A Venetian Premier accommodation property - This delightful first floor apartment on two levels, just behind the Palazzo Ducale, is owned by my family and has been completely restored. Lower living area consisting of a living room, dining room, modern kitchen with dishwasher etc. and beautiful shower room. On the upper level there is a double bedroom plus single bedroom. Sofa Bed in Lounge The apartment has A/C and is fully centrally heated. All linen is provided. This is a property that has charmed all guests. The nearest water bus stop S.Zaccaria.

We stayed 3 nights in this property with our 17 year old son and it was very comfortable, clean and spacious. It was our first time to Venice and we really enjoyed the location and could easily have stayed longer.

Wonderful Stay

Our visit to Venice was lovely. My husband and I stayed 5 nights with our 2 daughters (college age). The location is excellent, we were able to buy groceries and do laundry. Would recommend this to my friends.

Charismatic and central.

I must confess, I was a little worried before I set off, as the owner seemed very laid back (but in a nice way). I need not have been, as everything went like clockwork and my wife and I had a memorable stay, in a wonderful apartment.
The apartment is as described, apart from the having “…a living room, dining room”, in the UK this would be described as a lounge-diner, in other words a small dining space as part of the living room. It is none the worse for this, as it is still an extremely spacious apartment for the price, (certainly for Venice!).
Access from the San Zaccaria water bus stop is relatively easy, with only one bridge and a short walk to the apartment. Believe me, there are worse…much worse. The steps to the apartment are easy enough to navigate but the steps to the upper floor of the apartment could present problems if you wish to visit the bathroom during the night, or descend with stiff joints, first thing in the morning. My wife and I are fairly fit 50+ and we had no problems. The only other fairly minor access problem concerns the shower. If one is not quite as slim as one should be, (must go on a diet tomorrow), getting in can prove to be a bit of a squeeze.
In conclusion, the pro’s far outweigh the con’s. Whilst the apartment itself is quiet, the area is quite lively with the bars and restaurants on the Salizzada San Provolo almost on your doorstep. My wife and I are regular visitors to Venice and this apartment is, in our humble opinion, one of the better places we have stayed.
A big thank you to the owner, your charismatic and cosy apartment was wonderful.

Wir haben eine Woche in diesem Appartment verbracht und unsere Erwartungen wurden zu 100% erfüllt. Es war sehr ordentlich und gepflegt und es war alles vorhanden, was benötigt wurde. Die Dusche war -wie schon von einem anderen user beschrieben- winzig, aber o.k.. Sehr niedlich war auch der kleine Balkon, auf dem man abends ein Gläschen trinken konnte, um den Tag ausklingen zu lassen. Unschlagbar die sehr zentrale Lage und die Nähe zum Vaporetto. Um die Ecke gibt es einen kleinen Campo mit Bistros, Restaurants und auch Einkaufmöglichkeiten. Der Besitzer, mit dem wir mehrfach mailten und auch telefonierten, hat alles sehr gut vorbereitet. Ich würde das Appartment jederzeit wieder buchen und es auch Freunden empfehlen. Dear Rob, it was a wonderful stay! Beatrix and Katharina
