The good thing: the studio is centrally located in a lively section of Nice, with the city center in easy walking distance.
Other than that, we were underwhelmed. The studio did not meet the minimum standards of cleanliness. Everything was coated with a thick layer of dust as if it had not even been casually wiped down in several months. The first thing we did upon arrival was wipe down and vacuum those items of furniture that we needed to use. The furniture was, while not old, extremely worn out and uncomfortable. For example, there were tears in the seat of one chair. The folding bed/couch was dirty and stained. Upon washing the gray towels and washcloth provided by the owner, we discovered that they were actually white and light blue. The staircase was very narrow and difficult to manage with a heavy large suitcase. We had not been told it was under reconstruction (which would have been a deal breaker), rendering it borderline life threatening; this was made more difficult because the lights did not stay on long enough to reach all the way up- or downstairs.
Upon our arrival, the washing machine mentioned in the description did not work. We were told a friend of the owner, who fixes things for him, would fix it. Upon departure(!), we were told that said friend hadn't been there to fix anything because he was on vacation. (We didn't notice only because we had managed to fix the machine ourselves.) The kitchen appliances were dirty, some of them (salad tosser, thermos) even slightly moldy. The bathroom was a mess. Everything worked, but it was dirty and stuffed full of strange and unnecessary things that only gathered dust.
If we had booked this location through a travel agency, we would have immediately taken pictures as evidence and demanded a full refund. (The only thing keeping me from linking to the pictures we did take are the rules for posting here.) We plan to return to Nice someday. But definitely not to this particular dump.

Owners Response: Even before the tenant wrote the review above, I wrote an email to him, to which unfortunately he didn't respond. A few days before he arrived, the maid, Isabelle, who was pregnant (without my knowing of it), had a miscarriage. She did not say a word to me about it, and there was no way I could do something about the apartment. So, yes, obviously, as written above with grace, the apartment had dust, since it hadn't been occupied for a few months. As for the machine, if it was so easy to repair it, then it's fine, I'm glad to hear that. The machine is only one year old... I'm absolutely conscious that finding dust in an apartment isn't pleasant at all. And more, Isabelle, still under the shock of her miscarriage, forgot the time of the appointment for the check-out, another mistake of hers of which I also told him how sorry I was. She arrived, one hour late. It was the evening before the actual departure, so there was no big crime. She was accused of not being serious, etc., except that she had had a real problem to deal with. Hundreds of people have already come to my apartment, I can't say how happy I am about that. Some have become friends. And come back again and again. Last year, a lady from the UK came 3 times within a few months. Here and on my website the reviews show that this question of cleaniness is simply not an issue. Isabelle made a few mistakes this time, first of which she should have told me. I have apologized. Her personal situation, of which I informed the tenant as soon as I heard of it, just after they left, hardly didn't make things any better. Fine. That's how it is. There are other places to stay in Nice, this is a wise decision of them to take.
