This beautiful new detached Spanish villa with three good sized bedrooms and private pool is situated on a small hillside development within the beautiful Orba Valley with stunning panoramic views of the Mediterranean Sea. The villa lies close to the charming Spanish village of Rafol de Almunia and yet within 15 minutes drive of Denia`s family friendly sandy beaches and night life. Denia also has trendy shopping and a lively bustling market in the early evening by the harbour. The villa is tastefully furnished, air-conditioned, centrally heated, 3 double bedrooms and has 2 bathrooms (1 with full size bath). All living accommodation is on the same level with the added benefit of a covered terrace leading off from the lounge/kitchen areas which is ideal for outside al-fresco dining on the warm Mediterranean evenings. Location:Rafol de Almunia is a typical Spanish farming village within the Orba valley on the Northern Costa Blanca. The surrounding landscape consists of a mixture of hills, mountains with valleys full of citrus, almond and olive groves. A holiday away from it all for walkers and cyclists and yet within 15 minutes of Denia`s sandy beaches, watersports, night life and La Sella golf and tennis. The traditional Spanish country towns of Orba, Denia, Oliva and Pego also lie close by. The area retains its local Spanish culture with many fiestas during the year, featuring a wide variety of different events , including street dancing, firework display, marching bands, religious celebrations and parades. Authentic Spanish restaurants are plentiful. The villa is situated approximately 1 hours drive from the airports of Valencia and Alicante, via the excellent A7 motorway. Within easy reach of water sports, tennis, four golf clubs, beautiful mountain walks and challenging cycle routes.

    25% deposit to reserve the property, plus £200 refundable damage deposit. Damage deposit will be returned at end of holiday after a final check. All payments by normal bank transfer, balance due 8 weeks before rental starts. A failure to pay on time could lead to reservation being cancelled.

Nearby Tourist Attractions: The villa is approximately 15 minutes drive from the spanish towns of Denia, Oliva and Pego. Oliva is famous for it`s weekly fruit and vegetable market held every Friday morning. Other local attractions include Vergel Safari Park and Go Karting. A drive to the mountain village of Guadalest is a must. Enjoy the quaint local shops, narrow cobbled winding streets and spectacular views from the village square. Rafol de Almunia is only 30 minutes away from Benidorm with it`s Water Park 'Aqualandia', animal theme park 'Mundomar' and large theme park 'Terra Mitica'. You can also catch the daily ferry to Ibiza from the nearby Port of Denia.

Beaches: There are excellent sandy beaches all along the north Costa Blanca offering childrens play areas, sun-beds and parasols and various water-sports. Bars and resturants along the promenades.

Golf: There are some great golf courses in the area. The Olazabal designed La Sella golf course and the new Seve Ballesteros designed golf course at Oliva Nova Golf are only approx 15 mins drive.

Lovely & Quiet

The property is just as described, it was lovely. Negotiating the shower curtain in the main bathroom was sometimes a challenge but apart from that it was perfect. Very clean with everything you needed. There was even bits & bobs in the cupboard like dishwasher tablets, coffee, salt, pepper, sauce etc which was really nice.

You can get fresh bread in the village at the bottom of the hill & the little shop sells just about everything.

When we were there is was very very quiet which was lovely but a block of about 10 apartments has just been built directly behind the villa which might change that in the future.

Plse note, a car is vital! Denia is at least 30 mins away.

All in all, a great holiday in a lovely place.
Owner's Response: It is very pleasing to see reports from renters who have really enjoyed the quality of the villa and its peaceful surroundings.

The shower curtain has recently been replaced by a very smart glass cubicle in the shower room.

There have been no problems with noise from the rear apartments and there communal pool area is well away from the villa.

There are other beautiful beaches apart from Denia which can be accessed in 20 mins. Details for directions to these beaches and eating places are in the information pack kept at the villa.

Quiet, that's just what the doctor ordered!

When deciding on our first holiday together, my partner and I were looking for somewhere relaxing and private. We found Rob's villa in the internet, read the reviews left by others, looked at the local area and were hooked - and I have to say we were not disappointed!! The location was superb, with mountains on both sides and a view (albeit a few miles away) of the sea - all from the front of the villa. The property itself was immaculate - every square inch was spotlessly clean, all rooms have modern fittings and decor. The pool and the surrounding terrace were also of the same standard (and a fantastic sun trap from 10 in the morning till 6 in the evening)! Communication with the owner was first class and there was backup just down the road when the key stuck in the door!
Directions from the airport were helpful although I'm glad I downloaded some Google maps of the surrounding villages as the last few miles proved interesting (you try crossing a bridge that's closed for repair)!
The town of Ondara proved a life saver as it has a large shopping centre with a very large supermarket - and only 15 mins from the villa.
The nearest seaside town of Denia (about 30 mins drive door to door) was really nice. A fantastic beach, plenty of parking and some really good restaurants - very busy about 9pm. The harbour is pleasant to walk round as was the mini-market of stalls selling a range of jewellery and hand-made goods.
We were extremely lucky with the weather (only saw a handful of clouds the whole week!), had a fantastic, relaxing time and would certainly go back again.

After two first-rate holidays at the coast in Denia, we made the decision to stick with the Costa Blanca but somewhere a little more private, peaceful and relaxing.

Our searches presented a wealth of new build villas, and our choice was founded upon the spacious look and quality décor of Rob’s Villa.. We were not disappointed!

A short drive from the main A7 motorway takes you through a beautiful natural area of Spanish countryside dotted with citrus and vine plantations as you ascend the mountainside to Residencial L’almunia

We were greeted at the villa and found everything surpassed our expectations. The living area is spacious and airy. Each bedroom is large and comfortable with quality furniture. The kitchen is very well equipped and opens out onto the balcony area where sitting and eating a meal is made very special when enjoying the vast open views from the hillside over the Orba Valley to the Mediterranean.

Outdoors is very private and offers both sun and shade. The pool proved large enough for our family of 5 to all join in the fun and the patio area served to be the perfect barbeque spot as the sun went down.

Local villages are within a couple of miles and stock the essentials plus local bars and restaurants. A 10 minute drive will get you to larger supermarkets. The beautiful port town of Denia and the beaches are within 20 minutes. Access to theme parks, water parks and a variety of entertainment plus some of the best beaches and coves in Spain are all within an easy drive up or down the Coast.

We are all counting down to a second holiday here and would highly recommend this Villa not only for it’s quality but for it’s location.

We stayed in this villa in July 2006 , the villa itself was immaculately kept with all the mod cons and very modern in style , the pool was maintained by a poolman on a regular basis . The location is up in the hills but it doesn't feel to remote but a car is an absolute must . We visited lots of different places the beaches were beautiful and very clean and not to crowded . There were a couple of supermarkets not to far away but again you did need the car ,Denia itself was very nice and overall we had a fantastic holiday i would recommend the villa to anybody our dealings with owner and the exchanging of keys was a breeze as was getting to the villa from the airport as the owner provided us with a map and instructions even we didn't manage to get lost . I would reccomend a visit to Calpe, moraira , Javea and also Valencia which is easy to get to by train . We took a drive into Denia at night on many occasions the restaraunts were quite good the shops were nice as was the market we would definately go back again .

Superb !

My husband, myself, our son, daughter--in-law, and (then) 7 year old grandson, spent a week in Rob's beautiful villa in August 2005.

The villa is exactly as described, up-to-date decoration, furnishings, clean and very well-maintained. The air conditioning was a welcomed added bonus. My grandson thoroughly enjoyed the swimming pool.

We mostly ate at the villa, on the terrace. We did have a wonderful meal at a restaurant on the outskirts of Rafol, but unfortunately I can't remember the name - might have been something about windmills. It was owned by a British couple.

We mostly spent our time relaxing at the villa, although we did visit Terra Mittica. It's best to go after 5 pm when it is cheaper (and cooler). It doesn't close until midnight, so an evening visit is the best option if you want to miss the heat and the crowds.

I would gladly recommend the villa to my friends and other family.
