Set in a large agricultural estate in olive groves, orchards and vineyards, with a lovely swimming pool offering stunning views over Bolsena Lake and its lush green hills. Recently renovated to the highest standards using original local materials and craftsmen, this historic property has all the charm of terracotta floors, high vaulted oak beam ceilings, huge stone fireplaces and thick stone walls. Elegantly furnished with period pieces, the house is also well-equipped with modern appliances and comforts. Possible to be rented as two separate apartments. Perched on a secluded hilltop surrounded by the peace and quiet of the countryside, 'Res Antiqua' is an ideal spot for a truly relaxing holiday, is also conveniently located for touring Tuscany and Umbria and within easy reach of Rome. The village of Bolsena with its castle, lakeside walks, bustling market and restaurants is a five minute drive. Beach with sailing at 3 min.

Strategically located on the borders of Umbria, Tuscany and Lazio, 'Res Antiqua' is a twenty minute drive from Orvieto with its stunning cathedral, medieval architecture and delicious wine, half an hour from the papal residence in the town of Viterbo with its health spas and only forty minutes to the Mediterranean coast. Discover the archaelogical treasures of the Etruscans; there are several heritage sites within less than an hour's drive of the house. Assisi, Todi, Spoleto and Perugia are all within easy reach and Rome is a convenient hour's train journey from Orvieto (car park).This area is also renowned for its gastronomic excellence: vegetables fresh from the garden, roast wild boar and hare sauce on homemade 'pappardelle', fish fresh from the lake. Notes: 'Res Antiqua' is an extremely spacious country house. On the ground floor the main living room with a stone fireplace is divided by an arch from the dining area (seats 14) and there are 2 further living rooms and a kitchen. A small study can be used as a single bedroom if required. On the first floor there is a spacious kitchen with large fireplace, dining room (seats 12) and 2 further living rooms, one with a very big stone fireplace. The property has independent entrances to the ground and first floor, making it ideal for two parties holidaying together.The private pool (6m. X 16m) is situated in a large ground terrace green .The garden has a separate dining loggia and there is a terraced dining area on the first floor, both with beautiful lake views. Two double rooms and a single room on the ground floor have en suite bathrooms and upstairs the sleeping accomodation is divided into 2 seperate areas, each comprising 2 double/twin rooms and a bathroom. All bedrooms have lake views

Stayed with a group of three families totaling 16 people children's age range 7 through to 17 . Absolutely loved it . Plenty of room , Pool is great and lake beach fantastic to swim in . Plenty of opportunities for older kids to try water sports/pedalo's etc . Only slight complaint is no air conditioning so can be very warm in the night but overall would recommend

we really loved the house. we were a family of 13 members and the house was perfect for our purpose. we already knew the place but we have enjoyed our holidays very much. i recomend this property to everyone.
they clean the bathrooms and make beds everyday...
