The property:
Podere S. Stefano is an Azienda Agrituristica with exclusively biological cultivations, that recently was inserted (the only one in the whole Chiusi area) in the narrow list of Teaching Farms by Siena Area Public Government.
On the highest point there is Villa S. Stefano, that's a two-storey house (200mq) situated in the countryside outside Chiusi (2 km. from town-centre, with various shops and facilities - car is indispensable), within a biological farm with eight hectares (20 acres) of land with vineyard, where is produced a very good quality of red Chianti, called 'Chianti dei Colli Senesi', 500 olive trees (you can taste the house olive oil - just the famous 'Olio extravergine toscano' -) and various other fruit plants and two hectars of wood, which is possible to walk across.
The villa - encircled all around by a garden with private swimming pool - stands independent on the top of a hill and it's ideal for those who want to enjoy the peace of the green Tuscany hills.
The villa:
The villa can accommodate up to ten people. It is a typical old Tuscany villa, restored same years ago. It is a two-storey house (about 200 mq. in total): the ground floor includes a large dining and sitting room, a kitchen with dishwasher and all other domestic appliances and an open fireplace, a store room with the wash machine, a twin bedroom, a bedroom with a kingsize bed, a bathroom with shower.
Upstairs include three double bedrooms , a bathroom with bathtub and shower and another bathroom with hydromassage tub. There are in total 10 bed places in 5 bedrooms and 3 bathrooms. No sofa bed. All upstairs bedrooms have air conditioning.
In the dining and sitting room you find TV and VCR and SAT connection: so you can choose among many channels (CNN, BBC, CNBC, movies chan.) in English language.
There is also the telephone and Internet wireless speed connection.
Heating is by baseboard electric units controlled by room thermostats.
Surroundings:
Chiusi is part of Tuscany ('Toscana') and is placed halfway between Rome and Florence, both of which can easily be reached by car (through the Chiusi-Chianciano Junction on the A1 Rome-Florence highway 5 km from the house) and train (Chiusi Scalo station 2 km from the house, on the Rome-Florence line) in about one hour.
From Chiusi Scalo station it is also possible to reach Siena, Perugia and Arezzo with comfortable cross-country trains (30 minutes) or by car. Chiusi is in a very convenient part of South Tuscany, from where you can easily reach many small towns in Tuscany, Lazio and Umbria (the border between Tuscany and Umbria is just 4 Km. From Chiusi).
