The detached villa is designed to blend in with the countryside, infact it has the latest environmental equipment. Rocca Rosa : great destination for a super holiday. The appartment is equiped with all the things needed for every day life (nothing too luxury) BUT with a garden and pool like this, who wants to be inside ???? Very well maintained by the very kind owners. Being in the pool and looking over the sea is superb

Not what we expected!

The reviews pointed to a wonderful appartment however the reality was very different.We have stayed at many villas/appartments throughout the world and this was by far the most disappointing.

The worst aspect of the whole 14 nights was the adjacent building work which I would anticipate will go on for a couple of years and was very very noisy starting at 8am every morning particularly in our first week. No mention of this was made at anytime during booking.

After deciding to take our own sheets to avoid an additional cost of 180 euro we then found on arrival air con was 100 euro and the sun beds were chargeable too. The owners prowled around continually checking on their investment and never conversed with any of the other guests we talked to.

The appartment was poorly equipped, the kitchen area had no work surface, the microwave was broken, there was no oven, serving dishes or ignition on the hob.
The shower had a cheap curtain that meant the bathroom constantly flooded, the beds had poor mattress's. The mosquito net was taped up before we arrived, I spent most mornings trying to untangle it.

There are no home comforts whatsoever, normally we find buckets and spades, balls, nets, washing powder etc left behind by previous tenants, there wasn't even any toilet paper on arrival.

On a positive note the pool was great, the gardens beautifully kept ( the gardener was cutting the grass at 7.30am twice a week) and the Dutch people we met were as ever great company.

Residence Roccarosa is an excellent place, with an outstanding panorama on the sea, near to wonderful beaches. The apartments are comfortables and clean, the owners are kind and the service is good so I strongly recommend this property! I would suggest the months of june and september, when the beaches are less crowded, unless you are young and look for the people!

Beautiful and confortable residence

This apartment in the residence was really clean and close to the beaches and to the center of San Teodoro. The beach was amazing, just like as it is described, and the other beautiful beaches are within a very short drive distance.
The family on site, which own the residence, was very friendly and easy to deal with. They responded very kindly each time when we asked for things.
The beds were comfortable, the living room and the veranda were a nice place where we spent time, able to read a book fronting the sea or just to spend time with the family. The kitchen is equipped. The pool is amazing, the kids really enjoyed it, and there is a solarium with really nice sunbeds.
The town of San Teodoro is small, but there is a great variety of restaurants and bars.
Great value for money, would stay there again in a heartbeat! We really raccomande it.
