Spacious 5-bedroom house on the edge of the charming village of Caux. Furnished with traditional french antique furniture combined with modern amenities. Half-acre garden with private swimming pool and an abundance of trees to provide shady spots on hot summer days. A large terrace flanks two sides of the house, perfect for alfresco dining with BBQ and seating for 10 around a large hardwood table.Relax in dappled afternoon & evening sunlight provided by partial shade from the row of Lombardy poplars alongside. Beautiful views across rolling hills of vineyards towards the south and the medieval town of Pezenas which is just 7 kilometres away. There are 2 large bathrooms, each with bath, one with shower cubicle, a separate WC and an additional shower room and WC off the laundry room. In the traditional style of the region, the main accommodation is on the first floor (to keep the marauders at bay) whilst the master bedroom commands the best views from the second floor. Just 5 minutes walk from the centre of Caux and local facilities, pharmacy, 2 bakeries, butcher, convenience store, pizza take-away, 2 bars and a market on Friday mornings. The larger historical town of Pezenas is just 7 kilometres away and has 5 supermarkets on the outskirts, lots of upmarket shops in the centre and a huge Saturday market as well as an abundance of cafes, restaurants and bars. The Mediterranean coast is just 30 minutes to the south with a many and varied selection of sandy beaches and resorts. Choose between commercial , glitzy entertainment such as Agde or Vias or the more serene beaches of Marseillan Plage or Grau d'Agde with its wonderful floating restaurants at the mouth of the Herault River. Head north from the house and within 15 minutes you are in the mountains with any number of lakes, rivers, gorges and the Languedoc National Park. Spain is just 1 hour 15 mins drive away, passing through colourful towns such as Beziers, Narbonne and Perpignan.

Notes: The table in the dining room will seat up to 8. The table in the kitchen seats up to 6. There is a separate laundry room which accommodates the washing machine and tumble drier. There is a utility off the kitchen with fridge, freezer, microwave oven, iron & ironing-board etc. The main living area is on the first floor, accessed by steps and is therefore unsuitable for wheelchairs. Smokers are welcome but please respect the house rules: Confine smoking to outdoors and use the ashtrays provided.

We hired the house for 10 of us including children and it was exactly what we'd hoped for. Lots of room for the kids to run around during the day, then we could put them to bed and relax out on the terrace in the evening. Perfect!
Caux is lovely, bought fresh croissants from the bakers most mornings and Pezenas is a must!
All in all, a fantastic holiday for both adults and children and we would hope to return!

We thoroughly enjoyed our fortnight in this elegant, spacious, comfortable and well appointed house. It truly lived up to the owners' description. A lot of thought had been put into ensuring that all age groups are catered for; from the CD music collection to the library! Every member of our party (there were eight of us) is quite definite that we needn't look for anywhere else for next year; in a wonderful location, this villa would be difficult to beat and is excellent value for money.

We had a blissfull time in Caux. The house is on the edge of a litte village and overlooks fields and vinyards. In the morning you walk to the baker to get your croissants and newspaper, at the end of the afternoon you drive to Pezenas for a drink and a stroll through the narrow streets with beautiful old houses. Plenty of restaurants to choose from for the evening. The house itself has plenty of room, is nicely furnished and the garden is big with many oleanders where children can play football. The swimmingpool is big enough to play beachball and it is safe for little children.
