancellation 9 days before rental period there will be no reimbursement.
  
• A deposit of € 1000 is collected on arrival and will be refunded within 15 days from departure, subject to inventory check and deductions of any damage.

As you approach the villa, you’ll see the loggia and its series of arched opening. This is your outdoor eating spot: shady and cool, with a long oak table and right next door to the kitchen. A more lyrical location would be hard to find! There is a pretty dining room indoors of course, but the loggia is irresistible. There’s also a large and comfortable sitting room set around the open fire on the ground floor. Naturally the oak beams and terracotta floors give a feeling of age and space, while the choreographer’s dramatic touch lights the walls with splendid William Morris wallpapers. The ground floor also has a handsome double bedroom, a bedroom with twin beds and a plain and simple bathroom. Upstairs, there’s a second sitting room opening onto a small terrace, from which there are stone steps down to the garden, and a tiny kitchen.
