Privacy, 360 degree panoramic views and large pool

Our traditional Italian farmhouse has living quarters on the upper level and the stores below - typical of many in this part of Italy. Upstairs is a very large open area with the kitchen, the dining area and the sitting area. A large fireplace dominates the sitting area and a small Italian stove ('stufa') adds to the feel. Off this main room are 3 large bedrooms, two with 2 single beds and one with a double bed. The sofas in the main room also convert to 2 single beds if required. The villa sits on a very quiet mountain road with a new, large 15m x 6m swimming pool and panoramic views from every angle. The garden is completely fenced and very safe for children. The hamlet of Piandicastello is about 50 meters along the road and there are two very nice restaurants within walking distance. The quiet roads around are perfect to walk, cycle or drive and explore this marvellous part of Italy.

Notes to the rental rates

• We normally ask for 50% of the total on booking and the remaining 50% 8 weeks before arrival.
  
• My Scottish (English-speaking!) cousin Frances lives about 30 minutes away from PiandiCastello and looks after the house for us when we are not there. She'll make make sure the house is ready for you and if you need some advice or help, will be happy to help. Her mobile number and contact details are in the house. We also have a gardener and pool man, Gaultiero, who will pop by every couple of days to ensure the pool is crystal clear and the garden is looking beautiful. He is a real gentleman and is happy to offer help and advice (in Italian!).

All went very well at the house. It is a very nice place and the layout is perfect for young kids (i.e. everything on the same level and all rooms feeding off the central living room). The main bed is the comfiest I have slept in for years. I can't think of anything you need to do to improve it. The pool is outstanding (by far the longest private pool I have seen - good for laps) and the views are superb. The man that cleans the pool is an asset for you. The local villages are all very nice and the local forts and castles are surprisingly interesting (I say surprising because they are not well known, but places like San Leo would rank as good as many on say the Rhine). All of our party were extremely impressed with the villa. It had everything we needed in it and the views and the many walks that we went on were superb. The best restaurant in the area, which also happened to be inexpensive, was within easy walking distance, so there was no need to use the car in the evening to seek out food. Adding in fire flies in the evening, the proximity to San Marino and the coast, all in all a superb holiday - I am sure that I will be contacting you with a view to using the villa again in the future. Perhaps the best part of staying at the villa was just being able to chill out beside the pool and watch the countryside unfolding in front of you - with a chilled glass of Prossecco where possible!
