Situated in Edinburgh city centre, walking distance to the Edinburgh Zoo (where the UK's only Panda bears are), Grocery Shops, Golf, Parks and just minutes by bus to Princes Street, the Castle and Royal Mile (bus will drop you off right on the Mile!) is our rather unique city centre offering of a Victorian house! Dining Room, Living Room, Fully fitted Kitchen and an English conservatory which overlooks your private garden.

Scottish touches throughout, linens, towels, electricity, dish powder etc all included. Coffee, milk and biscuits await.

We take pride in our service and care of all guests and have great reviews in our guest book from American, Canadian, French, Australian, German, and British guests.

Wii & games, highspeed internet for guests with laptops.

Featured in a issue of Scottish Life Magazine for comfort and affordability.

Driving to the castle and surrounding area is not recommended due to little to no parking, locals don't do it and neither should you! The main tourist attractions are only a 15 minute bus journey from our house (which includes the bus stops) and the bus stop is a 2 minute walk from the house. If you like walking then that is possible too but you may wish to save your energy for the royal mile and castle.

We are located within walking distance of 3 golf courses. One of which is across the street, a 5 minute walk and does rent out clubs. The others are less than 1.5 miles away. Also within walking distance (0.7 miles) is the Edinburgh Zoo, a grocery store, library and a fabulous formal park on over 47 manicured acres (known as one of Edinburghs Jewels). There is also a child's play park. Asda supermarket is five minutes by car.

Edinburgh Villa is owned by a Scottish Family,: This is now our 4th year of holiday rentals and we improve the house every year!

Edinburgh is the capital of Scotland: and one of the most beautiful cities in Europe. The city centre which boasts it's landmark castle high on a volcanic rock is surrounded by parks and offers many other sites to see and things to do. The castle overlooks 2 busy streets, the cobbled 'Royal Mile' running from the castle to the Palace of Holyrood house and home to old cathedrals, eclectic shops, eateries, pubs and historical attractions. The worlds famous Princes street is Edinburghs busiest high street with shops including Marks & Spencers, Boots, Jenners department store, Barbour, HMV and much more.

Refund Policy: 100% of deposit refunded if cancelled at least 12 weeks prior to check-in. 50% of deposit refunded if reservation cancelled at least 8 weeks prior to check-in. No deposit refunds for 8 weeks or less.
