Podere Le Querce – the Oak Trees – is a traditional Umbrian farmhouse situated on a hillside about 1km outside the small medieval town of Città della Pieve on the borders of Umbria and Tuscany. Le Querce stands at the end of a country lane and overlooks a wooded valley, terraced olive groves and vineyards and enjoys panoramic views to Lake Trasimeno and the Tuscan hills behind Cortona, and Monte Subasio near Assisi. There are delightful Mediterranean gardens surrounding the house, which has been restored but still maintains its original character and now has two private apartments each sleeping 2 – ideal as a base for those who want to explore the many wonderful historic and artistic towns of this fascinating area of central Italy, or for a relaxing break or romantic honeymoon - the tranquil setting,wonderful views, great location and beautiful pool, together with very comfortable accommodation, combine to make this a perfect choice at any time of the year.

Converted from the original stables, this apartment has beautiful views over wooded hills and olive terraces. Both the bedroom and living room have double doors leading outside to the garden and there is a private south-facing shaded patio for al fresco dining and relaxing. Living room has a traditional beamed ceiling and terracotta tiled floor, comfortable sofa, oriental rug, dining table and chairs; kitchen area has a 4-burner gas hob and original stone sink set into a granite counter, microwave oven with grill and good sized fridge. A door leads from the living room to a lobby with walk-in hanging space and further doors to bathroom and bedroom. Bedroom has large double bed, traditional terracotta floor tiles and double doors to garden. The spacious bathroom is attractively tiled in blue and white with shower, inset basin, bidet and W.C. This apartment is also suitable for an accompanied disabled guest and has wide doors, large level-entry shower with seat, raised WC. and bidet.

Swimming Pool

A spectacular lap pool (15m x 3.5m) is located a little way beyond the house in a marvellously tranquil position with open views over the valley and wooded hills. The pool is bordered along one side by olive trees and a large fig tree; on the other side is a wide terrace paved in terracotta with sunbeds, umbrellas and deck chairs for lounging and sunbathing. A shower is built in to the stone wall at one end. A raised terrace with pots of lemon trees provides further comfortable seating for relaxing with a book and a glass of wine. Beyond the pool is a further area of garden and a hammock hangs from an old olive tree for a shady siesta. Access to the pool is by shallow steps at one end and the maximum depth is 1.80m. The pool is equipped with a hydro massage jet and has underwater lighting for night-time dips.

Surroundings

The farmhouse stands in almost 9 acres of private land planted with around 100 olive trees, together with fruit trees and woodland, with lawns and landscaped gardens surrounding the house. Many different wild flowers bloom in the spring including orchids, and the gardens are planted with aromatic shrubs such as lavender and rosemary,roses, oleander, jasmine and wisteria, whilst terracotta pots of geraniums provide splashes of brilliant colour. Le Querce is built on a hillside at the end of a country road (800m in good condition) and the only 'traffic' is the occasional passing tractor or car of the adjacent farmer who comes to tend his vineyard and olive trees. Although the house stands on its own and is secluded, it is not isolated being only 5 minutes' drive into Città della Pieve.

The Area

Rome and Florence are both easily accessible by fast train (just over 1 hour) from Chiusi, whilst many important historic and artistic centres such as Siena, Orvieto, Perugia (Umbria Jazz Festival), Arezzo (antique market & Piero della Francesca) and Assisi, the home of Saint Francis are within an hour's drive. There are countless other smaller but no less fascinating towns and villages a short distance away and we are happy to suggest excursions, perhaps exploring a particular interest: Chiusi (Etruscan museum and tombs), Montepulciano (wine), Cortona (Under the Tuscan Sun), Spoleto (Festival of Two Worlds), Bevagna, Montefalco (wine), Spello, Deruta (ceramics), Todi, Gubbio etc. Southern Tuscany lies to the west of Città della Pieve and the Val d'Orcia, with its now famous landscape of hills punctuated by winding lines of cypress trees (Iris Origo's La Foce) and charming hill villages such as Pienza, Montalcino (Brunello wine), and Montichiello are also within a short drive
