Additional information about rental rates

  • Credit card payment add 3.5% processing fee, foreign accounts add 4.5%.
  • Deposit and payments through PAYPAL.
    Rental Fee: a 25% deposit is required to make a reservation. The rest of the rent can be paid before guest arrival by credit card or when guests arrive by cash.
    Cleaning fee apply.

    Damage Deposit: A damage deposit ( 400 $) is required. Guest(s) can pay this with the reservation deposit or when you check- in with cash.
    The security deposit will be returned when the guest check out if guest(s) have caused no damage in the house.

    The Cancellation Policy: If reservation is canceled 60 days or more, prior to reservation  start date, deposit will be returned, minus a $ 50 processing fee.
    If a  booking is canceled less than 30 days prior to the reservation start day, the deposit is nonrefundable but may be rescheduled within  1 year according to availability.
    If booking is canceled 20 days or less, prior to arrival date,there are no refunds or reschedules. Lessor cannot refund monies due to circumstances beyond our control.
  • Corporate rentals are welcome.

Notes: The house has 3 floors. In the first one you have the kitchen, living, dinner and family rooms In the second one you have the master room with full bath and walking closet, and three bedrooms, one bathroom. In the third you have a big terrace with grill , and a beautiful ocean view ( this is the smoking area if you need it). This is a perfect place for you stay, you just get up, take the beach seats and go down to the beach, only few steps!!!! ( we provide you kayaks, sunbrella and cooler) VERY IMPORTANT NOTE: sometimes in the year, depends if tropical waves , hurricanes or cold fronts are crossing the island, the sand of the beach moves and come back again a few weeks after, that happened in all Puerto Rico. If this is the situation when guest come, they will have to walk two blocks to the next beach stairs access.

Enjoy the Beach!: The house  is just few steps from one of the best beaches of San Juan and is in a really secure and quiet street, we provide  to you, beach chairs, umbrella, cooler, kayaks, beach towels.  VERY IMPORTANT NOTE: sometimes in the year, depends if tropical waves , hurricanes or cold fronts are crossing the island, the sand of the beach moves and come back again a few weeks after, that happened in all Puerto Rico. If this is the situation when guest come, they will have to walk two blocks to the next beach stairs access.

The Villa Location!: You have restaurants, casinos, cinemas, pubs, discos, supermarket, pharmacy, etc, only 2 or 3 minutes by car !!! This is a pedestrian friendly community, you don t need to rent a car, there are taxis services but if you like to go to restaurants, casinos, maybe is better for you to rent it! The house has parking for two cars. But if you just go to the beach to relax, walk or swim...just walk 20 steps!!

Things to Do!: It is in Punta Las Marias, between the two San Juan turistics zones, Condado (which is the center for all major boutique stores and fine restaurants right next to the ocean) and Isla verde, 5 minutes from the airport and 5 minutes from Old San Juan by car ( historical area which offer all the surroundings of the Spanish Conquistador area with plenty of stores and boutiques catering specially to tourists looking for good deals on jewelry, arts and crafts, clothing and apparel, and typical Puerto Rico food). Also You have the El Yunque Rain Forest at 40 minutes or less an the Camuy Caverns like 1hour from San Juan.

Great Place to Stay

Very pleased with the property and it's location. The property was clean and the pictures accurately reflect the space.
I spent 4 nights with my father and two sons (4 adults) and we all were comfortable in our own rooms.Everything worked in the condo including the George Forman grill on the roof top which we put to work on some strip steaks and enjoyed the ocean sounds and view.
If you're up for learing kiteboarding or windsurfing you can take lessons just a few steps down the beach. We took advantage of that.
You will feel very safe there as the street is gated.
Ana was wonderful and very accomodating with lots of information on sights to see and places to go. We visited Old San Juan only 10 minutes away and the rain forest which was only about 30 miutes away. Lots of great resturants, everything you need just minutes away.
I highly recommend this property it's a great value for the space and location.

Great rental place!

Our family rented this place for 3 days/2 nights after our Southern Caribbean cruise. We had 10 people in our party.

We did not know what to expect - as things are not alwasy what they seem on the internet. We were more than pleased.

The place is spacious (we never felt cramped), nicely and comfortably decorated. It went beyond our expecations.
We will definitely rent the place again and will tell our friends. The place is an easy drive to Old San Juan (about 5-10 minutes) and within walking distance to Ocean Park. The house is about 100 ft from the beach. Very nice views from the terrace (3rd floor of the house). We felt safe there - it is gated and at night you need a remote to open the gate.

Ana (property manager) was awesome and VERY nice!!! She texted me while there with sightseeing ideas - without me asking! She made sure we had everything we needed, always available yet not in the way.
We met her family on the beach...they are such a beautiful and friendly family. She was flexible with our check-out time due to our flight schedules.

Thanks again from our family for the enjoyable stay.
