Small villa, ideal for couples or small family wanting stylish accommodation, stunning location and pool. Set in peaceful and idyllic valley close to Monte S. Maria Tiberina and north Umbrian/Tuscan towns of interest. 2km to nearest shop, bar and restaurants. Detached property is newly refurbished in 'boutique' style mixing traditional stonework and local furniture with contemporary style. One room with double bed and another with two single beds - both with spectacular views. Child's cot available. Bathroom with bath, shower and washing machine. Well fitted kitchen area is part of light and airy open-plan living space leading to terrace and garden. Shaded terrace is set up for dining and relaxing with spectacular views over the property's orchards towards Upper Tiber Valley. A 50m walk through the villa's garden leads to large pool surrounded by rocks and interesting planting, also with good views. The pool is shared with the owner who occasionally stays in the adjacent property.

Nearest Beach: beach at 200 Kilometres
Car: necessary
Close to Umbria/Tuscany border and Monte S. Maria Tiberina with its small shop, bar and restaurants and spectacular views. Nearest large town, Citta di Castello (15k) with large supermarket, fine choice of restaurants and weekly market. Popular attractions of Cortona, San Sepolcro and Lake Trasimeno between 20-50 kms away - recommended, a ferry trip to one of the lake's islands. Firenze (120 kms) with good rail link via Arrezo. Perugia (50kms) again good rail link. Gubbio 60 kms by road. Exceptional restaurants at San Sepolcro, Citta di Castello and Cortona, also simpler, good value places including pizzeria, closer to the property. Excellent musuems/galleries at San Sepolcro, Perugia, Citta di Castello, Monterchi - all part of the Piero della Francesca trail. Arrezo has large monthly antique market. Interesting range of local events - e.g. in Citta, Truffle Fair, chamber/choral music festivals, National Horse Show. Elsewhere, Umbria Jazz and local 'medieval' pageants.

Notes: Property is largely on one floor (one bedroom on the same floor as the living area) with four steps down to Bedroom 1 and bathroom. Garden slopes gently to pool. Pool is fenced off from the cottage garden but you are asked to remain vigilant when children are outside. A few steps down from parking area to entrance of cottage. Man made fibre filled bedding is available if requested.
