Stunning 3 bedroom villa for up to 6guests and private large pool with breathtaking views 360degrees. Lavishly restored villa and immaculately kept grounds makes this property a great choice for all types of needs. Interiors are stylish and charming with many Tuscan traditional touches, ranging from wooden beam ceilings and cotto floors. Modern features include air conditioning (on req payable locally), central heating, sat TV and DVD player. On ground floor there is a well equipped kitchen with gas cooker, grill oven, dishwasher and a fireplace. From the comfortable sitting room, equipped with television and DVD player the large panoramic doors lead to the outdoor sitting area and fantastic pool. Grounds at the villa are lawned and fenced in with evergreen screening plants. The nearby village of Palaia has a couple of restaurants but a greater choice is within 15mns drive.The area offers innumerable places to visit and is famous for truffles,which can be tasted at the local shops

This great villa is located only 1km/2mns drive from the centre of Palaia, a pretty medieval hamlet with charming centre offering grocery, butcher and a couple of restaurants. Forcoli is a village with a supermarket located less than 10mns drive. The largest town with trains to Florence and other destinations, shops and shopping centre is Pontedera located 15mns drive.

Notes: This wonderful new villa is just 1 km from the pretty gated village of Palaia and is set amongst a typical Tuscan landscape of rolling hills and farmland dotted with cherry trees and olive groves. As well as a perfect setting, it also offers a perfect base for exploring the beautiful, historical cities of Pisa, Lucca and Florence and even the sandy beaches of Viareggio are only a 45 minute drive away. But when not out exploring, the villa has plenty of room to spread out and relax and enjoy some creature comforts. Outside, the garden is spacious and well tended, with a lawn for lazing in the sun and a terrace for al fresco meals. Inside, the villa feels modern and fresh but without compromising on traditional Tuscan features such as exposed oak beams, terracotta tiles and typical touches of arte povera.

Great location, quiet and peaceful with no road noise at all and with fantastic views from the garden! (the pictures don't do it justice) . Pisa 30mins, Florence and Volterra etc 45mins plus lots of smaller villages such as Pecciolli only 10mins away.
Palaia itself is fairly limited but the Petit Rosso restaurant offers great food at resonable prices and the mother and daughter in the village gelateria make delicious home made ice cream.

The villa is finished to a high standard and both it and the pool were spotlessly clean.
The owner and his managers made the holiday complete with their warm welcome, local knowledge and gifts of plums, peaches and figs picked straight from their orchards.

The only negative was that we had to come home!
