This air conditioned detached villa is situated on the dramatic pink granite coastline of Costa Paradiso, Sardinia, and offers stunning views of the sea which are breathtaking at sunset. The villa's accommodation offers master bedroom with ensuite. Two further twin bedrooms and additional bathroom. The kitchen is of modern Italian design with granite work tops, integral oven and gas hob, dishwasher and fridge/freezer. There are three sets of double doors from the kitchen/living area which make the area very bright and inviting and give wonderful views of the bay. These doors give direct access to a shaded patio area which then leads directly onto the deck which is surrounded by fragrant local planting. An ideal place to sit, eat and relax, especially to watch the sun go down with an excellent glass of the local chilled Rose! Stairs lead to an infinity pool with separate pool patio and 6 sun loungers. The property's aspect means that the sun is on the pool from morning until sunset.

Notes to the rental rates

• To secure a reservation 30% of the total rent amount is required upon booking. This amount is non-refundable in the event of subsequent cancellation. The full balance is due 8 weeks before the start of the holiday and in addition a damage deposit of 450 Euros will be required, refundable upon return. Rates include all linen and towels for use in the villa and one beach towel per person, final cleaning for one week rental and electricity. Two and three week rentals will receive 1 additional hour cleaning per week, plus change of linen. Renters are requested to make sure rubbish is disposed of, the fridge emptied and cleaned, dishwasher left empty and the barbeque cleaned. The cost of any further cleaning required on departure will be deducted from the deposit. Payments can be made in either Sterling or Euros.

• Gas - The hot water for the bathrooms and cooking is supplied via gas bombles outside. The pool is open from the beginning of May until the end of September. It may be possible to open the pool earlier upon demand, this will incur an additional charge.

Costa Paradiso Facilities

Costa Paradiso is a privatized community that takes care of its own roads and facilities, consequently it is very clean and well maintained. On entering the village through a barriered gatehouse you will proceed to the village centre. Here you will find a choice of supermarkets and gift shops. There is also an excellent fish mongers, butchers and fresh produce shop. It is at the centre that you will also find the Tabac to exchange gas bottles. There is an onsite medical centre available to residents (May to September). Costa Paradiso also has its own secret beach which can be accessed by a 10 minute walk along the headland. This delightful cove is well worth the visit. There is a tennis club on site which residents are able to join during their holiday. There are various courts here and swimming pools and also evening entertainment Costa Paradiso has its own dive school which is bookable locally. You can also take boat trips from here.

As Costa Paradiso is primarily a holiday village the shops are open seasonally (June- September) however May is especially beautiful in Sardinia for the array of wild flowers and ideal climate for walking holidays. The snack bars are open all year around and Linos does especially good paninis! Nearby Valleddoria (20 mins by car) provides a large supermarket for out of season visitors.
