La Casetta Rosa is landscaped with flowering vines, fruit and olive trees, lavender, and rosemary to provide the scent of the Italian countryside. This restored farmhouse is beautifully decorated with antiques, comfortable furniture and all the amenities our guests appreciate, from satellite TV, stereo and broadband internet to travertine marble counter tops, hand painted ceramic dining table, and a large reserve water supply. There is a large frost free refrigerator, microwave, dishwasher, five-burner stove top and over, as well as a washing machine. We provide all linens, including bed and kitchen linens and beach towels for the pool. There is an ample supply of dishes and cutlery, pots and pans, as well as blender, food processor, and toaster.

Notes to the rental rates

Our rates are ALL INCLUSIVE, including normal and reasonable usage of electricity, gas (except for winter heating), and water; you don't have to read a confusing meter -- all we ask is that you treat La Casetta Rosa as you would your own home: turn off the lights when you leave, run the dishwasher only when it's full, remember that in Umbria in summer water must be conserved.
Rates include garden and pool service, and weekly maid service. Discount for stays of three weeks or more.
Thirty percent deposit required at time of booking; remainder of rent and 500 euro security deposit due sixty days prior to arrival. Security deposit will be returned within three weeks. Check in time is 4 pm; check out is 10 am. Cleaning fee will be charged for groups over six people.

The two living areas, one with fireplace & TV and the other with panoramic view, are furnished with comfortable sofas, perfect for relaxing. The kitchen is completely modern and new, with all equipment needed to cook great meals. Dining areas include a dining area seating 6-8, and a small breakfast room off the kitchen seating 2-3, an outdoor table on the terrace under pergola seating 8 - 10. There is an outdoor fireplace and covered terrace for BBQ. Satellite television with programming in all major languages. All bed and bath linens provided, as well as dishes, utensils, glasses, etc for the kitchen. Bring your laptop and keep in touch with free broadband Internet. The downstairs living areas, bedroom, kitchen and baths can be manoeuvred by those with some physical infirmities. the entrance is flat and there is one step on the ground floor between the two living areas. My family and I stayed at La Casetta Rosa several summers ago, and I have visited several times since then. It is a wonderful property. The house is both spacious and comfortable. The layout, with one bedroom and private bath on the first floor and two additional bedrooms and bath upstairs, provides privacy for larger families or two couples who are traveling together. The living room and family room have comfortable seating and are perfect for curling up with a book or intimate conversations over wine before dinner. The kitchen is an authentic Italian country kitchen complete with modern appliances. The terrace and gardens have spectacular views of the Umbrian hillside; I could spend hours just sitting on the terrace listening to the sounds of the countryside and taking in the views. I highly recommend staying here. If you do, be sure to have dinner at Le Noci; the food is exquisite.
You definitely need a car if you stay here, but with a car, you are within easy travel of the major sites in Umbria. Montefalco is one of my favorite spots--beautiful views, lovely old streets, and a wonderful place to buy handmade linens. I'm also partial to Todi and Orvieto, both of which are nearby.
