Ix-Xemxi is a very sunny and beautifully kept apartment in the upmarket village of Swieqi, very close to the popular areas of St Julians, Paceville, and Sliema. The large, south facing front patio has an elevated position ideal for lazy sunbathing, peaceful reading or al fresco drinks and dining. The combined spacious living and dining room flow right in from the patio. A wide hallway leads to the fully equipped kitchen and to the first of the 3 bathrooms, right next door to the 3rd bedroom. All 3 rooms look out onto an internal yard. The two back bedrooms each have a shower/vanity/toilet ensuite. One has a window out onto the paved back garden and the other has access to it via a french door.l The apartment has been totally refurbished with brand new bathrooms all newly installed. Every room is full of light creating a homely, warm atmosphere. Guests in summer are asked to kindly water the many plants especially the two lovely pepper trees in the back garden which attract birds.

  • All three bathrooms in Ix-Xemxi are brand new. The main bedroom with the larger double bed enjoys and ensuite shower room with roomy shower stall, vanity unit and toilet. The standard double bedroom makes sole use of the main bathroom which is located three steps away, door to door. In this room one can find the washing machine.The bedroom furnished with two single beds and two bunkbeds also has its own ensuite consisting of a roomy shower stall, vanity unit and toilet.

  • The main bedroom is furnished with a double bed with brass headboard, side tables with brass lamps, wardrobe and dressing table. Two bunk beds can be put up in this room to accommodate younger children. The window looks out onto the paved back garden. Next door is the twin beds room, with dresser, wardrobe and side tables. There is a door leading out to the back garden. The third bedroom is furnished with a double bed, wardrobe and dresser. A door opens up onto an inner courtyard. All three bedrooms are air conditioned and have ceiling fans. All bed linen is provided and changed every week during the complimentary maid service. More photographs of the bedrooms can be sent directly to potential renters upon request. The first two bedrooms have ensuite showers/vanity/toilet while the third bedroom has use of the main bathroom which has a bath/shower, vanity and toilet

Notes: The distance from Luqa Airport to Swieqi is no more than a 15 minute drive. Arrangement can be made in advance to organise guest pick up from and to the airport by the family taxi service we personally use. Our own excellent map of Swieqi/ St Julians/Sliema area is marked with locations of interest to our guests like shopping, banks, post office, beaches, restaurants, watersports, entertainment, bus depot etc and we are always happy to offer our recommendations. A pack of Tourist information will be waiting for you as well as a Welcome Food Pack in the kitchen. The bedrooms are air conditioned and all rooms have ceiling fans. The rooms are bathed in sunlight and the private, paved garden at the back is ideal for al fresco dining, sunbathing or simply relaxing. Smoking is only permitted on the front patio and in the back garden. There are no steps once inside the premises, just a few to get to the front door. The phone line is on a card paying system Regret no pets allowed.

A Place in the Sun...: Malta boasts some 300 days of sunshine a year and some lovely beaches to enjoy it on. Apart from a coastline full of both sandy and rocky beaches, there is, just a five minute drive or bus ride from Ix-Xemxi, the Splash and Fun Water Park where one can swim with the dolphins and enjoy water slides and wave pools. Vineyards, olive groves, fig trees and prickly pear shrubs dot the island and thrive on the warm weather. The result is a thriving and highly regarded wine production industry, oil pressing and some delicious fruit in season! Scuba diving, jet ski rental, beach paragliding, sailing and snorkelling are holiday favourites. Most beaches have sunbeds and sunshades to rent by the day while a light snack can always be found. Most of the best International hotels located in Malta are situated within walking distance of Ix-Xemxi overlooking the Med and all boast lovely and busy outdoor restaurants serving anything from a hearty pizza, pasta or burger to delicious fish and seafood.

...teeming with History and Antiquity...: With the Maltese islands being so compact and every corner easily accessible, it is no wonder that a big draw for the visitor are the many historical sites scattered like confetti around the country. From the world's oldest known free standing Megalithic Temples to the much visited World War 2 Museum these attractions span centuries. Unesco World Heritage sites like the Hypogeum require booking well in advance as entry is limited- bookings can be made and paid for on line. Must sees are Mdina known as the Silent City, Valletta home of the Knights of St John and full of their palaces and wonderful churches. Renaissance Cathedrals housing Caravaggio masterpieces stand besides Maltese nobles' palaces in a city 'built by gentlemen for gentlemen'. The Grand Harbour has seen battles between Sulemein the Great's armies and the knights as well as been the most bombed area of Malta during the 2nd World War. Re enactments in Fort St Angelo and the Lower Barakka bring these past events to life.

....with a centuries' old tradition of hospitality: Set right in the centre of the Med, the Maltese Archipelago has been host to the many peoples who arrived at its shores. The Phoenicians, supreme maritime traders, left their mark on the island in the vibrant language of its people which was enhanced by various others like the Arabs, French and Italians. English is spoken throughout the islands with Italian being a close second. The Maltese are always ready to help and their hospitality is now legendary. Any tourist needing directions only needs to ask...and do not be surprised if you are loaded into their private vehicle and taken to your destination even if totally out of the locals way! While Malta is the major island a visit to Gozo is a must. A slower pace of life imbues this sister island reached via a 20 minute ferry ride from Cirkewwa Harbour. The popular one day cruises around Malta make a two hour lunch and recreation stop at the wonderful Blue Lagoon on Comino Island, where the sea is an unbelievable turquoise blue.

Golf: The Royal Malta Golf Club welcomes visitors to its nine hole course and more information can be found on their web site. Should arrangements need to be made for booking tee off, we will do our best to secure it for our guests. Other golf courses are being considered and locations are being researched with care so as not to interfere with the ecological balance of the islands.

A clean, comfortable and very spacious apartment in a quiet residential area which is within walking distance to the beach, shops, restaurants, children's play area and bus stops.

Jo is a very welcoming hostess - very helpful with providing advice and info. before our booking and arrival. On arrival she advised on the best local shops and restaurants and showed us around the area which meant we could get straight on with enjoying ourselves. She also provided us with a local map which was really helpful.

Our children (6 and 3) had a great time - they loved the back courtyard garden and having their own bathroom! we also appreciated the dvd player for a bit of 'quiet time'.

Having stayed in various parts of Malta before I can recommend the location here. Its lovely to have a sandy beach so near and we particularly enjoyed the lovely walk along the coast through Spinola Bay and St Julians to Sliema. There are 2 good play areas along this route and numerous 'ice cream' stop off points and shady areas.

We would highly recommend a stay here - we will be back!

There is no secret to it...all I ask myself is would I be pleased to walk into an apartment like Ix-Xemxi if I were holidaying somewhere and wanted good value for money, cleanliness and a warm welcome then to be left alone to enjoy my vacation, knowing that there is someone to consult if needed so as not to waste energy, time or money? This is what sets my standards.

Excellent accomodation that was exactly as described although it was more spacious than it appeared on the photos. Biggest bonus for us was the three bathrooms, which meant there were no queues. There are all the facilities that you have at home and everything was very clean.
It is superbly located. Buses are easily accessed and bars and restaurants are all within easy walking distance as is the nearest beach.
Jo, the owner is brilliant. She will give you all the information you need, even driving you around to show you where places are and always on hand should you have any problem.
I would readily recommend this place.
I would also advise buying the tourist map which gives all the bus routes and numbers. Ours was used on a daily basis and made travelling to all parts of the island really easy. The buses are cheap and an experience not to be missed.

Everything perfect, Everything clean. We had a fantastic holliday, and the house had a real nice and cosy atmosphere. The owner is very kind and helped us finding the best restaurants and where to get busses to Valetta etc. The property is situated central and nearby are many shops for groceries. We were at Gozo in a fantastic restaurant Xierry, with a wonderful view. Also the fishing with a fisherboat we can recommend.
Owner's Response: Another lovely family whose tiniest member holds the record for the youngest guest at Ix-Xemxi! Six month old Karl was the first to use my brand new playpen / sleeping cot and I have bought a lovely high chair for toddler meal times...I was told Karl would be back to visit in the future! This lovely group did a lot of sight seeing and made me realise how easy it is to get around Malta with a little one using busses and the occaissional taxi ride.
