Traditional farmhouse and cottage restored to highest specifications. Beautifully positioned in rolling countryside and situated off a quiet country lane c.2km from the Tuscany/Umbria border. Fenced and gated grounds of 1ha contain: 6 x 13 meter salt water pool, BBQ & pizza oven, 3m trampoline and unobstructed views of Lago Trasimeno. The property consists of 2 houses. Farmhouse has 4 bedrooms (sleeps 9), 3 bath - traditional home which was expertly restored in 2005. The cottage was constructed in 2006 in the traditional style (c.70m from farmhouse) and has 2 bedrooms (sleeps 4), 2 baths. Location is excellent for relaxing by the pool in a tranquil setting or for touring the Tuscany & Umbria regions and visiting many of the beautiful towns and villages close by - Arezzo, Assisi, Cortona, Montepulciano, Orvieto and Siena - all being within a 1hr drive. Florence and Rome are best reached via 1.5hr train ride - station is 20mins from the property. Both houses have wireless broadband.

Although very quiet and rural, our nearest neighbour (5 min walk) has opened a fantastic traditional restaurant. All pasta is made in house. Historic village of Castiglione del Lago is 10 mins drive - bars, restaurants, museum, weekly market and lake front activities. Within 30 minutes drive are: Chiusi, Cortona, Montelpulciano, Paciano, Panicale, Pienza and a host of other spectacular villages. Day trips to Florence and Rome are a 1.5 hr train ride from Terontola station. Arezzo, Assisi, Siena, Orvieto are within an easy hour's drive. Outlet shopping is 30 min away at Val di Chiana Outlet Village.

  • The farmhouse is 250 sq meters (2,750 sq feet). It is comfortable, welcoming, with an airy feel and high spec finish. Bedroom 1, 2 and 3 are very spacious rooms. Bedroom 1 is the master bedroom with a private balcony and ensuite bathroom. Bedroom 2 is also spacious and has a private balcony overlooking the pool with lake views. Bedroom 3 is the largest bedroom and it also has an mezzanine loft - this room has a queen bed and 2 single beds (one is upstairs in the loft). Bedroom 4 is a smaller room with a single bed. The ceilings are all traditional style with barrelled vaults or wood beams and tiles, the floors have hand made terra cotta throughout. The Cottage is 125 sq meters (1,350 sq feet) and is fully self contained with fitted kitchen and laundry facilities. Bedroom 5 is on the pretty first floor. It has a Queen bed, small balcony and ensuite bathroom. Bedroom 6 is downstairs and has an adjacent bathroom. This bedroom is presented with two single beds.

Notes: The farmhouse has a beautiful vine covered pergola which is ideal for al fresco dining. Positioned off the large country kitchen, it is southfacing and is next to the pool area. A magnificent oak tree in the north side of the farmhouse offers shade throughout most of the day and is a beautiful spot for relaxation and reading. The guest cottage has a covered portico which can be a cool retreat from the activity of the pool area. We are the last inhabited house on the country lane and so the surroundings are very peaceful. The lane is wonderful for early morning or evening strolls - part of the lane is flanked by matured oak forests in which you are free to roam. The lane is very quiet and apart from the odd tractor it is seldomly used by other vehicles. The farmhouse has a water filtration system - so beautiful clean drinking water is available with negates the need to purchase bottled water.

Wine tasting and cookery school: We highly recommend Avignonesi winery, which is 5 minutes away in one of Tuscany's renowned wine regions. It is one of the most highly rated wineries in the famous Vino Nobile di Montepulciano region. Excellent whites and reds and their top rated Vin Santo. In 2008 they opened a fabulous boutique restaurant, with set menus for both lunch and dinner. Avignonesi also has a small cookery school on site. Another cookery school is run by renowned cook book author Pamela Sheldon. Based in Montepulciano- 20 minutes drive.

Sightseeing trips: The immediate area has many wonderful towns and villages to visit. Cortona - Base for the popular book and movie 'Under a Tuscan Sun' is approx. 20 mins. Montepulciano - Internationally renowned for its wine and beauty. 4 UNESCO World Heritage sites - 1. Pienza; also famous for its pecorino cheese. 2. Assisi; spiritual home of St. Francis. 3. Siena - home of the 'Palio' and reputedly the place where perfect Italian is spoken. 4. Val d'Orcia & Montalcino - area of exceptional beauty and home to Italy's greatest wine, Brunello di Montalcino. Castiglione del Lago, Paciano and Panicale - designated amongst the most beautiful villages in Italy. Florence & Rome (we suggest by train- station 20 minutes from house). Also shopping at Val di Chiana Outlet Village.

Additional features of the house include: Fantastic Pool - features include, roman steps, 2.4m deep end with diving board, skin-friendly salt water system, wonderful 'bisazza' mosaic tiles which shimmer and reflect different colours. A large terrace surrounds the pool and there is ample space to relaxing and sunbathing. Wireless internet through most of the property - check you mail by the pool or under the shade of the magnificent oak tree.

We have been twenty times over the past twenty years in Italy for holidays, most of them in Tuscany and Umbria, so we can say that this stay has been one of the best places, with a very particular charm, and that we had a great time there. First, the cottage itself, is a real farmhouse restored with taste, attention and generosity(the owners are really nice) and it is very comfortable, very quiet. Then, the garden , the swimming-pool (the best we’ve ever had) and the situation, overlooking the camps , the woods and the mounts until the Trasimene Lake , is very nice. Walking around at the sunset among the sun flowers was splendid. The evenings are especially pleasant. Castiglione del lago, the closest village is enchanting. Finally, this is one of the best places, very well situates (roads easy)to discover many aspects of Tuscany and Umbria, from famous towns (Cortona, Perugia, Pienza, Montepulciano) to marvelous less known villages as Chiusi and Panicale
