Overlooking Lake Trasimeno, in Umbria, Villa Caprareccia is the perfect place to relax and get away from it all. Surrounded by forest, the Villa and grounds are fully private completed with a beautiful swimming pool and sauna. Ideal for family get-together and special occasions the Villa is located just 5 minutes drive from Passignano Village and very close to the cities of Florence, Perugia, Assisi and Siena. Built in 1726 the Villa holds a unique history dating back to the 11th century. In 2005 Villa Caprareccia was completely restored with the inclusion of every modern comfort. The property is divided into two buildings, The Villa and the Lodge (located just 15 meters away). The Villa has 4 double bedrooms and bathrooms. It has a fully equipped country kitchen and large eating area. There is a large comfortable sitting room with beautiful fireplace. The smaller lodge has two bedrooms and bathrooms. It is equipped with small kitchenette and sitting room including fireplace. love

In my opinion, the description of the villa while it is very accurate, it does not do justice to the location and quality of accommodation. The villa has been renovated to a very high standard in total sympathy with its surroundings. The layout is really lovely, with a gorgeous eating area just outside the well appointed kitchen. Here you can enjoy breakfast, lunch or your evening meal looking out over the hills and trees with the lake beyond. There is also a lovely roof top terrace where you can enjoy a drink before dinner. The bedrooms are well appointed and the bathrooms luxurious. It would be suitable for both a winter or summer holiday.

The pool is definitely an added bonus and was used every day. Plenty of sun- loungers and chairs are provided. The Sauna is located well with a spectacular view


We found the property very clean and well maintained. The owner was very attentive and provided guidance on good restaurants and places to visit.

I would recommend the property to a friend and in fact we will be returning there next year for a holiday. There are lovely hill walks nearby and the local village has many reasonably priced restaurants to suit every taste. We particularly liked going to Cortona in the evenings where could sit in the piazza and enjoy a drink or a meal and watch the world go by.

A wonderful well attended authentic Umbrian villa offering all mod cons in the kitchen and bathrooms. More than ample space for all eleven of us, with a great pool for the children. Scenic views, relaxing location offering full exclusivity yet only a stones throw from local attactions. A car is however a must. Owner and housekeeper could not do enough for us, many thanks and look forward to seeing you again next year.

We found the villa to be very much in line with the description on this site, in terms of location, lay-out, facilities, and the natural beauty of the place. The property was clean and well-maintained, and the owner really lovely, full of helpful information about the surroundings. Thank-you for all the tips on the fab walks from your villa.... we loved the lake-view, walking through the forest, and the donkey!
The highlight of our stay was the fantastic pool where our family started and finished every one of our days! The stunning views from the pool made this area our favorite spot for evening drinks! We would definitely recommend this villa to all our friends as a very special place. The activities and restaurants in the area are great value too. Italy at its best... Will definitely come back.
