Situated in the little village of Sutivanac House Franica is placed quietly on a hill above the Rasa river valley with views that take your breath away. This traditional Istrian stone house has been completely renovated to a very high standard and offers two apartments, one for 4 persons and the second for up to 8. They can be booked either individually or together to allow for groups of up to 12 people. The quality of both apartments is equally high with natural woods, tasteful fittings and a wide range of appliances. There is gas fired central heating and continuous hot water, which means all seasons rental is available. Outside, there is ample parking and guests are welcome to make use of the garden and the summer kitchen with grill and huge Istrian table to make for a great evening of family banqueting. This really is a great place to experience the real character of an Istrian village.

One of two apartments which can be booked either independently or for groups of up to 12, renovated and decorated to the highest standard. In both apartments, a local carpenter has been employed to make almost all the furniture which gives a unique and very homely feel to your holiday. Exposed, original stonework is seen in tasteful places. When you venture out you are immediately amongst meadows, vineyards and olive trees. And the gardens supply herbs and smells to liven up the senses!

Sutivanac is a traditional Istrian farming village with a majority of stone built houses. Overlooking the beautiful Rasa river valley, it is situated 30 kms (a 30 minute drive) northeast of Pula – the historic ‘capital’ of Istria - 10 kms (10 minute drive) from the towns of Zminj and Barban and around 15 kms from the prettiest, cleanest beaches in the area.

Additional information about rental rates

  • We require a 25% deposit to secure the booking, payable either by Bank Transfer or Credit card, with the balance payable on arrival either by Credit Card or in Cash.
    The invoiced amount must be in Kuna (the local currency). If payment is made in Euros or British pounds, the exchange rate will be the Hypo Alpe Adria Bank midrate as quoted on the day of receipt (less any commission charged)
  • Prices include PDV (VAT) but Local Tourist taxes and Registration are additional items and will be shown separately on the invoice.
    Local Tourist taxes range from 2 kuna (approx 27 cents) to 4 kunas (approx 55 cents) per adult per night depending on the season. Children under 12 years old pay no taxes, Children between 12 and 18 years old pay half rate taxes.
    The One-off Registration fee is 30 kuna (approx 4 euros) per person
  • We can offer a range of Food Starter Packs ranging from just the basics (eg Coffee, Tea. Milk, Bread, Butter, Wine and Beer perhaps) to a full shopping service. Just let us know what you might want and we can advise of the cost, purchase the items on the day of arrival and add them to your bill.

She can speak English too and is experienced in the holiday industry!
