The apartment has a great location, in Valencia city. It has a charming, rustic look with its brick walls and high ceilings. The apartment's living room and kitchen are open plan with a breakfast bar for dining or just having a drink. It also has a patio area with a table and chairs for 2 although it doesn't get sun all day. The kitchen is fully fitted and equipped with everything you need. The flat has a private entrance on the ground floor (perfect for people with children or those who are unable to manage stairs). The apartment's position at the bottom of the building allows it to be cool throughout the hot, Valencian summer. However, it does have an effective ceiling fan system and also portable fans if necessary. If you are staying in winter, we have gas central heating. There is a double bedroom, a smaller bedroom with a double sofa bed and also an extra sofa bed in the living room. So the apartment can accomodate up to 6 people if you don't mind sharing a bathroom.

Notes to the rental rates

• This is a rough guide to prices.
  SPECIAL RATE FOR EXTENDED STAYS more than 2 weeks.
  Bookings during festivals (Las Fallas, Easter,etc.), public holidays and international sporting events (America's Cup, Moto GP) will have a minimum stay of 5 days and a variation to price.
  The rate for Las Fallas is 150 euros/night and 850 euros/full week. (discount for an extended stay is possible).
  The rate for The Grand Prix (August 23-25 2008) is 125 euros/night.
  Until confirmed, rental rates are subject to change without notice.
  
• Rental costs:
  We require a holding deposit of 30% of the total costs or 150 euros minimum.
  We require the remaining balance 1 week before your arrival so if you prefer you can just pay it all up front at booking.
  Security Deposit:
  Guests who reside in the UK - 140 GBP to be paid to our UK account and returned to your UK account on departure (this will avoid any extra cost)
  Guests who reside in Spain - 200 Euros to be paid to our Spanish account and returned to your Spanish account on departure (with a 2 euro fee)
  Guests from other countries - 200 Euros to be paid by paypal (which will be returned minus 10E fee). If paypal is not possible, it will be returned minus the bank transfer fee (roughly 10-20 euros)
  There is an admin / booking fee of 4%, added to the total cost at the time of booking: Paypal (Apartment Valencia). We would also accept a bank transfer direct to our bank account in Spain.
  There is no cleaning fee and so guests are responsible for leaving the apartment
  
• (1) Arrival and departure times are reasonably flexible as long as it is not a changeover day where departure must be before 12 pm (we try to avoid these as much as possible). However we have to work around Miles' work schedule so they are as follows:
  Monday and Wednesday - not between 5.30 and 7.30 pm
  Tuesday and Thursday - not between 12.30 and 2.30pm or between 4.30 and 8.30
  Friday - not between 3.15 and 10.15 pm
  Saturday - not between 9.30 and 1.30 pm or 5.30 and 8.30 pm
  Sunday - not between 9.30 and 1.30 pm
  Arrivals after 9.30pm, a key pick up can be arranged with Miles - ask for details

Arrival and Departure

(1) Arrival and departure times are reasonably flexible as long as it is not a changeover day where departure must be before 12 pm (we try to avoid these as much as possible). (2) At the end of the rental period please leave the property in similar condition to how it was found. It will be cleaned before check in and after check out but the after cleaning does not include dishes, rubbish clearing, etc. Any additional cleaning costs or damages incurred will come out of the deposit. (3) Linen: Please leave dirty linen in the bath at the end of your stay. Feel free to change sheets as often as you like but please use the washing machine. If there are more than 4 guests there will be a small surcharge of 15 euros per person.
