The very special ‘Villa Olivia’ is a charming 16th Century stone farmhouse, restored to perfection in the traditional Umbrian style. Set peacefully on rolling slopes amidst olive groves and vineyards, just a couple of minute's drive from the beautiful medieval hilltop town of Montefalco, Villa Olivia a magical spot perfect for an idyllic Umbrian holiday. There are 3 double bedrooms each with a private bathroom, a sunny living area, a dining room and a fully equipped kitchen. There's a good sized pool surrounded by a beautiful garden full of olive trees and aromatic Italian plants, with great views over the Montefalco countryside. There are a number of shady spots for al fresco dining or an evening aperitivo. Not far away are any number of local wineries, restaurants and bars, and it's a perfect base for visiting all the most famous Umbrian towns such as Spoleto, Assisi, and Norcia.

Villa Olivia is superbly located in the golden triangle of Umbria, only 3 km from Montefalco. Heavy with medieval atmosphere, Montefalco is undoubtedly one of Umbria’s finest examples of a hill top town. Seeped with an artistic heritage, its maze of tiny cobbled streets open onto an impressive piazza. This beautiful town is small enough to retain a feeling of intimacy, but big enough to provide good amenities such as a bank, grocery stores, a hairdresser and some excellent local restaurants and wine bars. Montefalco is well located for exploring much of Umbria and Tuscany. The town is often referred to as ‘La Ringhiera dell’Umbria’, ‘the balcony of Umbria’. It sits on a solitary hill overlooking the mountain-flanked Vale of Spoleto, with fantastic views of the nearby towns of Assisi, Perugia, Bevagna, Foligno, Spello and Trevi. The surrounding countryside is perfect for sightseeing, walking or cycling. Many of the Tuscan towns such as Siena and Montepulciano make good day trips.

The character filled kitchen has a traditional farmhouse fireplace, walnut dining table and a modern, well equipped fitted kitchen. The villa is a private, peaceful retreat nestled in a beautifully developed fenced garden that has many wonderful features including a stunning, sheltered, trailing vine pergola, a well maintained pool that has sun all day, a sun drenched terrace and many tranquil areas to explore and enjoy. The garden is very well equipped with several outdoor eating areas, umbrellas, deck chairs, a barbeque and the added bonus of automatic gates at the entrance to the property. Cypresses, olives, trailing grape vines, rosemary, lavender, figs and hedges of laurel add to the true Umbrian character of the property.

Further Information: The pool measuring 7 x 3 metres maintains a warm temperature as it has all day sun. It has a depth of between 1.20 metres and 1.80 metres. Because the pool is not fenced within the property, younger children will need to be closely supervised.

Please note RyanAir flies into Perugia, which is less than 40 minutes drive away. RyanAir also fly into Ancona, which is two hours away. Rome is an hour and a half away and Florence is just over two hours away. (Approx driving times in moderate traffic).

Other Activities: local cooking lessons, visiting vine yards, olive mills, ceramic factories, art museums.
