Charming 1885 Victorian lakefront Cottage located only one mile north of Basin Harbor resort with approximately 200 ft of shoreline nestled on nearly an acre of beautiful tall pines. Cottage has all the charm of a traditional lake shore summer home with many modern amenities. Enjoy meals on the large screened-in porch or rock the day away on the large, open front porch overlooking the water. Relax in the living room in front of the beautiful stone fireplace. Wonderful upstairs sleeping porch gives the feel of sleeping under the stars. Kids can swim the day away on the sandy, shallow beach or enjoy the swing set overlooking the beach.

Enjoy swimming, fishing, boating (dock and mooring provided), bike riding or jogging. In your boat you can explore the rugged NY coastline across the lake or venture up the nearby Otter Creek to the base of the falls in Vergennes. Basin Harbor resort is only a mile away and boasts a fine 18 hole championship golf course and Lake Champlain Maritime Museum. Basin Harbor also has a friendly pub and fine dining restaurant for those nights you just don't want to cook. Wonderful hiking trails are nearby at Button Bay (2 miles away) and Mt. Philo State Park (10 miles away). The quaint downtown of Vergennes is only 6 miles away and Middlebury and Burlington (only 20 and 30 minute drives respectively) are great towns for shopping, dining, theatre, etc.

Great spot for annual family week of fun

This was our 2nd year at the Pines and it was perfect for our large extended family. Our ages ranged from 72 down to 15 months and there is something for everyone . . . from hamock to swing set. The yard is great for bocce, croquet, wiffle ball, ladder toss and washer toss (an old homemade set at that!) The wraparound porch with its swings and rocking chairs works well from dawn to dusk. Lots of chatting and laughter could be heard there all week. The large screened-in porch inside has a huge table that can seat many for meals and card games. The kitchen is well stocked and very convenient . . . we bring our own dish washers! The bedrooms work well for us. It is camp week so none of us expect lots of privacy and cousins are happy to double up. The 3 bathrooms are very sufficient. The setting can't be beat. Watching the sailboats come from the north is quite a sight. The kids love the raft and the bay is great for even the beginning kayakers.
We hope to continue making this our destination for many years to come.

Summer on Lake Champlain at its Best

We have rented the Pines for several years with our grown children and young grandchildren and are already looking forward to the summer of 2010. This large cottage (fondly referred to by our family as “the Vermont Lake House) is perfect for families with its access to the water for boating and swimming and plenty of outdoor space for playing. The dining room is a pleasant space for family meals on days when the weather forces us indoors. Bedroom space is ample and reminiscent of summer camps we have all loved in our youth. Our grandchildren scamper in and out and up and down the stairs with delight getting their toys and bathing suits. The wrap around porch serves not only as a vantage point to enjoy the lake, but also as a lovely place to relax and read a book or hang out with a beer and play the guitar, or even to sit and chat with one of the many friendly neighbors or the local handyman.

We searched for years for just the right place on Lake Champlain for our family gatherings. Our children grew up in Vermont, but have since left the state to pursue their careers. Everyone looks forward to our vacation at the Pines, within walking distance to the wonderful Basin Harbor Club, and an easy drive to Burlington, where our children spent their college years.

We love Vermont in the summer and we love our weeks at the Pines

Delightful family cottage

A great week. The cottage is situated on a quiet cove and has everything you need to enjoy the water. The surrounding area is also quite lovely and great for families. The cottage is quite campy but that's exactly why we liked it, full of charm with that great porch. Yes, it is probably a little cramped for 12 (we had 6 kids and 6 adults) but if you have kids it is ideal. My only gripe is that we could not use the washer/dryer. When you are there with kids for a week, we needed it.

Not what we were expecting

Let's start with the good points. The location was excellent - just as described. The beds were very comfortable, the kitchen well stocked with everything you would need and the handyman was great (more on him later).

However - this is not a 5 bedroom cottage. This is a 5 sleeping area cottage - 1 real bedroom, 1 large room upstairs with partitions and curtains to provide 2 sleeping spaces and 2 porches, 1 as part of the downstairs dining / sitting area. Luckily we were not planning to sleep 12.

Anyone with small children or older guests should be aware that the staircase to the second floor is extremely steep and narrow.

The cottage does indeed have a washer and drier, but they are not installed. You can drag the washer across the room and attach the hot water hose to the faucet (but not cold), but take your toolkit just in case as the faucet was sending up a fountain when we used it. The drier blows fine, but cold air only.

The handyman was excellent - he came 3 times over the course of our visit to get the hot water heater working properly - once he did there was plenty.

Overall the cottage was not what we were expecting from the photos and description - think more step up from an RV rather than step down from a hotel - but given decent enough weather to be able to use the sleeping porches so you can fill it up it is fair value for money.
Owner's Response: The cottage does not have nor do we advertise a washer / dryer for use by renters. A washer and dryer were recently purchased by the owners - for the owners exclusive use - and were not even installed yet when the washer was dragged across the floor and attempted to be hooked up to a standard sink faucet. Of course the result is not going to be good when you try to run a washer this way. Unfortunately the thermostat on the hot water heater failed during these guests stay and caused our handyman to make a few trips to diagnose what was wrong with the hot water. The issue has been resolved.

There are two "walled" bedrooms, both upstairs. One is a sleeping porching that is totally separate from the rest of the cottage. The other is a standard walled bedroom with three beds. The other two sleeping areas have 3/4 walls and are part of the original cottage and its "character".

The cottage is a Victorian lake cottage that has been "modernized" with a focus on retaining many of its unique characteristics. Many Victorian era lake cottages have steep, narrow stairs. There is a great sleeping era on the first floor with a nearby full bath which is perfect for elderly guests.

The cottage is perfect for families, big and small, looking to have a nice, relaxing vacation in a beautiful spot on one of America's most picturesque lakes. It is not a five star hotel but it provides very comfortable accomodations just 20 steps from Lake Champlain.
