We offer private access to an extremely comfortable and well appointed basement apartment in our A-listed Georgian townhouse. Offering a large bedroom with queen size bed with linen from The White Company and seating area with a gas-coal fire, free wireless internet access, flat screen digital TV and DVD. Shower room with Molton Brown toiletries. Kitchenette with kettle, toaster, fridge, microwave and welcome tray of essential supplies (tea, coffee, sugar, milk, bread, jams etc). Located in a quiet tree-lined cul-de-sac, we are close to restaurants and shops and within easy walking distance of the Botanic Garden and Stockbridge. Princes Street, Edinburgh Castle and the Old Town are a short bus ride away. With access to our private south-facing garden, this New Town apartment is the ideal base for visitors to enjoy and explore Edinburgh at any time of the year. The apartment is no smoking.

Ideally located to enjoy the highlights of Edinburgh at all times of the year, including the Edinburgh International Festival (August) and Hogmanay (New Year). Within easy walking distance of restaurants and bars, close to Stockbridge and the Botanic Garden. The local bus service provides easy access to Princes Street, George Street, Edinburgh Castle, the Old Town, Royal Mile and Holyrood Palace. We are close to the Water of Leith cycle paths which access Leith, the Royal Yacht Britannia and Ocean Terminal.

This is a lovely place to stay. Very convenient for city attractions and good restaurants within very easy walking distance. Would not hesitate to recommend to friends.

Just a great place to stay in Edinburgh : recently renovated flat with well equipped kitchenette ( the owners left us all the necessary items to have breakfast ). There is a great attention to detail from the bed to the bath towels.
We just loved it and wish we could have stayed longer !
We also loved the booklet of reccommendations left by the owner.
Don't hesistate to rent , this is great value for your money.
Easy access via buses to the city center.
And i would not forget the warmest welcome of our hosts suzanne and stephen !!

All good. Excellent location for nice walks around the New Town area, Water of Leith, etc. but close enough to town centre.
AND free parking over the weekend if you come by car.
Immaculate condition and basic fridge stuff, bread etc is always a good sign of the owner's attitude/friendliness.

Just THE perfect place for a stay in Edinburgh!

The picutres don't lie! It actually is the modern and charming room you can see on the photos and yes, it really is the most comfortable bed in Edinburgh! The flat and the house are very stylish and modern and Stephen and Suzanne are the perfect hosts! Incredibely friendly and so charming! The location is also perfect: quiet, close to a Tesco supermarket and near to the Botanic Garden and the City Center.

What you can't see is the cosy wee kitchen, where you find everything you need to have a nice stay with a touch of luxury (e.g. china plates, wine glases and a french press). At our arrival bread, butter, orange marmalade, milk and orange juice expected us and we felt like old friends although we had never met before.

In short words: if you go to Edinburgh we can really recommend to stay right there! We will!

A well appointed, tastefully decorated flat in a fabulous neighborhood. Excellent wee kitchen, modern bath, comfortable bed, two easy chairs, fireplace, flat screen TV and separate entrance. The flat backs onto the canal and faces a playing field. Walk to great shops, pubs and restaurants and take the bus 10 minutes to Edinburgh Castle. Absolutely first rate!
