Latitude: 41° 2'25.90'N, Longitude: 9°30'21.30'E. We use the villa every year with our related 4 (or 5) families comprising 8 or 10 adults plus kids totaling 16 - 18, and we have not felt cramped or crowded. The second living room has served as a 5th sleeping room. It has a pullout bed and is on the ground floor so very convenient. The rooms are arranged as follows (everything is duplicated on each side of the villa): On the top level is a small apartment-like suite with double bed, full bath and huge glorious veranda with truly magnificent views, as well as a small kitchenette that we rarely use. The bed is located in a loft like area with a slanted ceiling that is too low to stand at the head end of the bed. However there is plenty of room at the foot of- and adjacent to the bed area. This upstairs area is by far my favorite part of the house and the one my wife and I have used for 20 years.
Ground floor :
On the ground level is a bedroom with double bed and fireplace where the grandparents usually stay. Right next to it is another bedroom that we typically put 3 single beds for our kids in. There is a full bath between those two bedrooms. There is an open hallway to the main living room and a dining room, a hallway leading to the another bathroom and the kitchen, and there is a lovely second sunken living room that can serve as another bedroom on the ground floor. Walking out from the dining room is a large covered veranda that serves as the main outdoor eating area, This has direct views of the garden and the mediterranean waters. Behind the villa is a large pine grove with a shady outdoor eating area and a hammock. On the other side is a lovely young olive grove with great views. Surrounding the front of the villa is a well-manicured lawn and bountiful flowers. Each dwelling has three entry points.
Other:
Leading down from the kitchen is a stairway to a sunken cantina with the 4th bedroom and 4th bathroom. This is a large room with double bed and full bathroom. The disadvantage of this room is that the room and windows are below ground level opening into a non-view space for ventilation. The advantages are how large it is, how cool the room stays and how private and quiet it is. Thus, there are 4 formal bedrooms plus a 5th sleeping area on each side of the villa and plenty of bathrooms, kitchen, and garden space.
The grounds are divided into 4 areas, two for each dwelling. In the front towards the water are a covered veranda for eating leading onto the manicured lawn that wraps around the house to the side with direct water views. In the back on one side is an Olive grove with views over the property to the water. On the other side is a pine grove that has a hammock and eating area. Each dwelling has its own covered parking for 2 cars, as well as room for a third.
