The very beautiful Villa Stefania is located on a terraced hill amidst the pristine Tuscan landscape. It is well connected, not far from the north-south Italian highway. You’ll enjoy a fantastic view from the property. Because of our central location, Tuscany’s sights are all very easily reached. The stately entrance hall on the ground floor leads to a cozy, modern furnished living room with a fireplace, as well as our spacious kitchen-cum-living-room with its fireplace. The kitchen-cum-living-room opens up to two patios: the breakfast patio and the southern patio. The pool area has an outdoor shower with warm water, floodlights and access to a bathroom with shower. There are three large bedrooms located on the second floor, all of which have spacious closets and chest of drawers. The second floor bathrooms are modernly equipped; one contains a large bathtub, the other a shower.

Additional information about rental rates

  • The prices listed are applicable for the first rental week. From the second week on the rental price is reduced by €130.00 (not applicable for special offers). Heating is charged extra according to use. Terms: 1. Registration - Bookings are only accepted in writing. A down payment (10 % of the rental price) is due at the latest 10 days following confirmation of booking. The remainder is due at least 30 days prior to tenancy. Should a short notice registration of 40 days or less be the case, then the entire rental sum is due immediately. Upon confirmation of booking, the owner is legally responsible to provide you with the services that you have booked. Should the contract require alteration because of an act of nature beyond control, or because of breach of contract by a third party, the amount of liability is limited to the amount of payments collected. The contract is valid in the place of the rental object. The court of jurisdiction is in the place of the rental object.
  • 2. Price/Length of Rental: Our rental prices are all weekly prices unless noted otherwise. The rental period is generally from Saturday to Saturday. Arrival and check in time at the premises is between 4:00 p.m. and 7:00 p.m. Checkout and departure time is between 8:00 and 10:00 a.m. Outside these times, we cannot guarantee that a contact person will be available for check in or check out. We are not responsible for any additional costs that may so occur. Surcharges for electricity, gas and water are included in the rental price. Heating costs are not included in the rental price. 3. Deposit/Final Cleaning - Upon arrival, a € 350,00 deposit is to be paid to the landlord or key holder (contact person). The deposit will be returned on the day of departure. Should any damages to the premises occur, these will be deducted from the deposit. The house is to be left tidy and clean-swept. There is an € 100,00 (€ 120 with pets) fee for final cleaning.
  • The landlord or key holder (contact person) has the right to retain an additional € 35,00 for cleaning costs should extra cleaning be deemed necessary. Should the deposit not be paid, the owner or his agent has the right to refuse transfer of the rental object. 4. Number of Persons - The number of persons listed in the rental object’s price list may not be exceeded. Additional short-term residents to the house, the garden or the property require prior written permission from the owner. 5. We are responsible for the adequate fulfilment of the obligations agreed upon in this contract, whereby our efforts to mediate comply with local standard.

Notes: The house has modern standards and will satisfy the most discerning tastes. Bedding and towels are new and well taken care of. Central heating keeps the house warm and cozy, even during the cool seasons. Both the living room and the kitchen-cum-living-room (with its dining area) have fireplaces. The double bedrooms include plenty of storage space for guests’ belongings, both in the closets and the chest of drawers. Should you wish, three additional beds can be provided - the bedrooms have ample space. The 3,000 m2 garden is enclosed by a fence (good for pets) and has been planted with local flowers, shrubs and economic plants (such as olive trees and grapevines). The pool has floodlights as well as a warm outdoor shower. There are sufficient seating and sunning spots on the three outdoor patios. The house is located very close to the network of hiking paths, which surround the hills of Chianni.

It also has a bank, post office, pharmacy and a newsstand with (somewhat late) international journals. Large shopping centers are located just a few kilometres away. The neighbouring thermal spa town of Casciana Terme offers wellness, medicinal cures and high-quality entertainment. Cultural cities such as Pisa, Florence, Volterra and San Giminiano are easily reached and have much to offer in the way of culture, cuisine and fine wines.

Unsere Vorstellungen und Erwartungen an dieses wunderschöne Haus wurden weit übertroffen. Wir (6 Erwachsene) durften uns 14 Tage dort aufhalten und fühlten uns ein wenig wie im Paradies. Die 3 Schlafzimmer sind sehr geräumig und alles ist in einem top-Zustand. Die liebevolle Einrichtung und die gesamte Außenanlage läßt keine Wünsche offen. Der traumhafte Ausblick auf die Landschaft sowie der Poolbereich macht es nicht leicht dieses Anwesen zu verlassen um die Umgebung zu erkunden. Die Vermieter waren sehr, sehr nett und standen uns mit Rat und Tat zur Seite, durch eine kleine gemeinsame Erkundungstour am Anfang unseres Urlaubs fühlten wir uns auch in der näheren Umgebung gut aufgehoben und wußten von Anfang an, wo wir Einkaufsmöglichkeiten, Restaurants etc vorfinden. Ein wirklich ideales Plätzchen um Städte wie Volterra, Pontederra, Pisa, Florenz usw zu erkunden und sich dann auf der Pool-Terrasse bei einem Glas Wein und dem wunderschönen Blick über die Hügel der Toskana zu erholen.
Geschirr, Mobiliar (für Innen- u Außenbereich) ist mehr als genug vorhanden. Ein ebenfalls vorhandener Gas-Grill hat uns in den Genuß eines einzigartigen Steak-Gerichts gebracht (unbedingt bei den Vermietern nachfragen - es lohnt sich!) Von Chianni aus existiert eine gute Busverbindung nach Pontederra oder in die nähere Umgebung. Chianni selber ist ein kleines typisches italienisches Städtchen und es lohnt sich einmal zu Fuß durch die Weinberge dorthin zu laufen (ca. 25 Min.) Rund um ein wirklich gelungener Urlaub und wir hoffen bald wieder in diesen Genuß kommen zu können.

Relaxen pur

Urlaub im August 2009:
wir können die Kommentare der anderen Gäste nur vollens bestätigen. Das Haus und die Umgebung sind wirklich super. Abends der Blick von der Liege neben dem Pool auf Volterra bei einem Glas Wein und dabei die Sternschnuppen zählen ... wirklich toll. Das Haus war für uns 4 Erwachsene mit 3 Kindern groß genug. Das große Wohnzimmer haben wir bei dem guten Wetter gar nicht benutzt. Ausflüge nach Florenz und Pisa sind mit der Bahn gut zu machen. Der Bahnhof ist im Nachbarort und das Auto kann dort gut geparkt werden. So entfällt die Parkplatzsuche in den Städten und man ist gleich mitten in der City. Auch die Küste ist gut zu erreichen (ca. 1 Std. mit dem Auto). Dort gibt es gute Badestrände in der Nähe von Livorno und weiter südlich bei Cecina und Populonia.
Die Vermieter sind wirklich sehr nett - vom ersten Kontakt per Email bis zur Verabschiedung bei der Abreise.
Wir können das Haus uneingeschränkt empfehlen.

Erholung abseits vom Trubel

Unser Urlaub im Juli 2009:
Unsere Erwartungen an das großzügig gestaltete Haus und die Umgebung wurden voll erfüllt: abseits vom Trubel - fantastischer Ausblick auf die toskanische Landschaft mit Blick bis auf Volterra - einen Garten mit Wein, Oliven- und Feigenbäumen - ein Haus mit großzügiger Ausstattung bis hin zum gepflegten Pool. Besonders angenehm war das chlorfreie Wasser - eine spezielle Anlage (neu installiert) sorgt alternativ für hygienisch sauberes Wasser.
Unsere 3 Kinder im Teenager-Alter haben den Pool besonders
geschätzt. Dank des vollständig umzäunten, weitläufigen Grundstücks kam auch unser Hund voll auf seine Kosten.
Last not least sind auch die freundlichen und hilfsbereiten
Vermieter ein Grund dafür, dass wir dieses Haus wirklich weiter empfehlen können.

Traumurlaub in der Toskana

Vom ersten Kontakt bis zur Verabschiedung: Alles super.
Die Beschreibung zum Ferienobjekt war zutreffend. Die Villa ist für uns 8 Personen (davon 4 Kinder) bestens ausgestattet gewesen. Ein herzlicher Empfang und eine persönliche Vorstellung durch die äußerst sympathischen Eigentümer bei den lokalen Einkaufsläden machten es sehr leicht, sich von Anfang an wohl zu fühlen. Das Haus hat eine tolle Lage - sowohl was den Ort Chianni als auch die Erreichbarkeit schöner Städte wie Volterra, San Gimignano, Siena, Pisa, Lucca, Livorno und Florenz angeht. Für die Anfahrt zum Haus auf dem kurzen, etwas holprigen Feldweg, ist für sportliche Fahrzeuge eine vorsichtige Fahrweise angesagt - stellt aber kein Problem dar. Große Schlaf- und Badezimmer (2 mit Dusche eins mit Badewanne) lassen Probleme bei der Zimmerverteilung erst gar nicht aufkommen. Es sind zwei wunderbare Terrassen vorhanden - eine mit Blick auf Volterra (wenn die Fernsicht es erlaubt). An die eine Terrasse grenzt ein großzügiger (noch unbeheizter) Pool an, in dem Erwachsene, kleinere Kinder und auch Teens ihren Spaß hatten.
Wir hatten zu unserer Reisezeit im Oktober ein "Mückenproblem" auf das man sich aber mit entsprechenden Mitteln einstellen konnte.
Wer es gar nicht ohne seine Lieblingsserie im Fernsehen aushalten kann, braucht sich keine Sorgen zu machen. Ein großer Fernseher mit zahlreichen deutschsprachigen Sendern steht im Wohnzimmer zur Verfügung.
Die beiden Vermieter kennen sich bestens aus und stehen mit Rat und Tat zur Verfügung. Dass beide deutsch und italienisch sprechen ist für die Eingewöhnung sehr hilfreich.
Insgesamt eine wirklich besonders empfehlenswerte Unterkunft!

Wunderschöner Urlaub

Lage, Ausstattung, Sauberkeit und Allgemeinzustand alles war perfekt. Traumhaftes Haus, noch schöner als es auf den Fotos zu erkennen ist. Gemütliche, riesige Schlafräume mit großen Schränken um wirklich alles unterzubringen. Sehr nette Vermieter, die immer wieder mit Rat und Tipps zur Seite stehen. Der Pool wurde regelmäßig vom Vermieter gereinigt. Wirklich sehr zu empfehlen. Die Lage ist absolut ruhig und doch ist alles sehr gut zu erreichen. Einziger kleinerer Nachteil, die Moskitos mochten uns recht gerne.
