This luxury, spacious, ground floor apartment is set within the exclusive Ses Penyes Rotges Golf gated community in Nova Santa Ponsa close to Port Adriano in SW Mallorca. The large private terrace and garden overlooks the landscaped gardens and the pool is just in front of the apartment. The sun terrace and indoor pool are just a short walk away. It has been tastefully furnished to a high standard with all the latest appliances and everything to make this a truly home from home experience. It is fully air-conditioned/centrally heated and has secure underground parking. There are two tropical pools, one with a children's shallow area, in addition to the 25m heated indoor swimming pool, making it ideal for all year round use. Set in a beautiful quiet location, close to the sea, golf courses and all the main family attractions, yet only 20 minutes from the airport, this is the perfect place for families and adult groups to relax and unwind. This is an ideal location for both families and adult groups alike, having both the peace and tranquillity of the apartment complex, yet with the beautiful cosmopolitan city of Palma with its architecture, culture, designer shops and restaurants only a 15 minute drive away. There are many beautiful beaches and coves to discover around the island and the area is a golfers paradise, due to the mild weather influenced by the micro-climate in the SW of the island. Port Adriano is a short walk, (2 minutes by car) with its sandy beach and marina and several shops and restaurants. Santa Ponca is a 2 minute drive and has a golden sandy beach, supermarkets and shops, restaurants and bars. Puerto Portals with its chic marina is a 10 minute drive and is the ideal place to relax and unwind. Within a 5 minute drive there are all the main family attractions such as Western Water Park, Pirates Adventure, Aqualand, Nemo Submarine, Golf Fantasia and bowling at Festival Park just north of Palma.

  • We have a guest bed/cot bed to sleep a 5th person. Deposit: A deposit of 30% is required to confirm a booking, which will be deducted from the total cost of your booking. The deposit will be non-refundable in the event of a cancellatiion. No booking can be confirmed until a deposit has been received and the payment cleared. The final balance will be due 8 weeks prior to the commencement of the holiday. Damage and security deposit: A security deposit of £250 is required which will be fully refundable when the keys are returned and our agents confirm that there is no damage or additonal cleaning required in the apartment. Any additional cleaning or damages will be deducted from this deposit. Payment details will be sent to you when a booking has been confirmed, and the keys and directions will be forwarded to you prior to your departure. LONG TERM RENTAL AVAILABLE FROM 1ST OCTOBER 2009 TO 31ST MARCH 2010. PLEASE ASK FOR RENTAL RATES AND TERMS.
  • Your apartment will have been fully cleaned and prepared ready for your arrival with fresh bedlinen and towels. Pool towels are not provided. We advise that you bring your own bed linen for the cot bed. Our property management company is based in Santa Ponsa and is on hand 24hrs a day to resolve any problems or queries quickly and efficiently. Any additional cleaning/damages at the end of your stay will be deducted from the security deposit.

Notes: The property is approached through electronic gates and there is a telephone intercom system linked to each apartment. There is underground parking and ample communal parking adjacent to the apartment and on the complex itself. The heated indoor pool provides toilet and shower facilities and is open all year round. The living area is 125m2, the terrace 41m2 and the SE facing garden is 96m2. We have fitted locks onto each of the patio doors for the safety of young children, as the doors open out onto the terrace, pool and gardens. Both bedrooms have large fully fitted wardrobes and their own luxury en-suite facilities. There is an additional guest toilet with wash basin and added storage. We have a guest bed/travel cot to sleep a child/infant. Each bedroom is large enough to accommodate either the guest bed or cot. Bedlinen and towels are provided but not pool towels. Rental rates shown are for a maximum of 5 persons.

Accommodation: The apartment is very suitable for families being situated on the ground floor and directly in front of the pool just a few steps away. The heated 25m indoor pool is ideal for all year round use. Set in a gated community the main gate is electronic and residents may enter using the remote control key provided. There is underground parking with direct access to the apartment. There is a telephone intercom system which is connected to the main gate. The living area has two large sofas, a flat screen TV, satellite, and a DVD player. The master bedroom has a king size bed and enjoys luxury ensuite facilities including a jacuzzi bath, double basins and a separate shower and toilet. The guest bedroom has its own luxury ensuite shower room with basin and toilet. All rooms have beautiful views across the pool and gardens. There are locks on all patio doors for added safety with young childen.

Facilities: In Port Adriano, a 10 minute walk away, there is a marina, (currently being expanded and due for completion Spring 2010) a 5 star hotel, Spar supermarket, several restaurants, bakery, banks and a childrens park and fun-house. Larger supermarkets and a wider range of shops together with restaurants, banks and pharmacies may be found in Santa Ponsa, just a 2 minute drive away. There is a Medical Centre in Santa Ponsa, with English speaking staff, with an emergency service, should this be required. At Puerto Portals there is the chic marina with its luxury yachts where you can enjoy a drink or a meal in one of the many quayside restaurants and bars. Port Andratx has a wide variety of restaurants situated along the harbour. Santa Ponsa Country Club which offers a restaurant, tennis, gym, spa, is a 2 minute drive from our apartment.

Travel: Palma International Airport is approximately a 20 minute drive. There are several car hire companies operating from the airport and we can personally recommend a local car hire company, please ask for details. Child seats and booster seats can be arranged through most companies. There is a bus stop just a short walk from the apartment complex with regular services to Palma, Santa Ponsa and surrounding towns. Taxis operate regularly in the area and are reliable and inexpensive, a taxi to the airport will cost approximately 30 Euros. There is an excellent cycle path which runs from Port Adriano along the coast towards Puerto Portals which is ideal for families, walkers and joggers alike.
