The villa is in the peaceful, gated Briarwood community and has an idyllic easterly lake aspect. The master bedroom has king-size bed, full-length windows opening onto the pool area, a roomy walk-in closet, cable TV and a luxurious en-suite bathroom. There is queen-size bedroom with a shared en-suite bathroom and cable TV, and a twin-bed room that also opens onto the pool. The home is air-conditioned throughout, has free high-speed internet access, free phone calls in US/Canada and a 42' TV in the living room. The open-plan living space has vaulted ceilings and two dining areas. The villa has a private heated (solar/electric) pool with an in-built jacuzzi spa, while Briarwood's communal pools, tennis courts, sports and children's play areas are free to use and only 1 minute's walk away. Some of the most beautiful beaches in Florida, as well as stylish downtown Naples, are only a 10 minute drive away. The villa has recently been redecorated and refurnished, and is non-smoking throughout

The villa is only a few minutes’ drive away from some of the best beaches in Florida, as well as a wide selection of excellent public golf courses. Lowdermilk Park is a matter of minutes away and Naples Beach, as well as Naples Pier, is also well within reach at three or four miles away. For the more adventurous, Fort Myers beach and Marco Island, with a range of water-sports, are both about half an hour’s drive away. As well as beaches, there are numerous amenities and attractions within easy reach of the villa. Downtown Naples, including lively 5th Avenue and chic 3rd Street’s many art galleries, bars and restaurants, is a few minutes away. Boat trips and fishing trips are readily available from nearby Naples Dock as well as self-drive boat rentals. Also, the world-famous Everglades are a short drive away and the Florida Keys are perfect for a day trip at about 2 hours’ drive. The theme parks of Tampa and Orlando can be reached in two or three hours.

Additional information about rental rates

  • A deposit of between 1/3 and half of the rental price, depending on how far in advance the booking is made, plus a Briarwood administration fee of $100 (£65) is required at the time of booking. The full balance is due no later than 60 days before arrival. A security deposit of $500 (£350) is required with the full balance. A cleaning fee of $100 (£65) is deducted from this amount and the balance of the deposit will be refunded after a satisfactory inspection has been made by our local management company. Also, Florida state taxes are an extra 10% and optional electric pool heating (recommended October-March) is $15 (£10) per day.

The villa has an easterly-facing pool and lanai/veranda area which means it catches the full sun in the morning and as the sun moves round to the south during the day most of the pool area catches the sun well into the afternoon. The veranda's dining area at the western end of the veranda (by the patio doors) is covered and is pleasantly shaded from around midday onwards.
