The house is located in Northern Vermont, 15 miles north of Burlington VT, 5 miles off of Interstate 89 via exit 17. It can be reached by driving 2 miles on a state road that connects Grand Isle to the mainland, then turning left on a residential road 'Clay Point' for 3/4 mile. That is followed by 3 miles on a private dirt road until you reach Braeloch. Braeloch was an old 500 acre farm run by my great great grandfather who immigrated from Scotland. The house is nestled in a valley flanked by large stone hills and set back 100 feet from the lakefront. It gets great afternoon and morning sun. The lot has been known as Pebble Beach for the small rounded pebbles that adorn the 150 feet of beachfront. Behind the house and over a small rounded hill, away from the water, lies a 10 acre open meadow with a small island of trees and Braelochs' hardcourt tennis court which is owned by a handful of houses at Braeloch. The quiet cove is very calm and great for swimming.

Additional information about rental rates

  • $2,500 - $3,750 a week
  • Taxes are required and paid to the state as Vermont's lodging and meals tax.
  • $1,500 hold deposit is required for summer week, fully refundable through April 1, 2009 and thereafter subject to our ability to re-lease that week. We do required a damage deposit of $1,000 to $1,500 depending on the situation that will be returned within a week after you leave. Payment is due within 2 weeks of arrival, including all deposits and taxes and after we receive payment we will provide the keys and information to gain entry to the house. Pets are welcome but additional cleaning and any damage will be assessed from the damage deposit.

  • The senior master bathroom includes a built-in tub and shower with a curtain, a Kohler pedestal sink and matching toilet. There is also a fully stocked linen closet. The floors are bamboo and there is a small window. The junior master bathroom includes a brand new 500 lb cast-iron claw foot slipper tub with an excellent over sized shower. In addition there is a large well-stocked linen closet and a walnut and marble bathroom cabinet with brass sink. The floors are made of hardwood bamboo. The common bathroom is in the hallway just off of the Great Room and includes a stand up shower enclosure, a pedestal sink and matching white toilet. The downstairs bathroom includes an enclosed tiled shower room with an oversized sunflower spout.

  • All new furniture. Both master bedrooms are of the same dimensions and layout. The Master bedroom includes a large dresser and has access to the private bathroom. Both rooms include a nightstand and ceiling fan with remote control. Both have large French doors that open directly onto opposite sides of the 60 foot wide sunny-portion of the deck which gets fantastic morning sun. There is a large, oversized closet in both and the junior master bath opens directly to the bedroom. Both the guest room and the convertible office are identical in size. The guest room includes a full sized bed, dresser, nightstand and a large double-door closet. The convertible office has a queen sized futon that is brand new and a table, desk, and chair with lamp. There is also a small closet in the convertible office. In addition, the front screened in porch includes a queen sized futon that is superb for sleeping on when the weather is warm because of the forest sounds and wonderful breezes.

Tennis Courts: Hardcourt tennis courts are available to use with full-week rental. House includes 2 new rackets and balls. Croquet and other games are included as well.

Waterfront: Perfect for swimming, kayaks, and day sailing. Fishing is also very good. We can supply a boat for a charge and we have a mooring established for any boat. Swimming is accessible directly from the house and the water is very warm and clean in the core summer months.

Other Amenities: Wood-burning cast-iron stove in living room is great to heat up a cold night. Full swing-away Nano-wall doors completely open the outer screen deck to the living room and kitchen creating a monstrous Great Room that truly lives up to its name and cools off the entire house. Brand new outdoor hot tub overlooks the lake.

We have been renting this wonderful house

We have been renting this wonderful house since it was first available and we can’t say enough great things about it! We enjoyed our fourth summer vacation here this past August and, as always, wished we could stay longer. The house’s smart layout makes it ideal for two or three families, with large private bedrooms and baths, plus a great kitchen, living and dining area. The location on Lake Champlain is both quiet and spectacular. We can spend all day enjoying the views and the private cove. And we can zip into Burlington in only 15 minutes to enjoy our favorite breakfast spot (Penny Cluse). We are already looking forward to next summer!

Early June we stayed at this lovely timberframe home on Mallets Bay. We are a group of 10 adults and 5 children and were very pleased to find the photos and description accurate and above our expectations.
This home is extremely well equipped from a kitchen stocked to the brim including paper goods, spices and top of the line appliances and accessories to games, water toys and a selection of books suited to every age. The property was very clean and included a washer/dryer and tons of beach towels besides the normal bath linens.
Two kayaks and a canoe, plus tennis courts and lawn games were available. Despite the rural setting/location it is an easy drive to Burlington and other attractions. The layout was conducive to four families and the two floors offer privacy and extra space for everyone.
The screened porch, where the main dining table is, and the connecting two decks are delightful and help to expand the living space. There is a beautiful gas grill for outdoor cooking and plenty of outdoor seating. Our suggestion to the owner was a larger table to accomodate 12 people!
There are lovely roads to walk and be sure to take note of family photos nailed to the trees of original buildings/history of the family compound.
Once you have submitted your deposit and signed the contract you will recieve the history of this site and directions which are very helpful.
We enjoyed this home and location and would highly recommend it.
Our reunion represented families from Vermont, Wisconsin, Texas, Illinois and New Jersey!

Awesome vacation home!

Long drive in leads to this lake front home. We were two families and this home was perfect for the 8 of us (And two dogs!) The two master bedroom layout affords great togetherness as well as privacy and is perfect for two families.
The kids took over the lower level.
In the day we would all run the length of the dock and cannon ball into the lake. The water was perfect in August for swimming.
Used the canoes and kayaks to explore the area- including an uninhabited island.
Our friends had never fished before and were avid fishermen before the week was over- great fishing from the dock!
The dogs swam and fished and ran themselves tired.
We used the out door hot tub when it was cooler. Spent wonderful evenings around the fire ring on the huge deck and saw so many more stars than we can here in the light-polluted NJ area.
Spent a wonderful day at nearby very- European-town- Montreal- like Burlington with a great outdoor market and a Cruise around the lake.
Spent another day sightseeing local attractions- including hiking to a nearby waterfall.
The home has a dream kitchen layout and we had many many wonderful meals together.
Overall, a great relaxing fun filled week!

gorgeous house, lovely location

We (4 adults) loved this house and property for our mid-summer stay. Quiet, private, surrounded by trees, nice view of lake, great place for swimming and kayaking (kayaks provided). Big hot tub for relaxing. Lovely decks and large screened porch.

A few notes - if you have a large group, you should know that you may have to split up for meals. There is a table and chairs on each floor, but neither is big enough for more than 6 (?) people (and the downstairs table is too heavy to be moved).

A large part of the great room/kitchen is the screened porch area, so it has to be closed off in cold weather. A large group in winter might feel a bit cramped in this area, but there is another good sized living room downstairs.

The only problem we had was getting our deposit back from the owners. It took several weeks and multiple attempts to reach them and then required some discussion about damage that apparently occurred after we departed. I'd suggest you ask to have a representative of the owner greet you on arrival and return to check for damage before you depart to avoid this kind of problem. Although the house is very new, there had been some wear and tear and minor damage before we arrived.
