'The Steading' is situated on a commanding position on the south side of picturesque Strath Oykel, the valley of the Oykel, a river famed for the quality of its salmon.The valley, with its water-meadow base and steep sides, which lead in turn onto the high moors and hills, is lined with working crofts and is stunningly beautiful. It is a true haven of peace and tranquillity. A converted farm Steading of traditional design,'The Steading' is a delightful 1 storey,2 bedroom stone cottage. It sits on a grassy terrace at the bottom of a steep drive off a very quiet single track road. 2008 is its first season so everything has a fresh new feel to it.

The cottage is set in beautiful unspoilt Strathoykel.Situated 15 miles west of Ardgay and Bonar Bridge on the Dornoch Firth, 30 miles east of Ullapool and Lochinver on the west coast, and approx 50 miles south of Scotland's north coast, it is ideally placed for touring the two most northern regions of Scotland, Sutherland and Caithness. Ross & Cromarty lies to the south. It is a place for walking, hill climbing, cycling, bird watching,Golfing, fishing, Shooting and Deer Stalking, horse riding or simply relaxing in the comfort of this charming cottage. Strathoykel lies between Ullapool on the West Coast and Dornoch on the East Coast. There are many places of interest in the area with waterfalls, forest walks, and salmon leaps.The Steading is situated on the south side of the River Oykel.It can be approached from the A837,1mile west of Rosehall turn left over the Bailley Bridge signposted Inveroykel and Brae.The cottage is approximately 1 mile from this.

Additional information about rental rates

  • A Deposit of 25% is required to confirm the booking. The remaining balance is due 6 weeks prior to your holiday.
  • A Good House keeping Deposit of £150 is required which is due at the same time as the balance for your holiday. The Good Housekeeping deposit is refundable within 2 weeks of your departure.
  • Once you have confirmed your booking a written contract will either be sent or emailed to you.

    Although Holidays run from Saturday to Saturday and therefore change over day is usually a Saturday, at certain times of the year it is possible to arrive and depart on other days.For example a Sunday. In addition to this it is possible to take 'short breaks'.Please do ask and we will try and work around you and your holiday plans.
    For 'Short Breaks' (when available) the following Rental Bands apply:-
    For 2 Nights = 65% of The Rental Charge
    For 3 Nights = 70 % of The Rental Charge
    For 4 Nights = 75% of The Rental Charge
    For 5 Nights = 80% of The Rental Charge.

Concerning 'children' We feel that The Steading is suitable for a couple or two couples with a (1) baby but not a 'toddler' (due to gas 'log burner', open plan kitchen etc) in a 'carrycot / travel cot', or alternatively it is suitable for a couple and up to 2 children as well as obviously adults !

Notes: The hub of the house is the extremely comfortable sitting room, its sofa and armchairs, TV/DVD and music system, gas stove and central heating making it warm and snug, while the large, west-facing patio doors throw in the evening light. The sitting room leads straight into the bright, well-equipped kitchen, the open plan layout ensuring that the cook is always within conversation range, and meals are eaten at the table that separates the two. The Bedrooms and the Sitting Room have views over “The Strath”. An external wooden staircase leads up to a drying room in the loft. Accommodation:All on Ground floor = Family sitting room/kitchen; 2 twin bedrooms,1 with en suite shower room; bathroom with bath,WC & wash hand basin and separate drying room.The fire in the Sitting Room is a gas wood-effect stove. Outside there are 2 wooden garden benches and a picnic table with its own bench seats.The seating at the Dinning Room table is for 4 with the addition of a high chair.

Shooting ('Hunting') and Fishing Breaks.: We are able to accommodate either People who are Shooting, Deer Stalking or Salmon / Trout Fishing in the area who would prefer not to stay in a Hotel or for those smaller Parties who do not wish to stay in a big 'Lodge'. Alternatively we are able to either totally arrange a Shooting or Fishing Package tailored to suit the clients requirements or we are able to assist clients with their arrangements. For Shooting there are many local Estates that have Deer Stalking (Deer Hunting) available and Woodcock, Duck,and Pheasant Shooting ('Bird Hunting'). For Fishing there are numerous Salmon Rivers nearby and in addition to these there are many hill lochs (lakes)where wild brown trout are plentiful. We are able to either help clients with arranging their fishing or can make the arrangements for Clients.

Golf: There are many Golf Courses near to 'The Steading'. There is a mixture of local courses and “links” courses , all within stunning countryside, and all within easy travelling distance. The nearest being Bonnar Bridge just 15 minutes away. We are pleased to be able to help you organise your Golf tours and are able to give you details of all the local courses and can help with your arrangements.

Other Activities: Game Shooting, and Deer Stalking.

We stayed at 'The Steading' early June for a week. We were very pleased with the property. Its location was just what we were hoping for as we wanted to tour the North, West and East of this beautiful area. The information we received prior to arrival was extremely helpful and accurate. The Steading was very well equiped and everything matched!! The owner was friendly and most helpful with local information on walks, castles etc.

Would certainly recommend this property and the location.

A beautiful cottage and a wonderfull setting

We stayed at the Steading on 12 - 19 Sep 2009, a charming cottage in a lovely area. One of the best holidays we have had, the cottage was an ecellent base for traveling and sight seing or just a chill out with a galss of wine and taking in the spectacular view. The owners have taken the time to put together a book on local attractions and walks all very interesting and gave us loads of ideas. The owner was very welcoming and created a wonderful atomosphere, topped by a lovely gift basket with bits and bobs you may need, and a bottle of wine.

What a Lovely Place

Me and my husband spent our two weeks honeymoon in the steading it was lovely and peaceful just what we wanted. The Steading is modern and up to date. There was never a day when we were stuck for ideas of activites if anything there are too many things to do, so much choice we will certainly be returning in the near future to do all the things we never had time for. We certainly recommend the pony trekking in alladale and a day trip to ullapool to have fish and chips at the harbour.

We spent a wonderful week in july 2009 with 2 of our children there and really appreciated the cottage : beautifully decorated, well equiped, clean, quiet and a such a warm welcome (fresh flowers, fresh aromatic herbs and scottish products).
Even when the weather was rainy (well, it's Scottland!), we stayed "at home" with great pleasure enjoying DVDs.
The location is very convenient to visit the Highlands and we will certainly recommend it to people looking for accomodation in this part of the country.
And of course our next trip to Scotland will include a week there!

A beautifull cottage

We stayed the first week of August in the Steading and the weather was fine. We were very pleased with the property. It is very well equiped and very clean.
The owners are very friendly and helpfull (when our car broke down in the middle of nowhere). They recommend some trips to drive to and some walks.
One of the most beautifull trips we made was to Handa Island, a very nice island on the west coast.
