An idyllic place in a hilly landscape, set in 20 acres of unspoilt landscape. Perfect for kicking back and relaxing. Ideal for a family holiday or small groups. The house is tastefully restored in the traditional Tuscan style with beamed ceilings throughout and offers plenty of room on 2 levels. There is a spacious dining room and a living room, both with fireplaces, all rooms individually furnished, selected artwork. Outside the house there is a big romantic garden, bbq, a wisteria covered pergola for outdoor dining, sun terraces, a piazza with carport and tabletennis, a 240 m² lawn for ball playing, swings and a private pool with sun deck. The area is ideal for hiking on the old Roman mountain roads with spectacular views towards the Appenines and Lake Trasimeno. 4 km from 2 Villages with well stocked grocer shop/bar and restaurant. Near by Cortona (15 min. drive) offers many cultural and gastronomical attractions, many historic towns are within easy reach for excursions.

Located 12 km away is Cortona, a lovely, historic Etruscan city with a beautiful view of Lake Trasimeno and full of cultural activities. Recently it became well known through the film, book and annual festival 'Under the Tuscan sun' . It also offers many other attractions, like the Etruscan Museum, open air music, cinema and theatre- festivals, antique fairs and special historical events. Cortona offers very good wining and dining in numerous trattorias, enotecas and restaurants. Throughout the summer months there are many local festivals based on gastronomical themes such as snails, bistecca, truffles ect. in the surrounding villages and towns. For shopping visit the local markets and the outlet center in Valdichiana. Many interesting historic towns are within easy reach by car, such as Montepulciano (Vino Nobile), Arezzo and Anghiari (for the Piero della Francesca-Trail), Siena, Perugia, Gubbio and Assisi. Florence and Rome can comfortably be visited by train.

  • The house is in the traditional Tuscan style and has been completely restored in 2000. It has been the Attwood family home for the last 25 years and books, paintings, antique furniture all give it an individual, homely, comfortable atmosphere. The living area is on two floors. All rooms have terracotta floor tiles and wooden beamed ceilings. On the first floor is the big dining room in the trattoria style with an old marble table seating 10 (12 with children), original antique Tuscan furniture, high chair, a large traditional stone fireplace and the adjoining kitchen, also two quiet bedrooms with double beds and one bedroom with two single beds and a bathroom with shower. On the upper floor there are two bedrooms with double beds, a big bathroom with tub + shower, and a spacious, comfortable sitting room (45 m²) with 3 sofas, a big table seating 12, an open fire place, tv, dvd, hifi , board games and beautiful views from French windows.

Notes: Along the front of the house is a paved area with a big table and chairs for 12 that is shaded by a pergola covered with wisteria and virginia creeper. On the south side there is a large sun terrace partially shaded by an almond tree, also a pleasant place to take your lunch or to have a barbecue in the evenings. Below the sun terrace are two garden terraces, and below that the swimming pool ( 9 x 4.5 m), surrounded by 60 m²sun deck with sun beds, umbrellas and an extra shower. Next to the pool is a large grass area ideal for ball games. Next to the north side of the house is a pergola for covered parking and a big piazza. The gardens, terraces, pergolas and pool area are for your private use only. At the back of the house is a separate entrance and garden for the caretaker`s flat that was built from the old stables and storage rooms on the ground floor. Yolanda and Christophoro live there with there small daughter and take care of pool, gardens and general maintenance.
