Additional information about rental rates

  • Rental rates include all expenditure except expenditure for the heating during the cold season (or in any case when it is required). Firewood for the barbecue and the fireplace is included all the year round and you can have it on demand.
    They include bedlinen, towels, shower towels, beach towels and some liquid soap and toilet paper for the first needs on arrival (about two rolls for each bathroom), but you have to buy what you need after these are fineshed.
    Bedlinen and towels are changed at the end of each week if you stay two or more weeks.
    Discounts could be offered for long stays (longer than one week), especially outside peak season.
  • Short stay: for periods shorter than one week or not including whole weeks from Saturday to Saturday, rental rates have to be agreed upon with the owner. It is possible, on demand, to ask for different conditions as regard the day of arrival and departure (except in the case of peak season periods) and the length of the stay.
  • Cautionary deposit: usually 300 euro (it could be higher in the case of pets, etc.).
    Booking deposit: depends on the time when you book and the season you ask for (usually 20-30% booking deposit and an account up to 40% 2-3 months before your arrival, while you can pay the balance at your arrival or just before your arrival). Advanced payment have to be made on our bank account.
    Payment conditions have to be agreed upon with the owner.
    Please note that at present we are not able to accept credit cards.

  • The main bedroom at the first floor has its own bathroom with a shower, while the other two bedrooms on this floor share a bathroom that is also equipped with a shower enclosure. The top - second floor - has two bedrooms that share a bathroom that has both shower enclosure and a bath tub. In the ground floor, close to the dining room and to the laundry, there is a toilet. There is a solar shower on the side of the swimming pool and an external bathroom (with shower, toiled and bidet) close to the barbecue and to the swimming pool. We provide the bathrooms with some toilet paper and liquid soap for your arrival, in case that you are late or that you do not want to go shopping immediately, but you have to buy what you need for the rest of your stay.

  • The top floor bedrooms are equipped with a furnished closet room each, while the other bedrooms have wardrobes that can house all your clothes. One folding bed for babies is available, to be placed in any bedroom. At both floors, besides the bedrooms, there is a drawing room with a sofa, etc. Single beds are 80 cm x 200 cm in size, while double beds are 160 cm x 200 cm in size. On demand, it is possible to 'couple' two twin beds for having one or two additional double beds. In the house, besides the above mentioned cot, there is also one highchair. On demand we can provide a second cot and highchair or even more, but in this case it is better to contact the owner to know if it is possible.

Notes: Palazzolo has an equipped laundry room, so especially during the summer time you can decide to 'travel light' and wash your clothes during your holiday. The house has a floor heating system and there are local thermostats that allow to differentiate the temperature in the various rooms. Satellite TV can be used only with free channels. The area is covered by UMTS net, so if you have a UMTS modem you get broad band internet service. The is suitable for elderly people provided that they can use the stairs from the living area (ground floor) to the first floor where there are three bedrooms. As regards suitability for pets, they have to be looked after, since there are other farms around with dogs (that sometimes are loose as they are sheep dogs). The swimming pool is heated by solar panels and, if the weather is clear, they can make the water up to 3 °C warmer than in 'normal' swimming pools, making it nicer especially in May and September. Only 10 rolls of toilet paper provided.

Absolutely no complaints whatsoever about this rental property. It is a beautiful property presented superbly and is a wonderful place to base yourself to venture around the many sights of Umbria and if it gets too much this property is brilliant for relaxing with the pool, great outdoor areas and plenty of space for kids. The owners are very friendly and helpful and even took the trouble of driving us through the local town to show where shops and the railway station (essential if you want to day trip in to Rome). We had a wonderful week here and would thoroughly recommend this property.

Das Haus ist einfach traumhaft. Wir (5 Erwachsene, 3 Kinder und 1 Collie) hatten einen super erholsamen Urlaub in einer wunderschönen Umgebung. Die Lage des Anwesens ist perfekt, sowohl vom Wohlfühlfaktor wie auch verkehrstechnisch. Einige wunderschöne Städte sind schnell und einfach zu erreichen (Siena, Arezzo, Perugia, Orvieto, Rom etc.) Die Ausstattung lässt keine Wünsche offen und es ist alles in einem tadellosen Zustand. Wir können Palazzolo uneingeschränkt empfehlen. Es war sicher nicht das letzte mal, dass wir hier Urlaub gemacht haben.


The house and the property is wonderful. We (5 adults, 3 kids and 1 dog) had a beautiful and relaxing holiday. The location of the house is perfect. Not only because of the nice countryside but as well because of his favourable position close to a lot of scenic cities (Siena, Arezzo, Perugia, Orvieto, Rom etc.). The house is fully equipped and in best conditions. We really could recommend this house and I'm sure we will come back.

Umbrian-Toscana La Dolce Vita

This is the most beautiful and peaceful property, very close ( 5 minute drive to Citta della Pieve) to nearby stores and sights. The house itself is 3 levels and in June it stayed very cool and comfortable day and night. The pool overlooks the property and vineyards that cascade down the hillside and valley below. It is very private and quiet.

We had a small reunion there with our family from the states and found it very well equipped throughout (kitchen, laundry, etc.). It was the perfect daytrip launch pad with the train station being only 15 minutes away. It was such a great experience and we enjoyed having BBQ's and sitting poolside when we were not touring the area.

Maria and her family were only a phone call away if we needed anything and were very gracious to us all. We were able to take our large dog and walk in the vineyard daily. Everyone welcome him with open arms.
We live in Italy north of Bologna and have recommended the Palazzolo Villa to many local friends and people in the states who want to visit Tuscany and Umbria. We plan to return ourselves in the near future for the fantastic views and relaxation.
