The centuries old farmhouse, in the heart of Renaissance Italy, offers utter privacy, peace and tranquillity with hardly another house in sight; yet it is near to excellent shops, restaurants and places of interest. It is our home for part of the year. This is reflected in the quality of furnishing and equipment. Our price is higher than similar SEEMING properties - over nearly 20 years we have had many returning families: testimony that La Dogana provides an exceptional experience. 2009 was fully booked. The well kept garden is full of scent giving plants - roses, honeysuckle, rosemary and lavender. Birds and butterflies galore; also fireflies, lizards, porcupines, black squirrels and hedgehogs. The swimming pool has glorious views towards the hilltop village of Monte Santa Maria Tiberina. A wonderful English couple look after the house - there has never been a problem they couldn't solve.

The area is still much less touristy than Tuscan 'Chiantishire' and the people are so welcoming (especially if you speak even a few words of Italian). Citta di Castello (15 min) is a delightful medieval town with every sort of shop + banks + restaurants. You will not be able to visit all the places of interest nearby in even a 3 week stay. There is a mass of cultural interest without tackling the sweaty crowds in Florence or Siena. Top local man is Piero della Francesca (Monterchi, Arezzo, Sansepolcro + Urbino). Plus Perugino, Pinturicchio, Signorelli +++. In the summer months there are many musical and cultural happenings. The countryside is fabulous and unbeatable for walking and riding. The air is as fresh as you can find it. The atmosphere both relaxing and stimulating.

THE PROPERTY: La Dogana was lovingly restored nearly 20 years ago. The original character and features remain. It is utterly private and guests speak of a special aura of tranquillity. There are spectacular views in all directions with the hilltop village of Monte Santa Maria Tiberina seen over a patchwork of fields and woods. There is masses of space for 10 people. 3 bedrooms have en suite bathrooms. There is a choice of alfresco eating spots. The property stands at 450 metres and the walls are thick enough to keep the house cool in summer.

THE GARDEN: The 2 acre garden merges into the surrounding countryside. It is a haven for wild flowers and butterflies. The pool is marvellously positioned and has a good supply of teak furniture and umbrellas. It is regularly cleaned. There is a boules pitch, a climbing frame and a ping pong room (also darts and fussball).

THE NEIGHBOURHOOD: Tennis, horse riding and golf are nearby. Water sports at Lake Trasimeno (1 hour). Assisi, Perugia, Sansepolcro, Arezzo, Gubbio, Spello and Cortona are all within one hour. Day trips can be made to Florence, Siena, Ravenna, Urbino, Spoleto, Todi and Orvieto. Citta di Castello has every kind shop and the area abounds with family run restaurants serving local dishes. Airports other than Perugia (Ryanair, Stanstead) 45 mins from house - Bologna, Florence + Ancona (2 hours), Pisa + Rome (under 3 hours). N.B. Ryanair keep changing Perugia schedules - they did Saturdays in 2008 but may drop to 5 days a week in 2009).

Other Activities: boules, ping pong, darts ... and chilling out.

This was our third holiday in La Dogana but certainly not our last. At the heart of the experience of La Dogana is the perfect balance between the house itself and its location. The house is not just comfortable but full of character. It is sprinkled with many quiet nooks and crannies in which to read or snooze, sheltered from the Umbrian sun, but at the same time offers many options for more active guests including a superb pool and table-tennis room. The house is well maintained and offers an impeccable customer service including an extremely useful and well-drafted "house book". But the attraction is not just the property itself but also its location. La Dogana's situation is secluded and peaceful. It commands superb views across the valley where it is located. We liked best of all having pre-dinner drinks on the upper terrace as the sun set on the very same Umbrian landscape which inspired artists many centuries ago. The nearest town, Lerchi, offers reasonable shopping - not to mention excellent ice cream. Not much further away La Citerna is well worth a visit - its small conversation- and cappucino-filled piazza constituting in effect an outdoor communal living room for its villagers. The nearest large town, Citta di Castello, is elegant, unpretentious, interesting and well provided for in shops and restaurants. Within easy striking distance for comfortable day trips are several towns of artistic interest, such as Arezzo and Sansepulchro, as well as many of the most beautiful cities in the world including Perugia, Assissi and Gubbio. In short the achingly pleasant dilemma is that La Dogana is so attractive that one would like never to stir from it and yet the surrounding area is so full of attractions that one would like never to stay at home. It is in the daily resolution of that dilemma, different strokes for different folks, that the pleasure and excitement of La Dogana most resides. Our four adult daughters and their significant others each enjoyed the holiday in their own chosen way and would wholeheartedly add their "Amen" to this small hymn of praise. The line from Shakespeare's sonnet captures something of our experience: "When I consider everything that grows, holds in perfection but a little moment...."

Easter at La Dogana

We had the most wonderful Easter holiday at La Dogana. The house is lovely, etxremely comfortable and very cosy sitting around the log fire in the evening. It's a pleasure to come home to after a happy day sightseeing and walking through the stunning countryside all around.
Visiting the surrounding villages and small towns is the perfect way to spend a week or two and the local restaurants are delightful.
After twenty years of renting villas in Italy La Dogana is one of the loveliest and most memorable. We definitely hope to return.

Umbrian heaven on earth

We've been staying in Italy pretty much every year for the last 10 years, and I can honestly say this is the loveliest house we have ever visited. La Dogana has it all - stunning views, a beautiful pool and garden, lots of games on site, and a wealth of delightful mediaeval towns in easy striking distance. But above all it's not an impersonal holiday let, but rather the loved country home of its owners - comfortably furnished and prettily decorated, lined with books and paintings, with a fantastically well-equipped kitchen (even a kettle - an unheard-of luxury in Italy!)

A typical day for us: breakfast on the terrace with views across an unspolit wooded valley to the ancient walled hilltown of MSM Tiberina - a morning pottering around Citta di Castello or Sansepolcro, followed by the inevitable Italian lunch - a lazy afternoon reading by the pool, while the children splash around, watch lizards, or thrash each other at table tennis - supper watching the shadows lengthen across the valley in the evening sun - and a highly competitive family bocce (bowls) tournament over a bottle of wine to round off the evening.

We stayed with another family, with a total of 4 adults and 6 boys ranging in age from 11 to 18 - with so much indoor and outdoor space and so many lovely places to sit and gaze at the view we never felt crowded. It is an intensely peaceful place, the sound of birdsong and bees buzzing in the lavender all you can hear most of the day. We saw hares in the fields nearby, and rescued a large hedgehog who had clambered into the pool overnight and was looking very sorry for himself on the top step when we found him. Porcupines also visit the garden - we heard some strange scratchy swishy noises overnight, but we never saw one.

The local towns are not grand and busy like Florence or Perugia, but they're nonetheless dripping with atomsphere, art and architecture. Larger places including Gubbio, Perugia, Cortona, Arezzo and Assisi are easily reached, and the famously inaccessible Urbino is well worth the longer drive across the mountains. The frescoes in the Oratorio di San Giovanni there were breath-taking.

Mark and Jocelyn, and their English-speaking agents in Italy (Jim and Carrie), have made this house a place you never want to leave. They have been attentive to our interests and needs, made suggestions of things we might enjoy, always responded quickly to queries, and made us feel for a brief while that this bit of paradise was ours too.

A week at La Dogana in early July

We had a very happy week at La Dogana, with two families, and five children aged 6, 5, 5, 3, 1. The house is beautiful with bags of character, and a lovely big garden which is now very well established and a pleasure to be in. There is lots of exploring for the small folk, both and the house, and in the near vicinty. The pool was undoubtedly the highlight - which was fantastically warm - a real bonus, as a cold pool would have been a problem for the kids. There were pool toys galore, and the children spent hours at a time in the pool.

THe house itself has lots of bedrooms, more than we needed, i think we had two unslept in beds, and we took an au pair! There was lots of choice of where to eat....outside upstairs, outside downstairs, by the pool.....and the kitchen was very well equipped. We were left wanting for nothing. We also used a local girl Narayana on three nights who came to cook for us, giving the Mum's a holiday after kids tea. She was good value, and most importantly a great cook - so we played boules, or table tennis whilst she prepared and laid out supper..lovely.

Day trip was only to Gubbio, comedy 'cable car'..more like cages to the top of the hill, great hit with the young folk, and then lots of adventures in the woods at the top of the hill in Mt St Tiberina and in the stream at the bottom of the hill.

You really really need a car at La Dogana, there is not quite even a bar in walking distance...but the charm far overcomes the need to drive everywhere. Without small children you could walk a lot further for lunches/drinks...

Overall, lovely lovely place, a real find, and highly recommended.

Wonderful holiday

We have stayed at la Dogana for two family holidays and will definately go back again. It is the most wonderful place, the house is extremely comfortable whilst keeping all it's original charm. It is very well looked after by a very nice couple and always immaculately clean. It is in such a stunning setting with wonderful views and very private. The pool is lovely and there are plenty of other things for children to do at the house and then, of course, so many places to visit nearby both cultural or sporting. A really, really special place, highly recommended.
