This is our own spacious family villa with private pool. There is a large lounge (with TV, Satellite, DVD & hi fi) and dining area with patio doors leading to pool terrace, a cosy seating area, fully fitted kitchen with cooker, dishwasher, microwave, washing machine and fridge/freezer, also downstairs is a large twin bedroom & full bathroom with bath, shower & toilet. Upstairs is a large double bedroom, another large twin bedroom & a further full bathroom (there are 2 'z beds' if needed). Both bedrooms have doors leading onto a rooftop sun terrace. Outside there is a 9x5m pool with sun beds, patio furniture, barbecue & landscaped gardens. The villa is in a quiet cul de sac but is only 3 min walk to bars, restaurants & supermarket, 5 min walk to the famous 'strip' with its bars, restaurants & shops, only 15 min walk to the beach. It is ideally located as car hire is not required.Wi-Fi access, take your wi-fi enabled laptop to get internet access. NO SMOKING inside the villa.

Our villa is situated in what we believe is the ideal location. It is in a peaceful cul de sac but is only 3 mins walk to the nearest bars, shops and restaurants. There is a large supermarket less than 5 mins walk away (which also has a cash point), the 'strip' with all its bars, shops, restaurants, etc is only 5 mins walk away and a lovely beach is about 15 mins walk from the villa. The villa is in a part of Albufeira known as Areias Sao Joao, which is also sometimes called the new town. Albufeira old town with its charming square is about 2 miles away however there is a new 'train' (this is a bit like a childrens ride and runs on the road) which will take you there in less than 10 mins and costs about 2 euros (runs 24 hours a day).Several top golf courses are within easy reach. Further afield there are loads of places to visit such as waterparks, Zoomarine with its dolphin shows, historical towns such as Silves and many more. We can let you know the best places to book any excursion

Additional information about rental rates

  • All prices are for the villa per week, not per person. Rates include bedlinen, hand and bath towels. Cot hire is available at £15 per week. Villa must be vacated by 10.30am on last day to allow for villa to be cleaned for incoming guests. The villa is available from 3.00pm (we will let you have it earlier if at all possible). Our local manager will contact you soon after arrival to ensure all is well and provide any further information you might need. We require a non refundable 20% deposit to secure your booking and the balance is payable in full 6 weeks before departure. Please give us a call if you require any further clarification of any of this information. Please remember this is our own second home in Portugal so please enjoy yourself but at the same time respect our property. We do ask for a cheque for £200 as deposit against breakages and this will be returned to you after inspection on your departure from the villa. Have a great holiday and we hope to see you again.

  • There is a full bathroom off both the upstairs and downstairs landings, they both have toilet, bidet, bath with shower over, they have a washbasin set in a large marble worktop and both have large mirrors over the washbasin.

  • The master bedroom upstairs has a king size feature bed with turned wooden posts, patio doors lead out onto sun terrace. There is a large built in wardrobe and a dressing table with drawers. Also upstairs is a large twin bedroom, this also has a door leading to sun terrace, the window looks over the swimming pool. This bedroom also has a large built in wardrobe and dressing table with drawers. Downstairs there is another large twin bedroom with plenty of wardrobe and drawer space. All bedrooms are equipped with air conditioning to ensure a comfortable night sleep. Each of the twin bedrooms has a fold up bed which both have fully sprung mattresses. As with the rest of the villa these rooms are all NO SMOKING.

Notes: This is our own second home in Portugal, we are not a holiday company and believe that due to this we can offer you more flexibility at a more competitive price, just ring us and we will tell you as much information as we can. As this villa has a large downstairs bedroom and bathroom it is suitable for elderly, infirm. Linen and towels (bath and hand) are provided in the villa. Limited English channels (inc BBC & ITV) are available on satellite, you may bring your own card but we cannot guarantee that this will work. We require a £200 deposit against breakages which is fully refunded after checking at the end of the holiday. The villa is fully serviced by a professional management company and we provide you with the number of a local contact in case of any problems. Our local manager will call soon after you arrive to ensure everything is OK and give any advice needed. Travel Arrangements: We have lots of experience of travelling to the Algarve and lots of contacts for all services. We would be pleased to advise you of the best contacts for cheap, reliable flights and car hire, and we can discuss this in further detail if you give us a call. A full information pack is available and we will send this to you on request. We can arrange for a driver to meet you in the arrivals hall of Faro airport and take you direct to your villa for 55 euros each way (up to 8 people). These drivers are from a local professional tour company and we find can make all the difference to getting your holiday off to a good start. Remember we are not a holiday company so if you talk to us we can try and tailor things to make everything the best for your holiday requirements.

In the locality: The area is famous for its beautiful coastline with its many fantastic sandy beaches and also many secluded rocky coves to explore. The massive 'Algarve Shopping' complex is 10 minutes drive and the famous Zoomarine park with dolphin and sealion shows, fairgound rides and other attractions is about 15 minutes away. There are several other waterparks nearby which it is possible to visit. The famous 'strip' is a 5 minute walk away, this is a mile long street from Montechoro down to the beach which is lined both sides with bars, cafes, shops, restaurants. At night it comes even more alive with entertainment of every kind from karaoke and live entertainment bars, top class discos and nightclubs through to intimate & romantic first class restaurants. There really is something for everyone. There is a new train (a bit like a children's ride which goes on the road!) which will take you into the old town with its romantic and lively square for about 2 euros and takes 5 mins.

Golf: Golf Information for the Algarve, Portugal - Europe's premier golf area. There are currently twenty-five courses in the space of 100 miles of coastline, with more under construction. The purpose built golf resort of Villamoura with lots of great courses is 15mins drive away. Over the last few years the Portuguese Open has been hosted at Penina, Vila Sol and São Lourenzo, all of which are included in the list of top European championship courses. Sunny playing conditions and immaculately manicured fairways and greens are the norm in the Algarve. Salagodos golf is one of the nearest courses to the villa and is a compact course situated behind a long stretch of dune-backed beach. It very much like a Scottish links course, except the sun shines more often here. There are a lot of testing lakes, and most of the holes are near water hazards, so bring along lots of balls. Just 5 mins from the villa is the brand new Balaia golf village, this has a testing 9 hole par 3 course, driving range, putting and chipping greens so its ideal for a couple of fun hours or sharpening your game ready for the serious stuff later! Note – We can now provide you with a link to a website giving greatly reduced green fees and you can book tee off times on the Internet.

Villa Kezbea - Perfect Holiday Accommodation

September 2008 will be our fourth consecutive family holiday at Villa Kezbea, our first being in 2005. The villa is typical Portugese style, spacious, clean, well maintained and fully equipped with all necessary mod cons (home from home). There is also a lovely patio terrace with a barbeque and private pool. The Villa is situated in a quiet cul de-sac within easy walking distance of the beach. There are many restaurants nearby, all of a high standard and reasonably priced. Our favourite restaurants being Costa Rica, Sunset Strip and Sizzling Stone (cook own steak) to name a few. Watch where the locals eat and follow suit and you will not be disappointed.
For the party animals there is always the famous strip
with its many bars/clubs and entertainment.
There are many attractions in this area for sightseeing and at Zoo-marine you can swim with the Dolphins.
Car hire is not necessary as adequate transport is available
at reasonable cost.
The owner's of the Villa are friendly, helpful and provide very good service and will also arrange airport transfers, if required.
With the good Algarve climate, friendly and helpful local people, and the many excellent attractions and eating places in the area, Villa Kezbea is certainly ideal for a perfect family holiday.
We would have no hesitation in recommending this property to our friends.

Excellent villa - great location

We stayed in Villa Kezbea early June 2009.
It felt like a home from home and We really enjoyed our stay.
Our party consisted of seniors, adults and children and the villa was perfect for ou.

Ann, the property manager, was excellent and nothing was too mucg trouble for her. The owner, Kevin, was also friendly and helpful.

We hope to be able to return to the villa.

Had stayed in the area before but wanted a place nearer to town without being noisy. This villa suited all our requirements, comfort, size, location etc. As other review states, photos do not do it justice.
The major problem we had was finding the kitchen light switch!!!! All in all a lovely place to stay and would recommend it to anyone with or without families and with or without golf.

Love the Algarve -you'll love this Villa

Been to the Kezbea twice, and enjoyed this great villa on both ocasions. Great location - nice quiet cul-de-sac , but just a five minute walk to the Strip. Great pool , large well kept rooms and a caring owner. Tried to go again this summer ( 2008) but already booked up , so we'll book earlier next year. Safe parking , great beach 20 mins walk away - sounds like a trek but you pass dozens of pubs and shops on the way - so don't worry. Supermarket 2 streets away - try the New Dubliner bar ( if you can get in). Satellite TV helps when you've had too much sun. Defy you not to rate it highly.

Saw this villa & loved it straight away, photos didnt do it justice, when we arrived it was stunning, one of best holidays ever-Lindsay & lee. Beautiful villa in a great location, so good coming back in October - Lynda, Lance & Family. Villa Kezbea is one of the nice 'home from homes', we would definately recommend to family and freinds - Paul & Kerrie. The villa was equipped with everything we needed, will definately be back in the future - Kate Stuart and Gang. Kev, nice one for an absolutely stunning villa and a well good holiday, absolutely fantastic - Mike, Varon, Tom & co. Villa lovely, weather fantastic, food great, what more could you want, we will be back - Pam Craig and family. Weather food and villa were wonderful, we really enjoyed the holiday, thanks again for a great villa which we would highly recommend - Jim, Moyra, Nicola, Sarah & Family. Villa was superb, well equipped, much larger than anticipated and ideally located, we will certainly return - Jean, Allan & Family.
