This recently renovated fully air-conditioned villa is perched quietly and secluded on a hill just 6 km from the renowned sandy beaches of Forte Dei Marmi and gives stunning views over the Tuscan coast and the romantic near islands of the Ligurian Gulf of Poets. The fine furniture gives it an air of warm and refined elegance. The villa inside has all the classic features of a typical Tuscan house: terracotta floors, wooden beamed ceilings, spacious, comfortable and bright rooms. Outside guests can enjoy the peace and tranquility of this rural setting, a pool with terraces, BBQ, table tennis and dine al fresco on the veranda. The whole house has music/radio wired to speakers in every room including the bathrooms! The villa is found 40 minutes drive north of Pisa airport straight up the motorway along the coast. It takes eight minutes to drive down in into the town or 45 minutes walk, with a E15 night cab to return from the local restaurants.

The Versilia is a small region located in northern Tuscany, whose name derives from the river Versilia, which flows from the Apuan Alps until the sea, through the municipal districts of Stazzema, Seravezza, Forte Dei Marmi and Pietrasanta. It is well known for its fine sandy beaches covering over 20 Km. Loved by the sculptors Henry Moore, Mitoraj, Botero and many more, the charming, medieval town of Pietrasanta is a renowned international centre for artists working in marble and bronze. Around the Cathedral square there are several coffee-houses and restaurants, where you can taste the local cuisine. Forte Dei marmi is loved by tourists from all over the world who spend their holidays in magnificent villas surrounded by luxuriant vegetation, enjoying the sun and the shopping in the several designer boutiques.   • IMPORTANT REMARKS: the given rates include water. Not included are:
    - the linen, which are: bed and table linen, 2 towels plus a larger one for each person + tea clothes. Rate per person/change: Euro 10;
    - heating (if necessary) and electricity (compulsory), which have to be paid cash according to the amount consumed (Gas GPL/heating : metered, Euro 5,-- per m3; energy 0,30 Euros per unit).;
    - Final cleaning: Euros 100 to be paid in cash on arrival day (compulsory). A daily cleaning service is also not included but it may be requested at Euro 15 for each hour.
  • Pets: Extra-charge of Euros 50 per week/pet.
    Security deposit: Euros 500 to be given cash at the delivery of the keys on arrival day. It will be returned on departing day, with deduction of the amount due for eventual damages. Baby bed: Euro 50 per week.
    Internet - Key: Euro 15 per day.
    Important: the swimming pool is open from the 1st of May until the end of the warm weather (normally end of October).

  • Bedroom 1 is large with a king-size bed and two windows overlooking the breathtaking view to the sea. The bathroom has an equally impressive view looking up to the Carrara Mountains where Michelangelo carved his marble. There is a loo, bidet, large built in sink with mirror and large shower. Bedroom 2 has a kingsize bed and two windows, one overlooking the same view to the sea and the other overlooking the entrance drive. The bathroom has a loo, bidet, built in sink and bath with elegant Italian shower. Bedroom 3, on the ground floor, but well away from the living area, is large with a kingsize bed, room for an additional small bed and window overlooking the entrance drive. The ensuite bathroom is large with loo, bidet, built in sink and bath with elegant Italian shower. Bedroom 4 is a single room with a pullout second bed and a window that overlooks the view to the sea. The separate bathroom has a loo, large glass sink, long mirror and shower. Bedroom 5 + bathroom is in the annex.

Notes: Downstairs the sitting room and kitchen are open plan with 2 French windows overlooking the veranda and sea. It has the original fire one end with a large sofa and a modern kitchen the other end with dishwasher and fridge freezer with ice maker. There is a television and DVD. There is a downstairs loo and a large laundry room with washing machine and boiler off the entrance hall. Outside on the veranda is a large pine table for up to 12 people. The pool with sunbathing chairs etc. is approx 30ft x 18ft and is 6feet at the deep end and shallow with steps at the other end. There are plenty of lilos to float on the pool. It also has a door leading into the house on the first floor with easy access to the fourth bathroom. There is also an outside pool shower. The property is totally secluded with breathtaking views out to sea from all the terraces. The town below is lit by night and and there are lights all the way up the drive and under the old sweet chestnut tree.
