Accommodation: Villa Kipas is a two story residence which has been architecturally designed incorporating local material such as alang alang thatch roofing, traditional timbers and local stonework. There are two king size bedrooms, each with en suite, fully equipped kitchen and open plan living areas. The kitchen, dining room and living areas can all be fully secured with bi fold glass doors (and airconditioned) or they can be left totally open to your own private walled garden which is enhanced by the lush tropical garden and swimming pool. The expansive terraces, both upstairs and downstairs, are flanked by gardens, water features and pools. So you can choose to relax, soak up the sun, swim, have a massage in the bale, or walk down the small path alongside these villas onto Seminyak Beach to watch the sunset. Fabulous Villas! Romi and all the staff very friendly and no request was too much trouble.
Perfect location so close to the beach - ideal for early morning or evening walk along the beach to Ku de Ta and La Lucciola Restaurants for breakfast or cocktails/dinner. You could feel the lovely sea breeze back at the villa all day.
Stunning lush gardens and beautiful pool - total privacy and very quiet, being far enough away from the main road traffic and not situated on a busy main road!
Gorgeous 4 poster beds and lovely ensuite bathrooms with shower floor pebbles and skylights for natural light.
Would definitely rebook Villa Kipas on my next trip to Bali - can fully recommend it to anyone looking for livable luxury!

The villa Kipas is a very clean, good located house with a lovely staff of one or two persons who will make your breakfast and clean the house. After that they leave the house so that you have enough privacy. On your arrival the manager will give you all the information you need and the sea is just around the corner. Lunch can be ordered from the hotel, sandwiches are very good. Kudeta is 5 minutes walking on the beach as well as Oberoi Hotel. The first night we had to get used to the noice of motorbikes and cars but the second night it was better. Ultimo was our favorite restaurant but I would advise to go by taxi. Please note that you have the make a reservation for each restaurant, it is very busy!
