Umbrian olive farmand vineyard with spectacular views
Cimbolello is a well-restored farmhouse which sits in a landscaped garden full of flowers with extensive out of doors living space, both in sun and shade, surrounded by its own small estate. The large new pool sits on the edge of a slope, with beautiful views. There are lovely views also from the house over the vineyard and olive groves to the hills of Tuscany and to the nearby town (approx. 1 kilometre distant). The local town is a charming hill top community with numerous restaurants and shops, a market, and is the birthplace of Perugino, with some of his important paintings. The house has 4 double bedrooms and guest house two double bedrooms (or bedroom/sitting room) . Both enjoy terraces with views, and there is a large outdoor living room which is always cool and breezy. The nearest train station is 15 minutes away, with trains to Rome or Florence in an hour. Siena is approx. 1 hour away. Lake Trasimeno is 15 minutes away, with boat rides to the islands in the lake

The house stands on a spur of land overlooking a large valley, with Mount Cetona, in Tuscany on the other side. The countryside is green with gently rolling hills, changing to more mountainous landscape in Tuscany opposite. There are numerous interesting hill towns locally such as Cortona, Cetona, Montepulciano, and Piegaro with wonderful views over Lake Trasimeno, a huge, serene lake surrounded by hills. Many of these towns have interesting frescoes/works of art, or are just nice places to visit and maybe dine, or have a drink or ice cream. Most of the countryside is farmed, with olive groves and vineyards, hills defined by cypresses and umbrella pines. On the other side of the lake, again, the country becomes more rugged, with some interesting towns (such as Cortona). To the east of the house Perugia is 30 minutes drive, with Assisi another 30 minutes further on. To the south, Orvieto is 30 minutes drive with its spectacular cathedral overlooking the large valley leading to Rome.

Details of the house
The house is off the road, about 0.5 km down a track. It is two storey, with a large sitting room, kitchen opening onto a small dining room, terrace and outside sitting room/cabanna on the ground floor. There are two modern bathrooms, (one with bath and shower, the other with shower and washing machine) and four bedrooms. One of the bedrooms has a double bed, two have twin beds and the fourth, large, room has twin beds with a possible pull-out bed underneath. There is also a camp bed in the guest house and a cot if needed. The kitchen is fitted with fridge, gas cooker and over, dishwasher and necessary kitchen equipment. There are many books and guides, adults' and children's games and toys. The house has gas central heating throughout. The guest house is about ten metres from the house which has a double bedroom, shower room and large sitting room with sofa bed to sleep 2 comfortably, and kitchen area. Both house and guest house enjoy their own terraces with views.
The swimming pool and walks around the house
The swimming pool (completed in 1999) is about twenty metres from the house, and is shielded from the house by a row of pine trees, which provide good shade on the lower terrace in the afternoon. The pool is accessed by shallow terracotta steps from the garden, and a large terracotta terrace surrounds it, with umbrellas, loungers and a long, low stone seat with cushions for lying on. The pool sits on the edge of the shallow olive terrace, with beautiful views. The whole pool area may be lit at night and the pool lighting operates on a timer. The dimensions of the pool are 13mx6.6m. There is no diving in the pool. There is a delightful walk up the track and down past the house, through the olive groves and vineyard. The house sits in its own small estate of 20 acres of woodland, olive grove and vineyards. It is possible to buy the excellent olive oil produced on the estate.
The terrace and cabanna
The house has a large south-facing terrace with a pergola of american vine, providing semi-shade. There are two large wooden tables, with seating for at least twelve, with benches along them. From the terrace the views are over the garden across the vines and olive groves to the distant valley and Mount Cetona in Tuscany. Next to the terrace, also enjoying wonderful views, is a large brick building with three open walls, the 'cabanna' which is a large outside sitting room, with comfortable chairs. This is a good place to be in the summer, always cool and shady. Outside the guest house is a south-facing terrace, with views over the house, and then down over olive groves and vineyards as before.
