Prato di Sotto is for the connoisseur. The property, a collection of historic stone buildings, sits above the tiny 13th century hamlet of Santa Giuliana. The old farmhouse and romantic cottage, lovingly restored by the owner, Penny Radford, are furnished with her personal collection of kilim rugs and antiques from around the world with an emphasis on comfort and style. Beds are large and comfortable with crisp linen sheets and kitchens are equipped for even the most demanding cook. The garden and individual terraces have been carefully designed to offer elegance and privacy, scented with roses, jasmine and lavender, while the 15m infinity edge pool is ideal for relaxing with a book or socialising with friends after a refreshing swim. Penny offers her guests a unique mix of rugged Umbrian scenery with the warm hospitality of an English country house, sharing her knowledge of Italy, the pick of her vegetable garden and the company of her friendly dogs, always available for walks!

La Capanna is a romantic detached cottage for 2, offering luxurious accommodation on two floors, and a wonderful terrace overlooking the ancient hamlet of Santa Giuliana. The cottage is located away from the other buildings, just above the pool, with a wonderful feeling of peace and quiet. The cottage also has its own private parking space. On the ground floor there is a double bedroom with en-suite bathroom. On the upper floor, to make the most of the views, there is a spacious living room and fully equipped galley kitchen/dining area. There are terracotta floors throughout with kilims, antique furniture and wonderfully comfortable beds. Just outside is secluded and private terrace, with a barbeque, dining table and deckchairs to relax in. There are simply stunning views from the terrace across the wooded hills and looking down on the charming medieval hamlet of Santa Giuliana below.

Prato di Sotto is situated on a hillside near the market towns of Pierantonio and Umbertide, about 25 kilometres north of Perugia. The immediate area, which is very rural with few other houses, has some excellent walks. Borrow a book of circular walks or Penny can advise you on many pleasant hikes from the property, including one walk to the monastery on the top of Monte Corona. The town of Umbertide, about 15 minutes away, is the best place for grocery and other shopping. There are many well known, and thankfully not so well known, Umbrian and Tuscan towns only a short drive from Prato di Sotto, making a great day out. Perugia, Assisi, Gubbio, Citta di Castello, Sansepolcro and Cortona are all under an hour’s drive. Also Lake Trasimeno is good for exploring the lake side towns, sailing or taking a ferry to the island of Maggiore. A car is essential due to the rural location and lack of any public transport, so we recommend you hire a car at the airport.
