We are a small Maison d’hôtes (guest house) with just 6 bedrooms, one twin, two doubles and three suites. Each room is individually decorated and has been named after a Moroccan writer. They have their own seating areas and private bath or shower rooms. ‘Nizar’ also has a private terrace. Riad Ksiba is a traditional Marrakech house built around a central courtyard (riad). It is a mixture of European and Moroccan styles. Shared space in the riad includes the salon d’hiver (winter living room) where you can enjoy an open fire; the bhou (open living room), a great space for eating and chatting; plus the courtyard and the terrace where we have sunloungers and a tent. After 2 years of restoration using traditional Moroccan skills and materials, Riad Ksiba received its first guests in 2004. The project was designed by the distinguished Moroccan architect Najib Tabiai. It is to his credit that Riad Ksiba has been given a 1st class licence to operate by Marrakech’s Tourism Authority.

The riad is in the south of the medina, very close to the city walls and the gate, Bab Ksiba. It is situated at the southern end of Rue de la Kasbah in the heart of the Kasbah with only a short walk to the 16th century Saadian tombs, the Royal Palace and the bustling streets and alleyways of the medina, Djemma el Fnaa & the souk. There is easy access (approx 10 minutes), by car or taxi, to the new town and the airport. We are 2 hours from the beaches at Essouira or the Atlas mountains. We can arrange excursions for our guests. These are usually tailored to your specific needs, from simply arranging a car if you want to self-drive, to arranging a driver, English speaking guide, transport and restaurants and/or hotel bookings. We can offer as much or as little help as you want. Locally we can book you into a hamman, arrange tours of the souk and we have a special arrangement with Nikki Beach for those of you who want to spend some time around the pool.

  • The price about is per room, per night, including breakfast.
    Breakfast includes Moroccan breads & pastries, yogurt, fresh fruits, juice and tea or coffee.
    Lunch and dinner are served to order. At breakfast we ask guests to let our staff know if they want lunch or dinner that day. They can then choose what they want to eat and it is brought locally and cooked fresh. Our cook, Seham, is used to catering for vegetarian, vegan and special dietary requests.
    We serve wine by the bottle, beer, juice, soft drinks and hot drinks all on request.
  • Meals served are traditional Morrocan cuisine which can include:-
    Harira, a gently spiced soup with lentils, chickpeas, rice and lamb or vegetables.
    Tagines, meat or vegetables slow cooked at low temperatures, resulting in falling-off-the-bone meat or tender vegetables in an aromatic sauce. Often the sauces will contain lemons, almonds or dates.
    Couscous aux Sept Legumes, vegetables (with lamb or chicken if desired) cooked until tender and served on a bed of couscous with a gently spicy sauce.
    Moroccan Salad, a selection of small dishes including carrots, lentils, aubergines & tomatoes prepared in a special Moroccan way.
    Bastilla, layers of chicken, eggs and crushed almonds encased in filo pastry topped with cinnamon and sugar. Variations can include vegetables or seafood. There is also a sweet version that can be served with coffee as a dessert.
  • All meals are served with locally made flat bread and to follow we have Moroccan pastries, a mouth-watering dessert which include almonds, cinnamon, honey, sesame seeds & rosewater or fresh fruit salad, a mix of seasonal fruits finely chopped and served in rosewater.
    Followed by mint tea, English tea or coffee.

Notes: We have a plunge pool, 2 x 2m, 1m deep The roof terrace has many sun loving potted plants. In the courtyard we have an orange and a lemon and a large banana which gives plenty of shade. We have no parking attached to the house but there is public, staffed parking within 300m. We have staff on site 24hrs. Smoking is permitted in the house but we would prefer if guests did not smoke in their bedrooms. We also ask guest to be aware of how your smoke may affect the other guests. We have no minimum age but our plunge pool is in the middle of the courtyard and has no protective barrier.

Our aims: We believe we are able to offer guests a very private and intimate atmosphere; with more of a feel of being guests in a private house than a corporate hotel. Guests are made to feel at home and are encouraged to relax around the riad as if it were their own

Our staff: Our manageress Nadia is a true Marrakchi and can help guests to fully enjoy and explore all that Marrakech has to offer, from guided tours to the souk where we provide a personal shopper, to trips to the Atlas Mountains where our staff, Hassan and Aziz who are both Berber can introduce guests to a completely different world (and language), with it’s own distinctive culture, cuisine and music.
