Humphries Cross is a an Edwardian country house, set in 20 acres of gardens & paddocks, surrounded by farmland in an area of outstanding natural beauty. Footpaths/bridleways adjacent. In a quiet secluded setting, yet only 2 miles from medieval cinque port town of Rye with cobbled streets. Dover & Folkestone for Euro tunnel & day trips to France (45 min) & Ashford for Eurostar (30 min). A wing of the property has been tastefully converted into four 1 bedroomed self contained apartments sleeping 2/4. Ideally suited for couples wishing to get away from it all. Children age 5+ welcome, however the accommodation is not suitable for under 5 years of age. Near to sandy beaches, towns & nature reserves. No hidden extras as full linen, towels, electricity, heating & cleaning are included in the rent. Welcome pack on arrival. There is an enclosed shared lawned garden, with rotary dryer, picnic bench, umbrella, garden furniture & barbecue for guests use. Ample private parking adjacent.

KITCHEN area has vinyl tile effect floor, fully equipped with ample cutlery, crockery, pots, pans etc. Automatic washing machine/drier, electric cooker, microwave, fridge/freezer & sink. Dining table and chairs to seat 4. Window overlooking garden & fields. BEDROOM (sleeping 2) complete with luxury double divan bed (full linen & towels provided), bedside shelf with overhead reading lamps, clock radio, hairdryer, shaver adaptor, mirror, dressing table & wardrobe with ample hanging space & shelves. Dual aspect windows with stunning views. BATHROOM, has bath with shower over, washbasin, mirror & w.c. Changeover day for Poppy is Saturday.

Being situated so near to France we enjoy plenty of sunshine and mild winters. Humphries Cross is on the border of Kent & East Sussex, giving guests the opportunity to explore Kent 'the garden of England' as well as East Sussex '1066 Country' We are situated close to Tenterden (Kent) with its quaint antique shops, steam railway, vineyard/winery with shop & bistro & town of Battle (East Sussex) where re-enactments of the Battle of Hastings take place. Gardens & Castles are in abundance such as Smallhythe Place, Bodiam Castle, Sissinghurst Castle, Great Dixter just to mention a few. London, Brighton, Canterbury, Eastbourne & Hastings are all within easy reach for day trips. We are ideal for day trips to france as the Eurotunnel is only 45 minutes drive away! Iden Village - within walking distance for Shop/P.O, Church, Riding School, and Pub serving food 0.8km. Rye - Historic Cinque Port Town 3km. Rye Harbour Nature Reserve - Birdwatching 6km Camber Sands - Beach 8km

  • PLEASE NOTE: children age 5+ welcome; however the accommodation is not suitable for under 5 years of age.
  • For availability, bookings & enquiries, please do not hesitate to contact us. We can then confirm availability & cost. A booking form with terms,conditions & payment details will be sent to you. Provisional booking will be held for 5 working days awaiting receipt of payment.

    To secure your booking we must receive your booking form and deposit of 50% of the total cost within 5 working days of your phone call or Email. If your booking is made within 8 weeks of your holiday date, we require the full payment at the time of booking.

    Payment to be made in £ Sterling (GBP) either by cheque drawn from any UK bank or by Credit/Debit Card using PAYPAL online secure payment service (preferred method for overseas visitors).

    Balance is then payable 8 weeks before the start of the holiday. On receipt of your final payment we will send directions to the property/key collection details.

    Full Linen, Towels, Electricity, & Heating is included in the above rates.
  • SHORT BREAKS for POPPY accepted except for High/Peak season as follows subject to availability:

    WEEKEND BREAK of Saturday to Tuesday (3 Nights) & MID WEEK BREAK of Tuesday to Saturday (4 Nights) at 70% of Weekly Price.

    SPECIAL OFFER 4 nights for the price of 3 on Mid Week Breaks.

    Changeover day for POPPY is Saturday.

Iden annual summer fete always proves to be very popular with visitors. A local bus service from Rye to Tenterden passes our gate & is ideal should you wish to have a relaxing day off from driving. Rye - has a weekly market on a Thursday & also a Farmers Market on a Wednesday. Festivals such as Rye Bay Scallop Festival , Medieval Siege of Rye and Bonfire Parade with flaming torches are always favourite events. Once surrounded by sea, this fortified hilltop town with its cobbled streets, tea rooms & antique/bric a brac shops played an important role in the defence of the south coast of England. Nowadays the river is home to the local fishing fleet, with freshly caught fish available to buy from the quayside.

We stayed in BlueBell, a new and beautiful apartment, fully equipped!!!

The welcome was overwhelming and the welcome package was much more as we expected: all we needed for the first day and more...

We enjoyed touring through Kent and Sussex and hope to visit Humphries Cross again!

We can really recommend the apartments to you (actually we had a quick look in all the apartments that are available. Everyone had its own speciality!)

We found Humphries Cross to be an excellent location as a base for our visit to Kent and Suffix. The accommodation was clean and thoroughly equipped.
The quiet rural setting was ideal for us and was very central to numerous attractions.
I would highly recommend Humphries Cross to those wanting a quiet and peaceful holiday close to all the relevant tourist attractions.

we were met with a warm and friendly welcome.
the flat had all we needed, and there was a welcome package to get us through the first night,morning.
there was a cooker, microwave,toaster, fridge freezer and washer dryer so no need to take home dirty washing.
we were left in peace but if we needed assistance it was just a knock on the door away.
enjoyed our time and have booked for next year as we left.
